Well appointed, recently decorated, self contained annex / flat with own entrance and off street parking.

KITCHEN

Your front door leads to a small kitchen, equipped to make modest snacks and meals with fridge /small freezer, sink, 4 hob induction combination oven, kettle, toaster, cutlery, crockery, ......

LOUNGE

This leads to a good sized lounge area which is sunny south facing and overlooks the local countryside of the Fynn Valley and our garden. Furnished with a 2 seat sofa (with cosy throw), foot stool, easy reading chair, oak sideboard, small table and dining chairs and bookcase with a limited selection of mostly academic books and a few games. Internet connected TV with freeview, radio and cd player

BEDROOM

This leads to the bedroom, with double bed, kingsize duvet ( just in-case you sleep with a duvet hogger!) bedside units with lamps, chest of draws and small wardrobe.

BATHROOM

From this is a small en-suite, with electric shower, (large cubicle) , heated towel rail, sink and toilet.

All on 1 level but has a 15 cm high threshold from the outside and narrowest door is 65 cm. Bathroom and shower enclosure are small and will not accommodate a wheelchair and small step into shower tray.

THE NEIGHBOURHOOD

Located in a small, quiet hamlet with immediate access to lovely countryside of the Fynn Valley and river Fynn. The hamlet/ village has a picturesque church, a park, french boles pitch and children's play area. Access to all amenities within a couple of miles away, including a golf course, restaurants, supermarkets, chip shops, pharmacy etc. Ideal location for long country walks or as a base to visit the picturesque locations of Woodbridge, Snape, Aldeburgh or one of the other many coastal hot spots. Also close to the attractions of Ipswich which has museum, marina, cinema, sport facilities etc.

Ideal for business users visiting Adastral Park (BT), Suffolk Constabulary, Ipswich hospital or one of the many businesses in and around Ipswich.

A selection of local cafes and takeaways close by and a vast and varied restaurants in Ipswich and Woodbridge.

Nearest Restaurant is Milsoms which is about a 1.5 miles. Print out of a selection of eateries provided in welcome pack.

Ideal location to enjoy peace and quiet to unwind and relax.

Train station at Woodbridge is about 3 miles away, which has a frequent service from/to Ipswich which links to the rest of the country . Limited bus service to village, but a frequent bus service to and from Kesgrave which is about 1 mile away. Most visitors benefit from having access to a car.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Glen (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
