Piper House is a large characterful and rambling property with 7 bedrooms and 6 bathrooms. It has been created out of an ancient building, parts of which are over 900 years old, and offers nearly 1700 square feet of space internally. Piper House is fully furnished and stylish with an eclectic mix of antique and modern furniture. The upstairs features a fabulous 50 foot reception room. The downstairs area includes two large reception rooms, one has a more traditional and cosy cottage feel, and features a woodburning stove, the other is an open plan kitchen living area with a sofa and large dining table seating 16-18.

Hard tennis court available on request - opposite the house in the meadow.

The property has been designed to make maximum use of the space, and the focus is on light and open plan living (although Aunby Cottage, which forms one wing, has a more traditional feel).

Piper House can be broken down into wings, Aunby Granary, Aunby Cottage and Piper Lodge. These can be rented separately and are fully functional and independent. Please contact us if you would prefer to take just a wing. If taken as a whole house, Piper House offers 7 large double bedrooms, 6 of which have king sized beds (which can be divided to offer twins) the 7th has a standard double, which can be divided to give twins probably more suited to children or smaller adults. There are 3 reception rooms. One is 50 foot and contains a TV and separate play area, a second is a large open kitchen diner, with a table that seats 16-18 comfortably, the third acts as a cosy snug, with a wood burning stove. The fact that the property has so much space, and its layout, mean that it is ideal for larger groups where perhaps different age groups do not want to be on top of each other all the time.

Outside, the property has plenty of space, (unfenced), including a designer 'desert garden' terrace with lake and meadow views, and ample parking space.

Wifi is available throughout the property (although please note that the thickness of the walls makes WIFI patchy)

Barbeque and garden furniture available, also cots, high chairs and booster seats. We are extremely family friendly, and guests enjoy wandering through the mown paths in the wildflower meadow, taking time to sit on the benches and enjoy the wildlife. Younger guests may enjoy coming face to face with the chickens we keep.

Aunby lies in gently rolling lincolnshire countryside and makes an ideal base for one of the many walks in the area, proximity to Rutland Water and all the facilities on offer there is a great benefit, as is of course the wonderful old stone town of Stamford. Tolethorpe open air theatre is a couple of miles away, as is Burghley House. We can arrange tours of Burghley, Grimsthorpe, Rockingham Castle and Belvoir Castle, for those interested in the local great houses.

We can arrange for a daily maid service if preferred, and also a cook for lunch/dinner if required. Babysitters can be arranged.

The property lies 5 miles (8 km) north of Stamford in a rural location with wonderful lake and wildflower meadow views.

We have an extensive DVD library of over 200 films - the list is in the property and available on request in advance if you would like your chosen films to be waiting for you.

The house is part of a very rural hamlet and is extremely quiet and peaceful - it is an oasis of calm. Especially when the sun is shining! The house and location are not suited to parties or loud music and we ask guests to respect this.

Stamford is one of Britain’s finest stone built market towns, which retains much of its medieval street pattern. Stamford has featured in many historical films including George Eliot’s Middlemarch, and more recently in Jane Austin’s Pride and Prejudice. The town was on the old coaching route from London to Edinburgh and so boasts many fine coaching inns. The town has 11 churches, 30 pubs and 20 restaurants.Stamford is also home to Burghley House, regarded by many as the finest Elizabethan House in England. Burghley House was built in the 16th century by William Cecil. There are lots of special events throughout the year including the internationally famous horse trials. Recently it was used extensively by the film makers of the Da Vinci Code.

Aunby

Aunby is a charming village, rurally located, in rolling Lincolnshire countryside. Abundance of walking, cycling, water sports on either Rutland Water or Tallington Lakes. The Bird Fair, and of course Burghley Horse Trials within easy reach, as is Tolethorpe

“Amazing property, beautiful location - perfect for our annual university group reunion”

We stayed at Piper House on the 15th May for 2 nights for our annual university reunion - all 19 of us! Katie was great from my first email enquiry to the morning we arrived. Nothing was too much trouble and she responded very quickly to my emails, of which there were a lot! The house is amazing! It worked perfectly for our large group, the 9 children had lots of space to explore inside and out. They loved the toys that we kept finding over the weekend, the rocking horse was a favourite as were the toys castles! We used all 3 kitchens so there were no issues with fridge space or oven space. The large dining table downstairs was perfect for all of us to sit at and the smaller dining table upstairs was great for the 10 adults to chat around in the evening. All 7 bedrooms are furnished beautifully and Katie had organised which room each family should have dependent on beds and space for cots etc so there was no arguing about who got which room which was much appreciated! The location of the property is stunning, the children loved exploring the grounds, stroking the horses in the field, playing football and frisbee in the sand and spotting tadpoles in the pond. Perfect! Wish we could have stayed all week and will definitely book this property again, maybe even next year!

