Villa Magnifica is an old country residence, skilfully restored and transformed into an exclusive private retreat. A 4 acres park, with Italian style garden and olive trees, surround the property.
Large external pool with roman staircase and the bonus of the heated internal pool with hydromassage and it also allows to swim against the tide. The Finnish Sauna is also available at the property.
All original features have been maintained, terracotta floors, stone windows and doorways, wooden beams and brick ceiling have been restored using the original materials of the villa. Period furnishing and rich fabrics, attention to details and antiques enhance the elegant and exclusive atmosphere.
Accommodation: The ground floor of the property is dedicated to the living areas which are large and imposing including an outside cover veranda with large windows to allow you to eat outside and enjoy the view even in the wintertime. The kitchen is professional with many fridge and refrigerators, oven, stove and dishwasher. A half bathroom is available close to the kitchen. At ground floor is also available one double bedroom with bathroom.
Upstairs there are 7 bedrooms with ensuite bathroom. All of them are different in size and decoration. The period furnishing perfectly matches with the original materials and the rich fabrics create a uniquely romantic and elegant atmosphere.
The 9th double bedroom with bathroom is located in the mansard and it is a bit smaller than the others.
The upper floor is also reachable by a lift to make it easily accessible even with wheel chairs.
Villa Magnifica offer all the best comfort: all rooms are equipped with air-conditioning, satellite T.V., safe, mini-bar, internet connection. Some of the bedrooms have fireplace and jacuzzi bath/shower.
Indoor heated pool, with built-in whirpool and sauna available upon request with an extra price. Additional bathroom and separate shower is available by the internal pool.
Garden & Swimming Pool: The garden is perfectly manicured with an incredible velvet lawn leading to the outdoor pool with breathtaking views on the surrounding countryside all over the Chiana Valley extending to the Trasimeno lake on clear days.
The pool (12 x 6 meters and 1.20 - 2.00 meters deep) can be accessed by some steps or via a slip road to make it comfortably reachable to wheel chairs.

Located in the centre of the Valdichiana, close to Arezzo and Cortona, the Villa offers the possibility to quickly reach the main historical and artistic sites: Florence, Siena, Perugia, Montepulciano, Assisi, Gubbio are at a short driving distance.
The nearest village is Foiano della Chiana about 5 kilometres away. There you can find restaurant, post office, supermarket, bank. Not to mention the Valdichiana outlet village where more 100 shops of the main modern brands welcome you just 10 minutes from the property.

During the Tertiary Era, the Valdichiana was part of the Tuscan archipelago; however, during the Quartenary Era the marginal area became part of the sea while the the sides rose on various levels, creating deep depressions and clay formations, conglomerations and yellow sands. A profound mutation took place when the Vulsinii volcanoes formed, including four large craters, which created a transversal barrier. When the waters came together, they formed a shell shape in the Valdarno basin to the north and the Paglia depression to the south.
Judging from the prehistoric graffiti found in caves on Monte Cetona, the Val di Chiana region south of Arezzo between the Val d'Orcia and the Val Tiberina was inhabited early on. It gets its name from the river Chiana, and the valley is a natural communication route between the provinces of Arezzo and Siena. The present-day appearance of the Val di Chiana is the result of marsh drainage and reclamation work that was started by the Romans and carried on right through the 20th century. Nowadays there are just two remnants of the original large lake, the Lago di Chiusi and the very small lake at Montepulciano.
Montepulciano is the most important town in the valley, and the ancient 16th century fortifications designed by Antonio da Sangallo il Vecchio are still standing. Its narrow medieval streets and alleys lead up to the highest point of the town, Piazza Grande, which is an excellent example of Renaissance urban design.
The historic part of Chianciano is located on a hill and thanks to the fact that the large, modern, thermal bath complexes have been built elsewhere, it has managed to preserve intact its original medieval appearance. Outside the ancient city walls there is the modern and functional town of Chianciano Terme, which plays host to more than a million visitors a year.
The town of Chiusi is situated in the hilly area in the south of the Val di Chiana and has the oldest origins of all the settlements in the valley; recent finds indicate there was settlement here in the Bronze Age.
San Casciano Bagni is the southernmost comune in the Val di Chiana, on the border with Lazio and Umbria. Its most distinctive feature is its thermal springs (the third-largest capacity in Europe).
