Nicodia estate is located at the foothills of the Rodope mountains, in the small village of Tsareva Polyana. Quiet and peaceful, yet only 20km from the city of Haskovo, the property is within 50km range from the ancient Thracian cities Perperikon and Tatul, the biggest statue of Virgin Mary in the world and other natural treasures like “The stone wedding”.
The estate comprises of four country villas, three of which are self-catered properties. The villas benefit from their own private pool, gym, sauna, jacuzzi and barbeque with outside kitchen. Leading from the living room is a spacious porch with stunning views, furnished with a garden table and chairs to enable you to dine al fresco. With one double and one twin bedroom, the villa is ideal for families, with plenty in the surrounding area to see and do during your stay.

The villa has a porch with a garden table with a view of the Rhodope mountains and the swimming pool. On the first floor there is a fireplace which is used to heat up the entire living area including the bathrooms and the storage room. There is a fully equipped kitchenette with utensils, storage room, AC, cable LED TV mounted on the wall, expandable dining table for six persons. On the second floor there is one twin and one double bedroom, both of which have access to the balcony, offering the same spectacular view as the porch – the foothills of the Rodope mountains. The gym, sauna, jacuzzi, laundry machine are located in the service villa, which is connected to the other three villas via stone pathways.

Nicodia estate is located on the top of a hill overlooking the Rodope mountains and the village of Tsareva Polyana, The property is secluded from the village as the nearest neighbor is half a kilometer away.
On the south east side of the estate there is a swimming pool with water from river Arda, it has 9 sunbed lounges, umbrellas and other pool accessories. On the northeast side, there is a parking lot for 4 vehicles
In the backyard (northeast side), there is a barbeque with a summer kitchen and three sets of tables with benches that can be used by our guests to dine out in spring, summer and autumn.

