Description

A charming, spacious two bedroom Victorian Boutique Cottage situated in the heart of the conservation area in the historic town of Eye. The size and feel of a village, Eye in North Suffolk, has a rich history that is reflected in the diverse architecture and other features in this quiet and pleasant little market town. Ideally situated in the heart of East Anglia, it is an ideal base for exploring the region's attractive villages, countryside, beaches, amenities and attractions.

The cottage blends both period charm with modern day living and features (mostly) recently installed double glazed timber windows and full gas central heating. The deceptively spacious accommodation comprises a comfortable dual aspect sitting room with wood burning stove and original Victorian pine dresser, spacious dining room with large round dining table with six chairs and pretty windows overlooking the adjoining gardens (the neighbouring property's communal gardens), excellent size kitchen with feature

Ideally situated in the heart of East Anglia, it is an ideal base for exploring the region's attractive villages, countryside, beaches, amenities and attractions.

The cottage blends both period charm with modern day living and features (mostly) recently installed double glazed timber windows and full gas central heating. The deceptively spacious accommodation comprises a comfortable dual aspect sitting room with wood burning stove and original Victorian pine dresser, spacious dining room with large round dining table with six chairs and pretty windows overlooking the adjoining gardens (the neighbouring property's communal gardens), excellent size kitchen with feature brick floor and range of 'Habitat' units with solid wood work tops, splendid full-size Rangemaster cooker and retro style SMEG fridge freezer (additional fridge and Hotpoint washer/dryer, microwave also ), first floor landing with skylight window leads to: Main Bedroom with distressed rustic style waxed bedroom furniture including kingsize bed, tallboy chest of drawers, double wardrobe, mirrors and bedside cabinets, Bedroom Two features chic white decor with matching bedroom furniture including double bed and built in double wardrobe and the bathroom features a contemporary white suite with wenge effect porcelain tiles and contrasting duck-egg blue painted walls. The bathroom benefits from underfloor heating and a power shower over the extra wide bath. Flat screen TVs in the sitting room, dining room and main bedroom. Unlimited WIFI. A travel cot can be found neatly stored in the base of the wardrobe in the second bedroom and a high chair can be found in the lounge. The owners supply kitchen hand towels, tea towels, bathroom towels and bed linen with four pillows in each bedroom. Guests are kindly asked to take their own child's bed linen if they wish to use the travel cot.

The property was bought and refurbished as a second home by the current owners and, as such, is fitted to an excellent standard. The owners bought the cottage after being frequent visitors to Eye for many years and spent four nights a week there until they started a family five years ago and now sadly don't have the time to spend there. The charm and the feel of the town were important factors in deciding to buy a cottage in Eye, but so was its excellent central location, being almost equidistant to Norwich, the coast (Southwold and Aldeburgh), Bury St Edmunds, Ipswich and all of the beautiful villages and towns in between.

Eye has a great variety of shops including a bakers, TWO butchers, TWO Co Ops, a newsagents, a deli, a lovely village pub, a hardware store, various antique and gift shops, beauty salon, hairdressers, post office, two restaurants and a number of cafes/tea rooms.

The nearest 'big' town is Diss, just over the Suffolk/Norfolk border, around five miles away (5-10 minutes by car). Diss has a bustling pedestrianised quaint high street with shops such as Boots, Superdrug, Costa Coffee, Co Op supermarket, chocolaterie and a number of wonderful independent shops (Carnells the butchers is highly recommended!). Diss also has a Morrisons and a Tesco for the 'bigger shops' not to mention a choice of restaurants. You will also find a great park in Diss for the children with a large play area (which has had huge investment over recent years), a stunning Mere with lots of ducks and swans waiting to be fed, a large soft play centre (Monsters) and a swimming pool.

Thornham Country Park is just 5 minutes by car and has approximately 12 miles of marked footpaths on the Thornham Estate and offers some surfaced paths, suitable for push chairs and wheel chairs, which leads for half a mile to the Thornham Walled Garden and takes walkers past birds hides, a pets cemetery, along the Thornham Rock Trail to the Victorian Foll. There is a cosy tea room at one end together with a children's play and picnic area and a restaurant at the other end.

The Ruins of Eye Castle in Castle Street is less than 5 mins walk from the cottage (seasonal opening)

Eye has its own equestrian centre who are happy to arrange lessons for complete beginners right through to advanced riders.

Banham Zoo sits just outside Diss and also makes a great day out for the little ones.

The cottage is is also well positioned for access by car for Thetford Forest, Newmarket, The River Deben and The Norfolk Broads.

The Norfolk Broads makes a truly lovely day out and is recommended for all ages, lots of places to eat overlooking the water and boats for hire.

Thetford Forest is home to 'Go Ape' and is also a super place for walking, cycling (bike hire available), playing, picnic's and simply enjoying the natural beauty of the forest and all it has to offer

Recommended beaches :

Adleburgh – well renowned for serving the UK's best fish and chips

Gorleston – great for children with a lovely long golden sandy beech with children's paddling pool set on the beech itself

Great Yarmouth – lovely beeches, donkey rides, amusement parks

Southworld

Thorpeness

And finally:

The owners personal recommendations for local pubs and restaurants

The Bull Auberge, Yaxley (fine dining at its best – a little dearer but outstanding food and service)

Lindsay House Restaurant, Eye (offering a menu of local, seasonal produce)

The Queens Head, Eye : (our village pub)

The Swan Inn, Hoxne (character pub in with great food)

The Black Horse, Thorndon (traditional Suffolk pub offering typical pub food and good value for money

Sorry it is not possible to accommodate any pets. This is also a non smoking property.

