A short stroll across the fields takes you to the picturesque village of Offchurch with an award winning Gastro Pub. Hill Top Farm about a mile along the Fosse Way sells fresh local produce including meats, dairy, and bakery. It serves breakfasts and has a Hayloft restaurant. The owners live next door in the converted barns.

The cottage comprises a cosy sitting room and dining area with TV and Freeview overlooking the patio . A seperate fully fitted modern kitchen overlooking a beautifully converted redbrick barn and gravel courtyard.
The double bedroom has a Superking sized bed which can be made into 2 single beds.The bathroom has a bath with shower. The sitting room has a sofa bed so the cottage can accomodate a third person for a short term stay.

Outside the property has a secluded patio area with garden furniture which leads onto a private lawned cottage garden. The garden is south facing and is a sun trap perfect for lazy afternoons. The property is surrounded by stunning views of open fields and has direct access onto an adjacent public footpath.
Bed linen and towels are provided. Also included in the rental price are hot water, heating and electricity.
Complimentary tea, coffee, milk and sugar upon arrival.
(Additional bed linen and towels for the sofabed will be charged at £15).

The region has a wealth of history and interesting places to visit. The famous medieval Warwick Castle and picturesque town of Kenilworth and Castle are close by with Shakespeare's Stratford Upon Avon a little further afield. There are a number of National Trust properties to see including the superb tudor Charlecote House and Deer Park. There are local golf courses and race courses nearby.
Offchurch is a peaceful village about 3 miles from Royal Leamington Spa and Warwick . From Barn Owl Cottage you can take a leisurely walk along the peaceful Grand Union Canal waterway or drive to the tranquil waters of Draycote reservoir. Or simply explore the regency town of Leamington Spa with its quaint boutiques, riverside walks and historic gardens and pump rooms. Stoneleigh Park and National Agricultural Centre, renowned for its indoor and outdoor exhibitions is only 15 mins drive away.

"Perfect in every way!"
Perfect for two, Barn Owl Cottage is very warm and cosy, with a really comfortable bed. It's tastefully furnished and the kitchen is well-equipped. It's very peaceful and there are lovely walks right from the cottage. Easy access to Leamington Spa where we were able to visit our son and family every day. Would definitely recommend it and we hope to stay there again. The owners, who are very friendly and helpful, live on site, but the cottage is completely separate with its own entrance and garden.

lovely little cottage and very quiet /peaceful. all your white goods included in the kitchen. places to visit all within half hour drive. Morrisons 3 miles

"Lovely, cosy cottage"
We had a lovely stay at Barn Owl cottage. It was well situated in the quiet countryside but close enough to local amenities. We loved spending time in the private garden - a great sun trap in the nice weather!

"Snug, comfy, quiet, a great base for exploring from Leamington Spa."
We have stayed at Barn Owl Cottage twice now, in winter and now in early spring. The cottage is compact, fine for two, and you can dine with 3 OK but more would be a problem. The kitchen is small but functional, the heating is efficient, and the bed huge and really comfortable. On a fine day take the folding table and chairs outside and listen to the birds, you won't hear much else.
Access is down a made road from Fosse Way, the turn is marked currently by a white sign board set rather high up and hard to spot against the sky. Parking is easy. There are steps down to the cottage but automatic lights have been installed. Turning right back out onto Fosse Way requires care as it is near a blind crest. The easiest shopping is probably the Tesco in Southam.
If you need a good base for two for exploring the area Barn Owl Cottage makes good sense.

"A great little cottage"
A charming little cottage, well equipped, clean and comfortable. Good location for access to Leamington Spa and surrounding areas; but in a rural setting near to owners property. The owners are welcoming, friendly and helpful. We have stayed here on several occasions and always found it quiet and relaxing.
