Villa Poinciana is the 2nd most reviewed villa in Western Cyprus on trip advisor (as at November 2018). Consistently over the last 10 years we have provided hundreds of guests from all over the world with a wonderful villa at reasonable prices that have made their vacation a memorable one. Not all satisfied guests are able to leave a review on trip advisor but they are a very good source to any potential guests of the reliability of our villa. The villa enjoys wonderful views of the sea and mountains in a quiet location yet close to many activities in Latchi such as water sports, Jet Skiing, Quad biking, cycling, hiking, para gliding and fishing. The villa is well arranged, offering spacious modern accommodation, bedroom balconies and fully furnished with a modern, exquisite style. You will find a tempting 10m x 5m PRIVATE HEATED swimming pool surrounded in the garden, parasols and sun beds. Please note I cannot offer pool heating between December to February. During the cooler Winter months the villa has proper underfloor heating avaliable for use provided free of charge (Dec-Mid March). Managed by local agents who go to great lengths to ensure all guests are looked after, as is confirmed by many of the trip advisor reviews.The beach is just a 3/4 minute walk away and the picturesque fishing harbour of Latchi with its famous restaurants a 6 - 8 min walk. At night you can sit and relax in one of the local beach bars, enjoy the music, and even take a midnight swim and return to the bar ! Charming Polis is a 5 min drive with its equally wide range of taverns and restaurants, many situated around the paved town square. And of course the legendary Baths of Aphrodite are only 4 km away. Situated just outside Latchi village near the isolated, rugged and scenic Akamas Peninsula, a visit to the legendary Baths of Aphrodite is a must as is boat journey up the Akamas peninsula to stop in many of the coves such as the blue lagoon to swim or snorkel. Ramblers will love the many walks available in the area as the hills and valley are completely unspoiled and simply pristine. However for the younger generation visiting there are a few good nightclubs in the Latchi/Polis area and bustling Paphos is just a 35min drive away. And finally we have high speed internet and Box TV, a real hit with guests with c400 channels over several countries including UK and Russia and plenty of sports channels.

Downstairs a/c units are paid locally and are 7.5 Euros a day. There are 2 but typically 1 is only necessary even in high Summer

Pool heating is £125 a week. Important note : I cannot offer pool heating during December to February months only.

Getting around

A rental car is best to get around to see the local sites. If staying in the village a car is not necessary as all the local amenities are in town and within walking distance. You should be surprised how cheap it is to rent a car that can be delivered to the airport (Paphos only) or to the villa and dropped off at the airport. However a car is not essential and taxis can be arranged to/from the villa c60-80 Euros one way. Bikes and quad bike can be hired to get around the local area

Interaction with guest

I typically call people after they book to introduce myself but I cannot do this until fully paid under the new rules by trip advisor. Before that correspondence is by email but Im happy to talk to a prospective guest. If necessary if the guest is actually in the area before booking they are able to view the property with my agent. I also call guests before they go to wish them a good time and to advise of any potential issues. At the villa we have a comprehensive meet and greet procedure done by my local agents who are on hand for any other queries.

Owner's reply: Thanks to the guest for leaving a review. Yes we did have a water problem for 3 days affecting the whole estate. From what I was told there was a disagreement with who should pay for a new pressure equalising equipment so the council turned off the water supply to the estate for this time, not a satisfactory state of affairs for anyone. The water appeared to run out on the Thursday as the tank on the roof held water for the first 2 days for washing etc. Without knowing when it was going to be turned back on I said to the guest that I would book a local hotel for him on the Friday night, within a 5 min walking distance to my villa and the marina. They could use this for washing/sleeping etc however there being no other problems with the villa, they could have still used the pool, TV etc. I was then notified that the dispute was resolved and the council would turn the water on later that day which they did. I asked the guest could you please hold out just for a few more hours as once the water was turned back on the tanks would have immediately started to fill up again. However he decided to leave on his own accord and I don't believe that warrants a refund. I had a moral duty to sort the guest out with some alternative accommodation which I would have had the water not come back on by late afternoon (he left mid-day) but I don't feel that was necessary what they did. Had it been for a longer period possibly yes but just for 1 night no. I also had to make potential alternative preparations for the next guests moving in the next day who, not surprisingly disappointed to hear this problem, appreciated that this sort of event was out of my control . I organised a villa like for like but thankfully it was not required. They were highly appreciative of my communication and efforts to find a solution. I'm sorry to the guest for this incident that unfortunately was outside my control and he realised this too at the time. He told me himself up to the Thursday he was very happy with the villa. The pressure system has been installed now more than 2 weeks and no more problems. I hope this review goes to show people reading it that we always try and solve issues as quickly as possible and where we are faced with a bigger problem like this try to seek another arrangement. In the 10 years of renting I've never had to experience such a difficult situation.

Owner's reply: Id like to thank the guests for giving a review. Sometimes even good villas experience problems and this was a problem we hadn't experienced before. The fundamental problems centre around the very unusual start to the season, by all accounts the 2nd rainiest Winter since records began and where temperatures were at least 7c lower than normal for the time of year. Like the guest says, my villa can't do villa and pool heating at the same time so as you need villa heating from Dec to early March, I don't advertise pool heating during this time. Sadly for early April the guests were stuck with January weather until it improved during the end of their 1st week. We therefore had to go through an exercise of trying to minimise the electrical use inside the villa so we could keep the pool heater going which worked overtime due to the much cooler air temps and persistent rain. This took several days, much longer than anticipated even though it is still new and more powerful than needed for the size of pool. I thank the guests for helping with this but we were predominantly able to keep it going for the vast majority of their stay. The dishwasher had its day during their stay and we replaced it 2 days later with a new one. The villa on the adjacent side has now been finished and hope there will be no more noise for many more years. We hope we can welcome the guests back at a future date. I think they know that my local agent and myself did all we could to turn things around, the limitation on the pool heating being down to the very unseasonal weather for time of year and that the villa is in a great location and maintained very well.

The villa is very spacious light and airy with everything you need to enjoy a great time. The heated pool is a great addition to any holiday and we used it all day everyday. Michael is a great host and the on site team are excellent. It's just like staying with friends. The restaurants and sea are very close so all within walking distance. If you want a great place to stay and enjoy yourselves this is it. We will be back and would recommend villa Poinciana, Michael and the team to all.
