This newly built 2 bedroom apartment in the Great Kings complex comes complete with many modern appliances from satellite TV/DVD & Wi-Fi through to a modern fully equipped kitchen to cater for all your needs. Bedrooms and the main living area are all air conditioned allowing comfort on the hottest of days. As well as a fantastic pool with free sun loungers, umbrellas & Wi-Fi there's also showers, toilets and changing facilities adjacent to the swimming pool area. A children's swimming pool allows enjoyment for toddlers of all ages. Free Wi-Fi is available around the pool and kiosk area. Within Kapparis itself there are two lovely beaches with crystal clear waters, the closest and most popular is "Firemans Beach" which is a 20 minute walk from the apartment or 4-5 minute drive. Within Kapparis there is also a bakery, some small shops and a supermarket along with plenty of tavernas, restaurants and bars to enjoy the warm summer evenings. For more lively evenings the resorts of Protaras and Ayia Napa are on hand.

Refunded within 14 days of guests return subject to satisfactory property inspection.- Meet & Greet ; We provide a Meet and Greet service by English representatives to explain the facilities available to you within the apartment and locally. This will take place on the morning after your arrival at 10.30 am when we shall pass on all the information you may require for your stay at the apartment.- The apartment will be cleaned prior to your stay and a welcome pack is provided for your arrival supplying you with essentials for the start of your holiday. - MID-LET CLEAN : If you are staying at the villa for more than seven days we can arrange for a mid-let clean to take place. This will involve a light cleaning of all areas, including bathrooms, and is paid locally to J & S Cleaning at a cost of €25. Bed linen and towels can also be changed at this time, again payable directly to J & S Cleaning at a cost of €18 (€23 if sofa bed required). - DEPARTURE DAY Guests are required to vacate premises by 11 am on the day of departure in order for the cleaning team to have access. However in the case of later flights suitcases may be left in the entrance area for collection later in the day. Alternative arrangements may be made with J & S Cleaning if required.

The apartment is finished to a high standard with the latest modern appliances. It is fully air conditioned with regulated air conditioning units in each bedroom and main living area which is open plan.The kitchen is well equipped with electric oven, electric hob, extractor fan, microwave, fridge-freezer and washing machine. Iron + ironing board, toaster, kettle and hand held dust buster are also available.There's a table and 4 chairs in the dining area plus 4 additional stools at the breakfast bar. The lounge has 2 sofa's one of which can be converted into a sofabed allowing sleeping for 6 people in total. There's a satellite TV & DVD with a large selection of films for all ages. There's also an Ipod docking station with speakers. Board games have also been provided.The balcony is accessed from the lounge and 2nd bedroom.The bedrooms have built in wardrobes, each bedroom has a set of drawers, bedside table with bedside light & mirrors. Hair dryer & hair straighteners are also available in the master bedroom. Bedroom 2 has a TV/DVD. The bathroom has the usual items ... toilet, wash basin and bath with a shower over the bath. There's an immersion heater if the hot water runs low which is unusual in the summer months.Linen and towels are provided but please bring your own beach towels.A digital security safe is also provided for keeping passports, important documents and money secure whilst away from the apartment.The apartment is fitted with a smoke alarm. A fire blanket is also provided in the kitchen area.

Dedicated parking bay directly underneath the apartment with sensor activated lighting at night. Large communal swimming pool & toddler pool with shower, toilet and changing facilities. Sunbeds and parasols are provided free of charge. A shared AstroTurf Tennis Court is available, a key to gain access to the tennis court is available in our apartment. Tennis rackets + balls are also provided.

The Famagusta District
The district of Farmagusta is located on the Eastern side of the island and boasts to have the most beautiful beaches with golden sandy beaches and turquoise waters and the most stunning locations on the island. With 340 days sunshine a year and temperatures ranging between 16/18 degrees in the winter and 30 degrees + in the summer months it makes this part of the island a firm favourite for sun worshippers. Sea temperatures remaining warm from May through to late October.
The towns of Paralimni, Protaras and Ayia Napa are all close by and for those who wish to travel further there's the spectacular Trodos Mountains to explore.
With so many beaches close by there are plenty of water sports available including snorkelling and scuba diving with Ayai Napa's huge Water Park just down the road. There are also walking and cycling activities through the stunning scenery of the Cape Greco National Park which is also accessible by car.
Kapparis is a peaceful and picturesque coastal village situated close to the towns of Protaras and Paralimni, it's considered to be an 'up and coming' area within the Famagusta district. Kapparis is perfect for families and couples looking for a peaceful and relaxing holiday but also caters for those looking for a little more excitement with the livelier resorts of Protaras and Ayia Napa close by.
Kennedy Avenue which is the main high street in Kapparis is just a 12 minute walk and has lots of bars, restaurants and tavernas. There are also a number of shops, supermarket and a very nice bakery serving freshly made bread, cakes and croissants. Further amenities include a launderette and internet cafe.
The beaches in Kapparis are beautiful with 'Firemans Breach' (20 - 25 minute walk - 1.0km) and 'Ayia Triada' being the most popular locally with shallow waters and rock pools making these ideal for children. If you wish to travel a little further there's more stunning beaches, 'Fig Tree Bay' in Protaras (10 minute drive) being the most well known and 'Nissi Beach' on the edge of Ayia Napa (15 minute drive) is also stunning with golden sands and crystal clear water. These beaches are ideal if you wish to try your hand at water skiing, jet skiing, snorkeling and scuba diving plus many other water sports. There's also a very popular water park to be found in Ayia Napa which is popular with children and adults alike.
Konnas Bay is another 'must see' location which can be found between Protaras and Ayia Napa and is arguable the best beach on the island.
The traditional town of Paralimni is close by which has some very nice cafes, bars, traditional restaurants and bakeries set around the old town square. There are also many old churches, a museum and open air theatre along with shops selling very good quality ceramics which are generally cheaper than Protaras.
Both Protaras and Ayia Napa have many shops, bars and restaurants to choose from serving all kinds of tasty dishes from traditional Greek, many sea food dishes through to international dishes.
Our apartment is ideally located for a very relaxing holiday but a car is recommended to allow you to fully appreciate what's on offer not only in the Famagusta region but further afield.

The apartment complex was clean and well kept. The apartment met all our needs and provided us with a good base for us to explore this side of Cyprus. It was well furnished and had everything you need to meet your self catering requirements. It was well maintained and very clean itself.

You need a hire car but apart from that - a wonderful place. The pool is superb and quiet. Access to the beach is easy, but as stated you need a car.Overall highly recommended.
