Villa Paros is a newly completed detached villa offering accommodation on two levels with additional outdoor living space comprising a roof terrace and private pool terrace. All four floor levels have unrivalled panoramic views across the surrounding countryside to the Mediterranean Sea.

The villa is located in a no-through road which provides the only access to the four detached villas comprising Sunrise Dreams. The private terraces and garden of Villa Paros can only be accessed from within the villa itself. The pool is for the sole use of Villa Paros guests.

The main living accommodation comprises two levels with AC units fitted throughout.

Ground Floor

The main access to the property is gained at this level. A spacious and airy open-plan living area comprises a large, modern, fully fitted kitchen, dining area and comfortable lounge area. The lounge area features leather chairs and sofa, TV, DVD, and Satellite**. Cloakroom facilities are also available at this level. French doors at the rear of the property open to a balcony providing access to the roof terrace.

Lower Ground Floor

A marble staircase leads down from the main living area to the three spacious double bedrooms and main bathroom. The master bedroom has French doors open to a sun terrace which over looks the pool terrace. The master bedroom also benefits from a double bed and en suite shower facilities. The two other bedrooms, similar in size to the master bedroom are both fitted with twin beds and fully fitted wardrobes. One of the bedrooms also benefits from French doors opening to the sun terrace. The main bathroom dressed in marble tiles comprises WC, washbasin and bath with shower. The rear access to the property is gained at this level.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of 900 movies, series and children's series which is regularly updated.**

Roof Terrace

Access to the Roof Terrace is solely from the main living area balcony via an external staircase. This terrace provides the perfect opportunity to catch the last of the day's sunshine before sunset as well as enjoy

alfresco dining and BBQ's all day and in the evening too.

Pool Terrace

Access to the pool terrace is solely from the lower ground level Sun Terrace of the villa. This terrace hosts the outdoor dining facilities comprising gas barbecue, table, chairs and sun umbrella. The pool terrace benefits from full sun through out the day and easily accommodates all sun-loungers during this period.

Sun Terrace

The Sun Terrace which overlooks the Pool Terrace can be accessed from two of the three bedrooms and the main lower villa entrance. The Sun Terrace also offers access to the secure shed utilised for storing all the outdoor furniture cushions and pool sun loungers.

Regarding the elevated position of the villa, it is not recommended for persons who have any mobility issues and may find stairs difficult to negotiate. Young children are welcome but should be supervised at all times, with particular attention around the Pool and Roof Terraces.

**Please note that this property can be accessed at any time after 3pm on the day of arrival so dont worry about having a late flight. There is a keysafe which we provide a code for. We can arrange taxi transfer by our own driver who knows where the property is. The car will be waiting at the villa. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis. Air-Conditioning is included in the rental price as is a welcome pack of basic essentials and wine for your arrival.**

A Renault Megane Scenic 7 Seater Car is included at no extra cost. It is fully insured on a comprehensive basis for drivers over 25 and under 70. This is not a substitute for a new hire car as may be provided by Hertz/Avis etc, but a comfortable 7 seater car which is ideal for trips to the beach, shopping as well as into Paphos and surrounding areas to see the many tourist attractions. A £250 deposit is required to cover the excess in the event an accident takes place and is deemed your responsibility. There is no obligation to use the car or for the owner to replace at any time.

''Excellent - spacious, clean, well laid out and equipped. Fabulous views and easy walk to the village. The car was needed though...The Peyia Tavern restaurant was great and the little 'Tavern' opposite the Mill for the filled pittas is also recommended. Kids loved Coral Bay beach and Footgolf at Marios. Water park is expensive but can be worth it if you spend the whole day there. Very satisfied with your service and swift responses''.

