The house is on two levels with an open plan lounge, dining and kitchen area on the ground floor. This opens onto a private courtyard which can be used for al fresco dining, maybe a glass of Prosecco before dinner or just enjoying Venice outdoors. There are two matching sofas in the lounge area, one of which converts into a double sofa bed. There is a separate bathroom with wash basin and WC on this level. The house has its own WiFi connection.

Upstairs there are two bedrooms, one with double bed, the other with twin beds. There is a bathroom with shower, bidet and WC. The house has been renovated recently with attractive cherry wood flooring.

All of the beds, sofas, garden furniture and kitchen equipment are brand new.

The house is located in picturesque Dorsoduro, just off the Campo Santa Margherita. It is an easy 5 minute walk to Piazzale Roma and the railway station.

Whether you want to visit the major tourist attractions or just wander the streets and canals getting lost along the way, there are so many ways of visiting the city. If you’ve already been to St. Marks and fed the pigeons, maybe you are looking to experience a more authentic, less touristy side of Venice?

Dorsoduro is known as the hipper “sestier”, less crowded, but still packed with history and culture, with beautiful churches on every square, alongside great bacari – wine bars - and restaurants. The Campo Santa Margherita is the social hub of the area and the centre of Venice’s nightlife is just 2 minutes away. Nearby, Zattere with its view of the Guidecca canal and waterside dining offers another wonderful spot to watch the world go by over a drink or meal and you can catch a ferry to Croatia from the Stazione Maritima. Dorsoduro is also home to the famous Peggy Guggenheim museum.

Despite experiencing more of the "real Venice", access to the main tourist attractions, such as San Marco, is easy and fast, giving in our view, the best of both worlds.

"perfect winter break"

The apartment is conveniently situated for arrival via train or by bus from the airport.
It's very well equipped, dishwasher,washing machine etc and has the bonus of an outside courtyard. Supermarket and ice cream close by ! Also close to the vaperetto.
We hope to return as we enjoyed our stay very much.

"Loved this apartment - 100% will go back"

Just got back and had the most amazing trip to Venice! This was our first visit to the city therefore naturally we were a little apprehensive of where to choose but after seeing such positive reviews on the property we went ahead and booked Ca'dei Guardiani. Josh the owner was so helpful and so prompt with all correspondence – he even provided a guide for us with directions and details on the property and general tips.

We really felt the property was in the perfect location for us – super close to transport and in a less touristy part of town with really lovely traditional bars, cafes and restaurants. We particularly liked Campo Santa Margharita – full of lovely bars and restaurants where the locals hang out and only 5mins from the apartment.

The apartment has just been renovated with a new kitchen which was very modern. The whole property is in excellent condition and very clean – we especially liked the large room sizes, power shower, large living room (with very comfy sofa's) and stylish kitchen. If the weather had been dryer and slightly warmer we definably have used the terrace also! The Property Manager was also very pleasant on arrival and was extremely helpful and informative with everything we asked. An extra bonus for me was the internet access also.

Overall I think the property is even better than the pictures make out. The owner is extremely helpful which made booking and organising a breeze. I am looking to visit Venice again next year in the spring/summer time and will definitely choose to stay at this apartment again. I feel 100% confident to recommend this apartment to any other individual and trust that they would have the same excellent experience that we had.

"A perfect base to explore Venice"

Ca' dei Guardiani is located in the 'real' part of Venice - away from the crowds and yet within walking distance from the main attractions, two vaporetto stops and the bus station. We could not have wished for a better location! The house has everything needed for a comfortable stay including a lovely terrace on which to relax after a hard day of sightseeing. There is also a free WiFi so that we could catch up with e-mails at the end of the day if we wanted to. Josh, the house owner, was very helpful both before and during our stay, with useful advice and recommendations, and only an e-mail away. We have loved our long weekend in Venice which was no doubt helped by the great location of Ca' dei Guardiani - and are keen to go back! Thank you Josh!

"Apartment Needs Updating"

Although the location is good, this apartment did not live up to our expectations. The kitchen and living room furniture are very dated and worn out, to the point that we chose not to use them. Also… More

I would ask that potential guests read the many positive reviews that our previous guests have posted and then draw their own conclusions regarding the downstairs furniture, however we will be replacing the 5 year old sofas and installing a new kitchen in October, after the current peak season when we can have access to the house to do this work.

The group arrived at the house before the official check in time, clearly the cleaning hadn't been finished and it wasn't possible for them to have showers but in fairness to housekeeping, the previous guests had checked out much later than they should have done and they had left a huge amount of mess in the house. Whilst we always try and be accommodating regarding arrival and departure times, it sometimes isn't possible to let guests take possession before the official start of the rental. Nevertheless, on this occasion, we were a bit late in making the apartment ready for the guests and apologies for that as it was our responsibility to do this.

As far as the WiFi is concerned, we didn't have any at the house for 5 years but decided to put a system in place in recent months. The first WiFi system we put in gave 5Gb per month of data, which is a huge amount in terms of e mails, web surfing etc but the way this system operated, it couldn't be “topped up” during the month. In this case it seems that the previous guests had ignored our request to be considerate and they had used an enormous amount of the free WiFi data through downloading of films, Skype calls and on-line games. It was not a question of our refusing to pay more to get more data it just wasn't possible to fix this on the weekend and our lovely Property Manager kindly gave the guests her home system instead. We have now installed a new upgraded WiFi so this problem should no longer arise.

Our reviews have generally been very good, but we do realise that some guests are more demanding than others and we will take these comments on board and strive to improve.

"Lovely private space in great location"

The house was ideally located in an area of real character. It was comfortable and well equipped, and we were lucky enough with the weather to enjoy the courtyard for drinks and eating, such a haven from the bustle of the main tourist areas. I would happily stay at the house when visiting Venice again. Thanks.

"Brilliant location-close to the heart of Venice, in quiet and colourful area"

We loved the location of this flat. It was close to the vaporetto stop or easy walking to all parts of Venice. The flat itself is warm and comfortable, with comfortable beds (including the sofa bed in the living room) Despite torrential rain on a couple of days, our stay in Venice was fantastic, and much enhanced by this property. "Wonderful accommodation"

We stayed in this home in April,2012.We were 2 couples and the accommodation was just great...clean,well furnished,well a great location....very good advice on local matters by the Venice agent.We would recommend this property to 1 or 2 couples who want to stay in Venice for a few days or longer.

"Great location with outdoor space"

5 of us stayed for 1 week in April 2012. The arrival/departure process was easy. We loved the outdoor space and had breakfast outside every morning. This gave us a liitle more space and maybe we would have felt a little cramped without it. The accommodation was very clean and comfortable. Location was great and had plenty of eating places near by. We took quite a few of Josh's suggestions which were all very good. Venice isn't the easiest of places to get around but you just wonder the streets and usually end up where you wanted and see plenty of stunning scenery on the way. The only problem we had was the mosquitoes in the second bedroom. We searched and searched but couldn't find where they were coming from.
I would very happily stay here again.
