Elms Farmhouse is a wonderful luxury Suffolk Country farmhouse of 8 bedrooms and 4 bathrooms, suitable for exclusive hire by groups of up to 18 people. It is located on the edge of the quaint village of Wangford, which boasts 2 lovely traditional country pubs within easy walking distance. The property is also only 3 miles from the delightful and trendy ‘Southwold’, with it’s famous pier, great beaches and fabulous shops, bars and restaurants.
Elms Farm house, which dates back to the 15th Century, has recently been refurbished to a high standard, including the classic large and excellently equipped country-style farmhouse kitchen, with walk-in pantry and all the modern conveniences chefs of all standards would require to prepare meals for all the household. There is a wonderful dining room, with a huge table big enough for the whole group to sit around - very regal!
After dinner, your party can relax in the large reception room arranged as a TV room, with internet TV, DVD and home cinema system, including a library of movies and music. There is another reception which is ideal for letting younger ones take over for those quieter moments. The house also boasts a small library available to guests use, for those quiet reading periods in front of the open fires or out in the private gardens.
There are 8 bedrooms, arranged as 5 doubles, 2 triples & 1 twin. Each room is finished with luxury linen, duvets and pillows to make going to sleep an event in itself. Linen TOC count is 500 (average is 180). The house has 4 bathrooms, (1 ensuite, 1 ‘Jack and Jill’, 2 family) each newly re-fitted.
Elms Farmhouse sits on it’s own private plot of 3 acres of mature gardens and lawns. There is a covered private swimming pool in the garden for all year round swimming. The old farm 'office' has recently been refurbished into a lively games room, containing full size pool table, dart board and table football games centre.
Elms Farmhouse is ideal for a large family & groups of friends looking for that perfect home to base their celebrations or simply to explore the famous Suffolk coastal villages and towns, along with all the many local attractions.
Everyone will quickly relax and feel like they never want to leave.

The kitchen is fitted with all modern conveniences and facilities required to prepare the most sumptuous banquets right down to simple fast packed lunches for day trips out. There are 2 x 4 slot toasters & 2 kettles and a massive teapot so no-one waits too long for tea and toast in the morning. If there exists a tool for the kitchen, it is likely in this one. With one huge separate reception room, and another very useful breakfast / reading room, you can all gather in one or split up, perhaps with the younger members of the group taking over the breakfast room as their own, or it could be used as a room for those quiet moments. It is also an ideal casual breakfast / children's dining area.

Elms Farmhouse sits on its own private 3 acre plot arranged as sweeping lawns and mature gardens. A new swimming pool is planned for summer 2012. There are seats and tables for al fresco dining for everyone. The gardens back onto private farm land and there is an attractive large pond to the front of the house.

Conditions
Rentals are Friday to Friday in peak season, Friday - Monday or Monday to Friday in off peak season.
All bookings are confirmed with a payment of 30% of the value of the booking with the balance payable 12 weeks before commencement. There is a security deposit of £500 held against loss/damages (repaid within 14 days upon satisfactory inspection of the property & linen wash).
Dogs are welcome at a cost of £30 per animal. A larger security deposit of £700 will be required.

East Anglia boasts the driest weather in the UK. The whole area was home to the Angles before the arrival of the Romans some 2066 years ago. It was the largest and most developed area of civilisation for many years to come, with the Romans making their capital in the area. In medieval times, the area was home to a thriving wool trade and other important industries as well as farming. Some of the towns, such as Lavenham and Clare, became very prosperous and managed to hang onto their importance and grandeur even until now. Whereas Dunwich, the largest port in the world at one point, all but disappeared into the sea. Southwold and Aldeburgh expanded and are now sophisticated & cosmopolitan seaside towns, attracting thousands of visitors each year. The east Suffolk coastline is considered one of the best in the UK and there are numerous areas of designated interest or outstanding beauty as well as lots of activities and tourist attractions.
The Southwold / Wangford area
As East Anglia is a major tourist destination, the area hosts lots of attractions too numerous to list here. They range from large 'disney' style theme parks to nature walks and local museums. Do check out google for websites that list these.

We were a party of 12 plus four dogs, ages ranged from 6-78, a great time wasa had by all. The pool was sooo warm, and the cosy fire in the lounge at night just right for an April night. the kitchen was better equipped than my own, and TWO dishwashers was great, We loved the huge dining table, big enough for all dishes to be put out. All rooms were lovely and plenty of bath and shower rooms. It was great having breakfast room with TV for the kids, and the games and books. We went to Southwold Quay and walked across to Walberswick, The Quay has fresh fish and prawns etc, also Fish and Chips. before having a meal in the Lord Nelson. Elms Farmhoiuse is perfect for large groups as it is sooo spacious. lots of nooks and crannies, kids loved exploring. We will all return again for a longer stay, well done to the owners for such a great rental property. Didn't get to the Local pup as we had a great time in the evenings at the house, to good to leave. |

We have just returned from 5 days here. we were a large group aged 6-78. EVERYONE thoroughly enjoyed our stay. The house is massive with huge rooms, not crowded at all. Plenty of room for us all to relax and also eat TOGETHER. The pool was surprisingly large and lovely and warm. The beds were also extremely comfortable.Great location too...could not fault the place...will definitely return! |

Elms Farmhouse is available to rent Fri-Fri in the high season weeks, with Fri-Mon and Mon-Fri as options during non-premium weeks.
Access is restricted to after 4pm on arrival day and clients must vacate the property by 10am on the day of departure.
Dogs are £30 each - by prior arrangement
Payment is via bank transfers or cheques, which must be posted no less than 2 weeks before payment is due. A non-refundable holding deposit of 30% is required at the time of booking. The balance of 70% is due 12 weeks before commencement of holiday.
A security deposit against damages of £500 (£700 if dogs are involved) is payable before commencement of the holiday. This is fully refunded within 7 days subject to a satisfactory inspection. There is also a heating surcharge of £90 for 2012, payable all year round, covering heating, hot water and swimming pool. This is payable per bookings of one week or less.
