A lovely light, bright and spacious modern house on three storeys with fantastic views of the magnificent Kitzsteinhorn Glacier and surrounding mountains. Used also by the owners' extended family, this property is very well-equipped, including a wide range of children's equipment (carry cot, travel cot, bottle steriliser, 2 high chairs, 3-wheeler push chair etc) and toys, making this an ideal base for active or relaxing family holidays in the mountains at any time of year. It is ideally suited to two families, three couples or an extended family including grandparents etc.
Kitzview is located on the edge of the traditional Austrian village of Kaprun (10 mins level walk to centre) in a quiet yet convenient location and only a 10 minute bus/car journey from the snow-sure Kitzsteinhorn Glacier. There is a well-stocked supermarket within 150 metres and the ski bus and nearest restaurants are a similar distance. The local indoor/outdoor swimming pool is a 12 minutes walk away. Whilst a car is not essential, the house does offer use of a secure garage which is also suitable for storing skis, bikes and other equipment.

The Austrian Alps / Salzburgerland / Salzburgerland region
Kaprun and Zell an See are situated in the heart of the Alps in the province of Salzburg in part of the Hohen Tauern national park. It is one of the most spectacular skiing and hiking regions in Austria. The two villages are 7 km apart and surrounded by the ski-mountain peaks of Kitzsteinhorn (3.203 m ), Schmittenhöhe (2.000 m ) and Maiskogel (1.675 m).
In addition, the Saalbach-Hinterglemm (30 mins), Kitzbuhel (45 mins) and Maria Alm (35 mins) ski areas are also accessible by car.

Kaprun is a picturesque traditional Austrian village, with a decent selection of restaurants and accommodation. It has lots of character and no concrete high rise buildings. Nightlife is quieter than in neighbouring Zell, but is still varied and great fun.
In winter Kaprun is the ideal resort for beginners and advanced skiers alike. The Kitzsteinhorn glacier guarantees snow and skiing all year round. There is also lots to do in the summer with amazing walking and climbing, miles of dedicated cycle paths, two excellent golf courses and water sports on the lake just to name a few.
Being only 80 minutes drive from Salzburg international airport means that you will arrive in Kaprun fresh and ready for your holiday.
There are regular market days in neighbouring Zell am See and parades and processions throughout the year. Austria is a country very set in tradition and customs and Summer, in particular, is a great time for quirky village and town events.
Whatever time of the year you visit you will find there is plenty to do, see and visit.

Further details indoors: The property is spacious with a large open plan wooden floored living area providing spectacular views of the Kitzsteinhorn mountain and surrounding area.
The house is well equipped to a high standard with full cooking and laundry facilities. There is underfloor heating in the basement and ground floor living areas and individual radiators in each bedroom. Heating is included within the price.
The first floor bedrooms consist of a twin, a double, and a room with two sets of full size bunks. The double sofa beds in the lounge and basement rooms extends the accommodation to 10 if needed.
The large basement includes a drying room, ski/boot room and multi-functional ancillary room. Washing machine/dryer also.
Full equipment available for toddlers and younger children free of charge - travel cot, carry cot, 2 high chairs, three wheeler buggy, baby bottle warming, bottle steriliser, toys, games, videos/DVDs, books, inflatable paddling pool, toboggans and slide trays. One child's bike (age about 6yrs) plus tag-a-long bike. Children's ski clothing may be available on request.

Further details
This is very much a home from home. We purchased the property as an extended family four years ago and continue to enjoy many happy holidays there at all times of the year. We are continually surprised at how much the area has to offer.
As a winter resort, Kaprun benefits from the glacier and very advanced and extensive snow making facilities on the lower slopes making the ski/snowbaording season a genuine November through to May. Visit between mid December and mid April and you are almost guaranteed that all lifts will be open.
In late spring and summer the region comes into its own with miles of off-road cycle paths, mountain biking, swimming, walking, climbing and general lounging! In addition to the lake at Zell, nearly every village has its own panoramic outdoor pool or swimming lake.
The shoulder seasons of May/June and Sept/October are quieter and generally child free. Probably a good time to explore with the car, or maybe play a bit of golf at the 36 hole course 5 minutes drive away.
Conditions
