Piper House is a large characterful and rambling property with 7/8 bedrooms and 7 bathrooms. It has been created out of an ancient building, parts of which are over 900 years old, and offers nearly 1700 square feet of space internally. Piper House is fully furnished and stylish with an eclectic mix of antique and modern furniture. The upstairs features a fabulous 50 foot reception room. The downstairs area includes two large reception rooms, one has recently been refurbished as is now a TV snug, the other is an open plan kitchen living area with a sofa and large dining table seating 16-18.

Hard tennis court - opposite the house in the meadow. It is hard to price the house in a 'one price fits all way' as all groups are different - please contact us for a precise rate for your group!

The property has been designed to make maximum use of the space, and the focus is on light and open plan living (although Aunby Cottage end, which forms one wing, has a more traditional feel).

Piper House offers 7 large double bedrooms, and 8th can easily be created out of an annex room which we sometimes use as a reading room/small library. Almost all the rooms are flexible and we can set them up as either twins or super king doubles. Bedroom 2 can only be a double and bedroom 7 can only be a twin.

There are 3 reception rooms. One is 50 foot and contains a TV and separate play area, a second is a large open kitchen diner, with a table that seats 16-18 comfortably, the third acts as a TV snug The fact that the property has so much space, and its layout, mean that it is ideal for larger groups where perhaps different age groups do not want to be on top of each other all the time.

Outside, the property has plenty of space, (unfenced), including a designer 'desert garden' terrace with lake and meadow views, and ample parking space.

Wifi is available throughout the property (although please note that the thickness of the walls makes WIFI patchy)

Barbeque and garden furniture available, also cots, high chairs and booster seats. We are extremely family friendly, and guests enjoy wandering through the mown paths in the wildflower meadow, taking time to sit on the benches and enjoy the wildlife. Younger guests may enjoy coming face to face with the chickens we keep.

Aunby lies in gently rolling lincolnshire countryside and makes an ideal base for one of the many walks in the area, proximity to Rutland Water and all the facilities on offer there is a great benefit, as is of course the wonderful old stone town of Stamford. Tolethorpe open air theatre is a couple of miles away, as is Burghley House. We can arrange tours of Burghley, Grimsthorpe, Rockingham Castle and Belvoir Castle, for those interested in the local great houses.

We can arrange for a daily maid service if preferred, and also a cook for lunch/dinner if required. Babysitters can be arranged.

The property lies 5 miles (8 km) north of Stamford in a rural location with wonderful lake and wildflower meadow views.

There is ample parking.

We have an extensive DVD library of over 200 films - the list is in the property and available on request in advance if you would like your chosen films to be waiting for you.

The house is part of a very rural hamlet and is extremely quiet and peaceful - it is an oasis of calm. Especially when the sun is shining! The house and location are not suited to parties or loud music and we ask guests to respect this. The prices listed are based on 2019 (not 2020!) but to get an accurate rate for your group, please contact me!

“Fantastic weekend in a lovely house with very helpful owner”

Have just returned from the best weekend at Piper House celebrating my daughters hen party. Katie was so helpful with all my queries beforehand and was there when we arrived to show us around. The house is amazing and perfect for a large group - we were 14. It was lovely to all be able to sit round a table and eat together (the honey from Katie's bees was such a nice touch and delicious for breakfast) and then move up to the comfy lounge upstairs. We had a lovely picnic on the lawn and the tennis court was an added bonus. The bedrooms were all spacious and very comfy and lots of en-suites. Would definitely recommend a stay at Piper House and hope to return one day. Thank you Katie.

“my sister's 50th”

We chose this as there were 14 of us celebrating my sister's 50th birthday in 6 different family groups so we really needed flexible bedrooms with ensuites, lounge space and huge dining area for all. Piper House really did tick all those boxes and the owner (Katie) was more than willing to move beds around etc to make us comfortable. A fantastic location to explore Stamford and the surrounding area and a great place for a large family/group to get together again

Thanks so much Katie for this wonderful house. From the absolutely charming decor to the relaxing setting, and welcoming extras like eggs from the chickens, we had a great stay and will be back. Thanks for all your help with the sleeping arrangements- the three cottages are so cleverly combined we had lots of space for everyone even with children swarming around together.

We stayed at Piper House on the 15th May for 2 nights for our annual university reunion - all 19 of us! Katie was great from my first email enquiry to the morning we arrived. Nothing was too much trouble and she responded very quickly to my emails, of which there were a lot! The house is amazing! It worked perfectly for our large group, the 9 children had lots of space to explore inside and out. They loved the toys that we kept finding over the weekend, the rocking horse was a favourite as were the toys castles! We used all 3 kitchens so there were no issues with fridge space or oven space. The large dining table downstairs was perfect for all of us to sit at and the smaller dining table upstairs was great for the 10 adults to chat around in the evening. All 7 bedrooms are furnished beautifully and Katie had organised which room each family should have dependent on beds and space for cots etc so there was no arguing about who got which room which was much appreciated! The location of the property is stunning, the children loved exploring the grounds, stroking the horses in the field, playing football and frisbee in the sand and spotting tadpoles in the pond. Perfect! Wish we could have stayed all week and will definitely book this property again, maybe even next year!

We used Piper House as a base while we we working locally - staying in early Jan. We needed a large area for group activities - this house had three - and space for us the be able to get away from one another when not working. The host was extremely efficient and helpful - and my colleagues and I were able to share living and working space without stress. I would definitely come back and use this house again

My parents' Golden Wedding Anniversary surprise party weekend was more than we could have hoped for. Everything worked out better than planned! We had a really brilliant time and thoroughly recommend Piper House to all for a family holiday or reunion! It is in such a peaceful and beautiful setting and the house is comfortable and inviting. It is very well equipped with kitchen equipment and appliances. I cooked dinner for 14 people at a time with relative ease. Unlike other rentals towels are included as was liquid soap in the bathrooms and kitchens, dishwasher tablets, washing up liquid, toilet rolls and bin bags. Everything was very easy and the beds are really comfortable. There's masses of room and comfortable spaces to chill out and relax even with a house full. Great place.

A group of 17 of us rented this property for a hen weekend. The house was perfect for the group with plenty of space for us all to eat and relax together but also lots of places to hide away for those wanting an early night! The upstairs living space is huge and ideal for gathering big groups together. Having 5 bathrooms was also a huge bonus with a group of 17 girls! The house is beautifully decorated and feels very homely with lovely views across the countryside. I would definitely recommend bringing a car although the owner gave us a list of local taxi companies who all knew the property which allowed us to go out on the Saturday night to Stamford for dinner and drinks. The owners could not have been more helpful and welcoming and never failed to answer my lists of questions quickly! Thank you so much Katie for making my best friend's hen weekend so special.

We rented all three properties at Piper House, as we had a large family birthday celebration. Everyone loved the location, the house, the amenities and the quality of the furnishings etc. Very beautiful and Katie (the owner) extremely helpful and welcoming. Location was great, close to Stamford which is a lovely old town with big supermarkets near for our food shopping. A couple of us did an amazing bike ride to Rutland Water and back which is stunning, it is a part of the UK none of us knew too well; but would return as it was so nice. Golf was played on two days by a large number of our party and again, they had a super time. We had a truly happy, memorable family get together which everyone is keen to repeat!!

We hired the whole of piper house for a large family get together. The accommodation was very spacious and well maintained. There is a large dining table which could easily accomodate us all (there were around 14 of us). We have small children and they loved the meadow just outside the property. The owners were also very welcoming and helpful.