We used Piper House as a base while we we working locally - staying in early Jan. We needed a large area for group activities - this house had three - and space for us the be able to get away from one another when not working. The host was extremely efficient and helpful - and my colleagues and I were able to share living and working space without stress. I would definitely come back and use this house again

“Peaceful and beautiful setting”

My parents' Golden Wedding Anniversary surprise party weekend was more than we could have hoped for. Everything worked out better than planned! We had a really brilliant time and thoroughly recommend Piper House to all for a family holiday or reunion! It is in such a peaceful and beautiful setting and the house is comfortable and inviting. It is very well equipped with kitchen equipment and appliances. I cooked dinner for 14 people at a time with relative ease. Unlike other rentals towels are included as was liquid soap in the bathrooms and kitchens, dishwasher tablets, washing up liquid, toilet rolls and bin bags. Everything was very easy and the beds are really comfortable. There's masses of room and comfortable spaces to chill out and relax even with a house full. Great place.

A group of 17 of us rented this property for a hen weekend. The house was perfect for the group with plenty of space for us all to eat and relax together but also lots of places to hide away for those wanting an early night! The upstairs living space is huge and ideal for gathering big groups together. Having 5 bathrooms was also a huge bonus with a group of 17 girls! The house is beautifully decorated and feels very homely with lovely views across the countryside. I would definitely recommend bringing a car although the owner gave us a list of local taxi companies who all knew the property which allowed us to go out on the Saturday night to Stamford for dinner and drinks. The owners could not have been more helpful and welcoming and never failed to answer my lists of questions quickly! Thank you so much Katie for making my best friend's hen weekend so special.

We rented all three properties at Piper House, as we had a large family birthday celebration. Everyone loved the location, the house, the amenities and the quality of the furnishings etc. Very beautiful and Katie (the owner) extremely helpful and welcoming. Location was great, close to Stamford which is a lovely old town with big supermarkets near for our food shopping. A couple of us did an amazing bike ride to Rutland Water and back which is stunning, it is a part of the UK none of us knew too well; but would return as it was so nice. Golf was played on two days by a large number of our party and again, they had a super time. We had a truly happy, memorable family get together which everyone is keen to repeat!!

We hired the whole of piper house for a large family get together. The accommodation was very spacious and well maintained. There is a large dining table which could easily accomodate us all (there were around 14 of us). We have small children and they loved the meadow just outside the property. The owners were also very welcoming and helpful.

We stayed at Piper House for a weekend - We loved it. I think the stand out thing for us was the space, and having the big table to sit around. The kitchen was incredibly well stocked - it is quite a small kithen area that is part of the dining area, but it really works and is efficient use of the space. We cooked a lot because it was so lovely being able to sit in the kitchen/diner and chat. Very easy place to live. Piper House is incredibly big - I don't think you get a sense of quite how big it is from the photos. The kids loved the bead table and all the books - thought had been given to who would sleep where, and the owner was really helpful in making sure families were put in rooms close together (because it is so big so you wouldn't want to have a small child in a bedroom too far away - but the owner was really careful about this and asked us several times to let her know who needed to be near who - which we appreciated when we got there!). It was really warm and welcoming when we got there - lights left on for us (nice touch) and the shop delivery we had ordered had been taken in and put away - which was great after the long drive we were anxious about the weather with all the flooding etc - but the owners were fantastic about keeping us informed and responding to endless panicking emails. Thank you for your patience Kate! We were really impressed with how much the owners wanted us to have a good weekend - and how much trouble they went to to make sure everything went well. Thank you

“Great space for a large group”

There were 12 adults and 2 babies in our party and the space/layout worked perfectly for us. All the rooms can be either doubles or twins and some can also take a 3rd single bed or cot. So we could really make ourselves at home and worked the bedrooms exactly how we wanted them. The space of the communal areas was superb and the main upstairs living space is huge! We were able to have one group watching TV/films at one end and the rest of us sat at the other end chatting - we were together but still able to our separate things. There are 3 separate kitchens as the property can be split into separate rental units and this was a little more challenging. None of them are big enough to cook a meal for the 12 people in our party so we had to do a little co-ordinating and have all the ovens going with people spread over the kitchens. However this is only a small inconvenience and the main dining area is big enough to fit a very large table with space for everyone to sit around together. We were a little worried we wouldn't find the property as it seemed to be in the middle of no-where however the directions received from the owner were excellent and no-one in our party got lost, The only piece of advice we would have is to watch the speed bumps as you approach the property as we arrived in the dark, didn't spot them and had no prior warning about them, and you could easily damage your car on them. Overall we had an excellent stay, we would definitely come here again and there was even talk of us wanting to book up again next year.

Piper House was absolutely perfect for our large family get together. The owner was incredibly helpful beforehand to make our stay as easy as possible and then really friendly and welcoming when we arrived. The house was spotlessly clean and very cosy and warm. The children loved the space inside and out and although the weather was dreadful on one day, there was tons of room to relax for all of us after a great outing into lovely Stamford. I also really liked the fact that all of the furniture, fittings, kitchen equipment etc was all really lovely. Everything had been chosen with care and such great attention to detail. Personal touches throughout and gorgeously comfy beds meant it felt very homely. I think the best thing is the space. There is so much of it, none of us got cabin fever, the teenagers had their own space and the younger children could let off steam without even going outside. We'd all like to go back in the summer now to see the wildflower meadow! Would highly recommend this lovely welcoming property.
