A lovely light, bright and spacious modern self-contained private house with up to 4 bedrooms (sleeps 4-10) on three storeys with fantastic views of the magnificent Kitzsteinhorn Glacier and surrounding mountains. FREE WIFI. Used also for holidays by the owner's extended family, this property is very well-equipped, including a wide range of children's equipment (carry cot, travel cot, bottle steriliser, 2 high chairs, 3-wheeler push chair, toboggans etc) and toys, making this an ideal base for active or relaxing family holidays in the mountains at any time of year. It is ideally suited to two families, three couples or an extended family including grandparents etc.
Kitzview is located on the edge of the traditional Austrian village of Kaprun (10 mins level walk to centre) in a quiet yet convenient location and only a 10 minute bus/car journey from the snow-sure Kitzsteinhorn Glacier. There is a well-stocked supermarket within 150 metres and the ski bus and nearest restaurants are a similar distance. The local indoor/outdoor swimming pool spa complex is in Kaprun also. Whilst a car is not essential, the house does offer use of a secure garage which is also suitable for storing skis, bikes and other equipment, in addition to one extra allocated parking space. The property is spacious with a large open plan wooden floored living area providing spectacular views of the Kitzsteinhorn mountain and surrounding area.
The house is well equipped to a high standard with full cooking and laundry facilities. There is underfloor heating in the basement and ground floor living areas and individual radiators in each bedroom. Heating and FREE WIFI is included within the price.
The first floor bedrooms consist of a twin, a double, and a room with two sets of full size adult bunks. The double bed in the basement room extends the accommodation to 10 if needed.
The large basement includes a drying room, ski/boot room and multi-functional ancillary/additional bedroom. Washing machine/dryer also.
Full equipment available for toddlers and younger children free of charge - travel cot, carry cot, 2 high chairs, three wheeler buggy, baby bottle warming, bottle steriliser, toys, games, DVDs, books, inflatable paddling pool, toboggans and slide trays. Four adult bikes. One child's bike (age about 6yrs) plus tag-a-long bike. Children's ski clothing may be available on request.

This is very much a home from home. We purchased the property as an extended family ten years ago and continue to enjoy many happy holidays there at all times of the year. We are continually surprised at how much the area has to offer.
As a winter resort, Kaprun benefits from the glacier and very advanced and extensive snow making facilities on the lower slopes making the ski/snowbaording season a genuine November through to May. Visit between mid December and mid April and you are almost guaranteed that all lifts will be open.
In late spring and summer the region comes into its own with miles of off-road cycle paths, mountain biking, swimming, walking, climbing and general lounging! In addition to the lake at Zell, nearly every village has its own panoramic outdoor pool or swimming lake. The recent addition of the Tauern Spa World in Kaprun is icing on the cake.
The shoulder seasons of May/June and Sept/October are quieter and generally child free. A good time to explore with the car, or maybe play a bit of golf at the 36 hole course 5 minutes drive away.
The Salzburg Region
Kaprun and Zell an See are situated in the heart of the Alps in the province of Salzburg in part of the Hohen Tauern national park. It is one of the most spectacular skiing and hiking regions in Austria. The two villages are 7 km apart and surrounded by the ski-mountain peaks of Kitzsteinhorn (3.203 m), Schmittenhöhe (2.000 m) and Maiskogel (1.675 m).
In addition, the Saalbach-Hinterglemm (30 mins), Kitzbuehel (45 mins) and Maria Alm (35 mins) ski areas are also accessible by car.
The Kaprun/Zell am See region provides:

Kaprun is a picturesque traditional Austrian village, with a decent selection of restaurants and accommodation. It has lots of character and no concrete high rise buildings. Nightlife is quieter than in neighbouring Zell, but is still varied and great fun.
In winter Kaprun is the ideal resort for beginners and advanced skiers alike. The Kitzsteinhorn glacier guarantees snow and skiing all year round. There is also lots to do in the summer with amazing walking and climbing, miles of dedicated cycle paths, two excellent golf courses and water sports on the lake just to name a few.
Being only 75 minutes drive from Salzburg international airport means that you will arrive in Kaprun fresh and ready for your holiday.
There are regular market days in neighbouring Zell am See and parades and processions throughout the year. Austria is a country very set in tradition and customs and Summer, in particular, is a great time for quirky village and town events.
Whatever time of the year you visit you will find there is plenty to do, see and visit.