BOOKING NOTE

When making a booking of less than seven days please compare the total price quoted to the flat weekly rate shown, as it seems the Holiday Letting's price calculator uses the daily rate tariff x number of days booked (which in some cases can work out more than booking one whole week, even if you can not stay for the full week). If you experience any problems with the invoice created please email the Owner via this web site as a manual invoice for the lower of the two rates can be returned to you.

Thank you in advance for your viewing the cottage and we hope to hear from you very soon.

“Idyllic Cottage in a great location”

Reviewed 30 Oct 2016

We had an amazing time at this beautiful cottage. it is very spacious and immaculately clean. Lots to do within the surrounding area plus the village has some lovely shops too. Only down side to the property was no out side space, which would definitely be a problem in the summer.

“Cosy ,clean cottage.”

Reviewed 4 Jan 2015

A very well cared for cottage. Clean and cosy. So convenient to the local shops in the attractive village of Eye. Comfortable bedrooms. Wonderful kitchen( although a dishwasher would have made it home from home). Sarah ,the owner was very helpful. Would definitely recommend.

Thank you for you kind review. We're delighted you enjoyed your stay at Orange Grove Cottage and would welcome you back any time.

“Lovely cottage and cracking village”

Reviewed 18 Aug 2014

We've just returned from our visit to this lovely cottage in Suffolk. The owner has gone to a lot of effort to make the place very 'home from home'. Each room was very well presented and we felt really at home. Its a great spot with lots of places to visit and a good selection of different restaurants and quaint pubs in the immediate and surrounding villages. The owner was very helpful from the moment of first enquiring and booking our stay, right through to the very end. We'd have no hesitation recommending this cottage to anyone. We've stayed in many places over recent years and can genuinely say this has been one of the very best. We hope to book another week for next April very soon.

“Wonderfull cosy Cottage in a very nice village in the countryside”

The cottage was very nice, clean and superbly decorated. The beds are very comfortable. For a holiday in the countryside this is the place to be.

“Amazing!!”

Reviewed 1 Jun 2014

We absolutely loved this cottage, the village was lovely and Sarah the owner has been so helpful and attentive. Every single room in the cottage is done beautifully to a high standard - I especially loved the bathroom! Any questions I had I emailed Sarah and she was quick to reply and advised me really well. We are already looking to book again I would highly recommend this cottage to anyone - we really didn't want to leave!!

Delighted and most grateful for your positive comments. I am so pleased you had a wonderful time. Thanks once again. Sarah & family

“Fantastic cottage and so luxurious”

Reviewed 27 Apr 2014

We had a wonderful stay in this comfortable, beautifully decorated immaculate home. We could not have wished for anything more and would love to return. The location was perfect for exploring so many different places and the village of Eye has absolutely everything you could wish for in walking distance. Just perfect!

Thank you so very much for taking the time to post such a lovely review. I am really pleased you enjoyed your holiday and would love to welcome you all back any time. Kind regards Sarah

“A very comfortable cottage in the centre of Eye”

Reviewed 3 Feb 2014

We were very fortunate to have chosen Orange Grove Cottage for our stay in January. The cottage is very well equipped and modern internally. It is ideally situated in the centre of Eye with shops and other facilities very close by. An excellent wifi connection completed the overall enjoyment.

We are really pleased you enjoyed your stay and thank you for your feedback. It's really appreciated.

“Beautiful cottage in a delightful town”

Reviewed 26 Nov 2013

The cottage is beautifully appointed and the owner very helpful with questions and queries. Local eateries are great at every price point, and the town is an unspoilt gem.

Thank you so much for your kind feedback. Eye really is a charming village / small town and we're pleased you both enjoyed your stay. We hope to see you again at some point in the future (salt and pepper pots at the ready)...

“A Great Find!”

Reviewed 4 Nov 2013

We stayed at Orange Grove Cottage in October 2013 and had a wonderful time. The cottage is furnished to a very high standard and was very comfortable. Eye is a lovely town with all the amenities needed close to the cottage (walking distance). We wanted a lazy few days away which meant not too much cooking, so the proximity to a Pub, FIsh & Chip Shop, 2 Chinese Takeways and a number of cafes and restaurants, was perfect - we heartily recommend the breakfast at "Over the Moon" Cafe! For those who prefer to cook, everything needed could be found in the kitchen, including an amazing range cooker. The highest compliment we can pay is we would love to return soon.

Thank you for taking the time to write such a lovely review. It's most kind of you and really appreciated.

“Perfect”

Reviewed 27 Oct 2013

The cottage is perfect in every way. Spacious, homely and tastefully decorated to an excellent standard. It is very well situated in the quiet town of Eye, across the road from a moderately sized co-op, and very close to a local butchers, greengrocers, bakery, and a short walk away from decent Chinese takeaway. There are also some interesting places to visit nearby. Communication from the owners was superb from the outset, with good attention to detail and this made planning the holiday simple. We left the cottage feeling refreshed, relaxed and full of good memories. We have just booked another short break there.