The Haskovo Province region
The villas are located in the village of Tzareva Polyana (King’s Meadow), at the foothills of the Eastern Rhodope Mountains, 21kilometers from the City of Haskovo and 30 kilometers from the City of Kardjali. They are both easily accessible via highways from Sofia International Airport (250km or 2 and ½ hours via car). The village has a permanent population of approximately 250 people. The working population commute to Haskovo or are farmers, the rest are retirees. There are a few shops, one of which supplies groceries. It is also recommended to try the locally grown products such as eggs, milk, cheese, chicken and beef as well as all sorts of vegetables and fruits.
The village of Tzareva Polyana has some local attractions. There is a renovated church, a newly built chapel on the hill overlooking the village called St. George, an older chapel and a small isolated chapel in the nearby forest. Visiting these Christian sanctuaries is recommended by foot or with bikes which can be used free of charge by our guests.
The area surrounding the villas is extremely quiet and offers unique experiences in any type of season. You can take a dip in the pool, spend time in the sauna and hot tub, or enjoy the gym. In the evening, you can cook your own dinner or ask us to cook it for you and dine in your own villa. There is also barbeque located in the backyard. One can also eat in the dining room with your friends or colleagues. Even though the villas are remote they are connected 24/7 to the Internet via High Speed WLAN. We also offer guests the use of our office computer.
The view from each of the bedrooms is spectacular during all seasons. The snow and the mountains during the winter provide an excellent opportunity to try out the fireplace which heats up the radiators in the villa. After April, the green color starts to return while the grass starts to grow, the trees blossom, the birds start to come around and the storks can be observed from your balcony. As mentioned before in the summer time when the weather is fine, or so the song goes…, the pool is just outside your doorstep and the privacy of having your own pool and sharing it only with residents of the other two villas enables you to swim and sunbathe. In Autumn, the view outside changes dramatically. The trees, grass, the hills and the meadows all turn brownish, while the weather still is warm, providing an opportunity to jog, walk, cycle or just watch the spectacular hills outside. You can also enjoy the weather outside while having breakfast, lunch or dinner on your own porch or at the backyard barbeque.
There are numerous archeological attractions in the area, visiting them on daily tours is highly recommended, as excavation works are still in progress at these ancient Thracian cities. The best know place of interest is Perperikon. The rock city stands on a cliff top at a height of 470 meters. Therefore the valley is strewn with dozens of archaeological sites from various ages, the center of which is Perperikon.
The medieval archaeological complex Perperikon is one of the most ancient monumental megalithic structures, entirely carved into the rocks. It is one of the most popular tourist destinations in Bulgaria.
Religious activity at the top of the cliff began in the 5th century BC. The holy city is unique in terms of archaeological, historical, environmental and multi-religious aspect – it is one of the World’s Wonders. Many of the artifacts, discovered during archaeological explorations of Perperikon, can be seen in the History Museum in Kardzhali.
Tatul is also another place of interest in the area. The sanctuary is a massive rock structure and its top is a truncated pyramid. The complex comprises two sarcophagi, a rectangular bed for the main altar, and a three-metre-deep well. It dates back to the end of the 5th and the beginning of the 4th centuries BC.
There are several other natural wonders nearby, the Stone Wedding, the Stone Mushrooms, the cave "Utrobata", the St. Virgin Mary Monnument, and many others.
The city of Haskovo is just 20 km away, it offer excellent nightlife, attraction, shopping and dining out. We offer our guests a shuttle service available upon request. Haskovo boasts attractions such as the biggest statue of St. Virgin Mary in the world, numerous renovated parks, museums, cafes, panoramic views from the town's bell tower and other activities. The city has a festival starting on 6th September until 16th of September.
Perperikon which is 27km away is listed as one of the Wonders of the World, as it is as spectacular as the Machu Pichu site, according to Discovery channel. It is one of the most popular tourist destinations in Bulgaria.
Religious activity at the top of the cliff began in the 5th century BC. It is associated with the beliefs of the Copper Age people, who started the cult of the sun god. Here they established the first sanctuary and started leaving food containers for the gods. These religious rites continued through the entire Bronze Age (III-II millennium BC). The sophistication of the metal tools made the hard rock cutting possible. At that time the oval hall with a huge circular altar in its center was built. There, priests performed their sacred rituals with wine and fire. These religious practices were typical for the temple of Dionysius, which was long sought in the Rhodope mountain. The latest archaeological research show clearly that the temple was located exactly in Perperikon. According to the legends, two crucial prophecies were made from the altar of this temple. The first one predicted great conquest and glory for Alexander the Macedonian, and the second, made a several centuries later, predetermined the power and strength for the first Roman Emperor – Gaius Julius Caesar Augustus.
Tatul is another great destination, its about 50 km away. The Thracian sanctuary near Tatul Village, Momchilgrad Municipality, is one of the most imposing megalithic monuments discovered on the territory of Bulgaria. The sanctuary is a massive rock structure and its top is a truncated pyramid. The complex comprises two sarcophagi, a rectangular bed for the main altar, and a three-metre-deep well. It dates back to the end of the 5th and the beginning of the 4th centuries BC. Evidence to that is provided by the clay vessels that were discovered in the region. The rock pyramid and the tombs surrounding it were built in the 13th – 11th centuries BC when the sanctuary reached its first zenith. The clay altars that were used for the sacrifices form a circle. Hundreds of religious artefacts were found there, including clay human idols and spindle elements, models of vessels, bronze items, figures of the God of the Sun, etc. During the excavations in 2004 – 2007 some unique clay items related to the sun deity were discovered: three model wheels of a Heavenly Chariot and a part of a gold mask. In the 13th – 12th centuries the sanctuary was damaged by earthquakes. According to historians the sarcophagus, the truncated pyramid and the side chamber illustrate the funerals of Orpheus and King Rhesus of Thrace, who according to myths reigned in the southern part of the Rhodopes and fought in the legendary Trojan War.
Fishing - For those who fish, there are several opportunities a lake two kilometers away used for professional fishing, and another lake which can be used for both canoeing and fishing.
Motorized fun - For those of you who are into motorized action we can offer off-road experiences with a 4x4 pickup truck with extra seats for afternoon nature exploration. Also we offer All Terrain Vehicles (ATVs) which are again 4x4s so they can be used in any type of weather, snow, sun or rain.
Bicycles- We offer our guests the use of our mountain bikes, free of charge. The area is ideal for a daily tour with your friends or family, we also have bikes for your children.

For those of you who wish to spend your pleasure time on enhancing your look and health, we offer the use of your own gym, fully equipped to the standards of professional athletes. You will also have exclusive access to the sauna, hydro massaging hot tub, and a private swimming pool.
