Kit is a cosy dog friendly character cottage with open-plan living space, double bedroom and ensuite shower room all on ground level. One of five cottages in a barn conversion adjacent to the owners home set amidst the beautiful Shropshire Hills and border Marches. The central location is an ideal base for exploring the local area, further afield, or simply relaxing in the courtyard gardens.
Kit Cottage has a stable door entrance off a south facing courtyard sitting area shared with our other cottages overlooking the bordering farmland and rolling countryside. Mocktree's gardens extend to an acre and include a large grassed area ideal for picnics and games.
Kit's open plan living space has exposed beams and a galley kitchen with cooker, microwave, kettle and full crockery / utensils. The bedroom has exposed beams, a window overlooking the courtyard, and ensuite shower room. The cottage has radiator central heating and a TV in the living space.
A large private parking area is available for guest vehicles and we have secure cycle storage. A car charging point is available within the courtyard.

- Kit Cottage is on one level suitable for guests with mobility impairments. (The cottage has Level 2 accessible rating and we can provide mobility aids on request)
- Kit Cottage is dog friendly and we accept guests with up to two well behaved dogs (note dogs should be on leads in grounds and surrounding farmland)

Mocktree is located in the Marches Shropshire/Herefordshire border in a tranquil SSSI wildlife haven on the edge of the Downton Estate and Mortimer Forest offering many easy and long walks / cycle routes directly from the doorstep. The riverside village of Leintwardine is located a mile away by road or a footpath walk with two pubs (including the unique listed parlour 'Sun Inn'), a village shop, café, award winning butchers and fish & chip shop. The Ludlow Farm Food Centre is located 2 miles away; and the Ludlow street market takes place on Mon/Wed/Fri/Sat.
It is a ten minute drive to the historic town and food destination of Ludlow; the stunning Stretton Hills; border villages of the Marches; Croft Castle and Berrington Hall (NT); and Stokesay Castle (EH).
Easy drive day trips can be made to Bridgenorth and the World Heritage Status Ironbridge; Leominster and Brockhampton (NT); Welshpool and Powis Castle (NT); Shrewsbury, Wroxeter Roman City (EH) and Attingham Park (NT); the 'Black and White' trail, Malvern Hills, Hay-on-Wye and the Cathedral City of Hereford.
There are fantastic walking and cycling opportunities over the Stretton Hills. Mocktree is also a short walk from the Herefordshire Trail, Mortimer Forest trails and Offa's Dyke. There are great mountain bike trails at Hopton and Mortimer Forests.
LOCATION:
Mocktree is easily accessible 2 miles off the main A49 arterial road linking Shrewsbury, Church Stretton, Ludlow and Hereford.
Footpaths to the Downton Estate, Mortimer Forest and the River Teme connect directly from Mocktree and it is a one mile walk to the village of Leintwardine.
The local train service have stops at Craven Arms (4 miles) and Ludlow (5 miles).