''The property was excellent, clean and very well presented. All furniture (inside and out) and furnishing were of a good quality/standard and in working order. The private pool, roof terrace and inclusive car were an added bonus. The location was chosen due to the close proximity to family, 5 minutes away. It was ideal for us from that perspective, but also provided a very good base for us to explore Cyprus. It was a lovely quiet area with fantastic views. The local Philipos store supplied everything we needed and the bakery further down in the village supplied some very tasty treats. We also had some excellent meals including the The Farm Yard where the fish was superb. Excellent service. Always very prompt responses to questions and queries - 5 Stars -''

''The property was absolutely perfect. We booked 2 villas next door to each other as it was for a family birthday. Both villas were lovely and were as per the pictures on the website which was a pleasant change as I've booked villas before and the pictures have always been 4-5 years out of date so we could not fault it at all. The view from the rooms and the terrace were amazing.The location was great, away from everything during the day but very close to restaurants in the evening. On this trip we found a few new restaurants which we loved, we went to Oniros which is near the Ship wreck outside Coral Bay it was lovely simple fresh food and beautiful Cocktails. We also discovered another restaurant close by to this one which was Greek and the fish they served was absolutely lovely, The restaurant was called Yialos. The service was excellent and the people were very friendly. The Brewery Bar in Peyia was also very good and the entertainment in the evening at the weekend was quite fun. Would definitely recommend it. I would also recommend a visit to the restaurant at the Last Castle it is a very interesting experience through part of the Akamas Peninsula before heading up to the hills there. Definitely worth a visit. The service provided was very good and would most definitely recommend your company to others. Steven provided great service when I was arranging the holiday - I couldn't have asked for more.''

The Paphos District

Cyprus has more to offer the visitor than any other Mediterranean island, a fascinating blend of landscape, climate, history and culture. There is a seemingly endless coastline of sandy coves and beaches washed gently by crystal clear blue waters.

Birthplace of Aphrodite and in Roman times the capital of Cyprus, Paphos is one of the most beautiful and ancient towns of Cyprus and is situated on the southwest coast. Sheltered from the north by the Troodos Mountains, it has the healthiest climate in the Mediterranean. Paphos Harbour with it's ancient castle, marine and water sports centres, is lined with colourful restaurants serving fresh fish and marine delicacies. Nearby are archaeological sites, rich with antiquities, providing an interest away from the usual - in fact UNESCO has included Paphos on it's World Cultural Heritage List.

There are no private beaches on the island and Cyprus boasts dozens of European Blue Flag awards. The secluded sandy beaches are perfect for snorkelling and every watersport you can imagine. If you want excitement then you may want to visit one of three world class water parks within easy reach that rival any in the world. Or, if you want something more relaxing there are 4 golf courses within 30 minutes drive.

Eating out in Cyprus is not only extremely cheap but also it's virtually impossible to eat badly. A lot of the locals and tourists too, don't bother cooking at home they just eat out. You can get full English breakfasts for around 5 euros and even have a 20 to 30 course meal, the famous 'Cyprus Meze', for around 15 euros. You can have a different Cypriot meal every night for two weeks and never eat the same thing twice, or if you miss 'Dear Old Blighty' , there are Fish & Chips shops par excellence and even a Nippy's Tea Shop to be found.

Peyia

Peyia

The village of Peyia is one of the most picturesque and popular villages in the area. It is spread over a large area with the village centre (1km away/15 minute walk) having many good amenities including bars, restaurants, tavernas, shops and a bank (to name but a few). Only a 5 minute drive away is the famous Coral Bay resort with its Sandy beach for all the family as well as its more extensive selection of nightlife and daytime activities.

"wonderful villa, beautiful location and excellent facilities"

We travelled over Easter to spend time with family living in Cyprus, the location of the villa was idea, the weather perfect and the villa very well furnished with the added bonus of a vehicle at our disposal.

With two teenagers the WIFI was very welcome and accessed from all areas of the property including the poolside and the roof terrace! Internally the property was well furnished and we did not want for anything. Both the pool and roof terraces had an excellent selection of good quality tables and chairs, sofa's, sun shades and sun beds catering for every need. The roof terrace enabled us to enjoy the late afternoon, early evening sun whilst enjoying the fantastic views and a glass of wine.

Very peaceful and quiet location, with the village 5 minutes away the supermarket provided fresh bread and milk and daily papers plus several restaurants close by.
