Nestled on the charming village of Kournas, above the homonym lake, Alva Residence offers a perfect retreat for those seeking a serene getaway in a 1.200m2 plot. The villa's elegant and contemporary architecture combining stone with steel, blends seamlessly into the natural landscape, creating a harmonious atmosphere that invites relaxation and introspection. Although enjoying full privacy, Alva Residence is conveniently located just 850 meters from a traditional taverna, 4 Km away from Kournas lake and a 20 minute drive from Rethymno and its picturesque Old Town. Moreover, this breathtaking villa enjoys stunning natural views, with majestic mountains and a glistening sea in the distance.

Indoor Layout

With its spacious living areas and 4 comfortable bedrooms, the 300 m2 villa can comfortably accommodate families or groups of friends of 8 guests and up to 10 if needed. Step into the future with this smart home, where every aspect of your living experience is designed for maximum comfort and convenience. The home features automatic LED lighting and individually controlled air conditioning to ensure that each room is set to your preferred temperature. The electric curtains can be controlled with the touch of a button, allowing you to enjoy natural light or create a cozy, intimate atmosphere at any time of day. Alva Residence also features an elevator, allowing you to move easily between the different levels.

Ground Floor

The living room boasts a comfortable seating area and for 8 guests, 55’’ smart TV and opens up to a terrace equipped with a 8m2 pool with hydromassage and lounging area, just the perfect place to unwind with a refreshing drink in your hand. The villa's expansive windows offer views to the surrounding lush greenery, from everywhere you stand and facilitate indoor-outdoor living. A few steps away, guests will find the indoor dining area for 8 guests and fully equipped kitchen. With its playful green cabinet lining, breakfast island counter and high quality built-in appliances the kitchen offers all essentials for a self catered holiday and opens up to the BBQ and outdoor dining area at the pool terrace. Furthermore, a bedroom with 2 single beds (they can also be joined together upon request), a sofa bed, 32’’ TV, wardrobe and en-suite bathroom with shower cabin is located on the ground floor. The bedroom also opens up to a small private veranda that also benefits from the stunning views. A WC suitable for guests with restricted mobility is also available.

First Floor

The first floor is home to the master bedroom of Alva Residence with 1,80 X 2,00 bed, 32’’ TV, closet and large windows overlooking the pool and enjoying the wonderful views of the sea and mountains around it. The room also features its own en-suite bathroom with shower cabin, as well as access to a private veranda. From the master bedroom, a wooden path leads the guests to a wonderful lounging spot with an outdoor living space enjoying the best possible views of the area, hills and sea.

Lower Floor

The lower floor of this stunning property is dedicated to fitness and fun, with a spacious gym and a playroom for the whole family to enjoy. The entertainment area offers a 55’’ smart TV, PS5, bluetooth speaker and sofa, as well as access to the pool terrace.

Alva residence also features a gym complete with top-of-the-line equipment including free weights, kettle bell weights, abs bench, treadmill, static bike, multifunction exercise apparatus and 43’’ TV and plenty of space to work up a sweat.

Additionally, the two remaining bedrooms of the Villa can be found on the lower floor, one of which features a 1,80 X 2,00 bed, vanity, 32’’ smart TV, wardrobe and the other one with 2 single beds (they can also be joined together upon request), wardrobe and 32’’ smart TV. Both bedrooms have their own en-suite bathroom with shower cabin and offer direct outdoor access. Finally, an additional WC and a laundry room with washer, dryer, safety box and sink are located in this level.

Outdoor area

The exterior of Alva residence covers 410 m2 and the spacious terrace allows you to bask in the warm sunshine and soak up the beauty of the natural surroundings. The outdoor facilities include:

- A private, 40 sq.m. swimming pool, 1,5 m deep with step access. The pool area is equipped with 7 sun beds, side tables, hanging egg chair and a poolside shower.

- A second, built-in 8m2 pool with hydromassage function with additional lounging area. The pool is 1 m. deep and can also be used as a kids’ pool. Both pools can also be heated for the entire stay with an additional daily charge each.

- A gas BBQ with outdoor sink.

- A shaded, round outdoor dining table for 8 under a pergola.

- Parking space for several cars inside the Villa premises.

- The whole Villa is fully fenced and has a gated entrance.