"Perfect house, in the perfect location for the perfect holiday"
It was lovely to have a private home with all the conveniences. Very close to everything one needs for a ski vacation. Near supermarket, restaurants, ski bus, ski slopes, the village with children's ski facilities and very convenient that we could use all the ski attributes in the house. We stayed there with 4 adults and 4 small children, therefor as well affordable and nice to have a spacious home to come back to after a days outdoor fun and able to relax in the evening.

"Fabulous house in an excellent location"
Along with a group of friends we have returned to Kitz View 6 or 7 times in the last 9 years
The house is immaculately maintained and clearly built to an owners specification with unusually generous room sizes (unlike the tiny bedrooms the French offer!)
We like the location because we can easily access a number of resorts within a 30 min drive such as Saalbach Hinterglemm, Kitzbulel, Zell, Maria Alm. The Kitzsteinhorn glacier is only a 5 minute drive
The property is a 5 minute walk from the centre of Kaprun itself which offers great bars and restaurants at reasonable prices

"Kaprun ski trip"
Had a great week here, spacious, warm, modern house that was well furnished and just a few minutes walk from the bars and restaurants. There is a super little supermarket a minute away that we got all we needed from including fresh bread every day. There is great skiing locally in Zell-am-See or on the Kitzsteinhorn but those who have big appetite for skiing I would recommend hiring a car because within 30 minutes you can ski a different resort every day including Kitzbuhel and Saalbach. I would recommend the little known resort of Maria Alm which is a hidden gem. We ate out every lunchtime and most evenings and the food is always good and well priced and I certainly won't be going back to France. Thoroughly enjoyed our stay and would recommend it.

"fantastic A1 apartment/house"
We booked the house for a ski holiday in Kaprun for two families (4 adults and 3 kids aged 12,10 and 7)Having stayed in Kaprun on two previous occasions we knew the area well and decided that we preferred the freedom of a self catered house.The photos looked great and the description seemed to be perfect for us so we booked through the owner who was very accomodating and friendly with us from the start.On arrival we were so pleased that the apartment was even better than described!!! It was perfect and contained everything that you could possibly need from the ski drying room to fantastic bedrooms. The view from the lounge to the glacier is fantastic too and we honestly have absolutely nothing negative to say.We will return to Kaprun again and this will be our number 1 accomodation choice. The bus stop is a two minute walk away and it runs every few minutes to both the glacier ,zell am see and kaprun centre.The supermarket is also a two minute walk and stocks everythng you could need including cheap mulled wine!!!!!!!
The skiing was fantastic with queue free lifts and the prices of food and drinks on the mountain were good too compared to last years trip to France.
overall we wont stay anywhere else when were in the area its just perfect!!! Many thanks to the owner (Martin Truman) for letting us stay.

"Great family home in a perfect location to explore the wonders of Salzburgerland!"
We are a family of 4 - one 2 yr old and one 7 yr old, along with mum and dad! For this holiday we also took Gran too.
This home, not house, was perfect for us! Very clean and laid out perfectly for a family holiday - open plan living area but plenty of bedrooms. The home has a kitchen which has all the mod cons you'd expect at home and is a welcome surprise on holiday!
Kaprun itself is small but adequate - it has all the basics you need. It is wonderfully positioned to explore Salzburgerland - an amazing area full of fabulous things to do as a family. The home has lots of information to help plan your holiday, plus tips from previous guests.
The area is outstanding as an area of beauty and will stay as one of our best family holiday ever! We will be back and we will stay at Kitzview!

"A superb holiday, spent in excellent accommodation amidst glorious scenery."
This house is spacious, and can accommodate 6 adults and 4 children very comfortably. The kitchen is remarkably well equipped, the beds are very comfortable, and there is plenty of room to relax. There is a good supply of books and films, and a wide range of games and films for children. The local Billa supermarket is out of sight but only 3 minutes walk away, and provides a very wide range of food and drink and all the other household items you might need. There are plenty of restaurants within easy walking distance in Kaprun, as well as other supermarkets and shops. There are bus stops within two or three hundred metres of the house, very useful in the ski-ing season but also in the summer for travelling to surrounding areas. There are so many beautiful places to see in the local countryside, and pleasant walks in abundance. Altogether an excellent base for a relaxing, happy holiday.

"Lovely place to stay for a late summer break"
Very good location, excellent ameneties and felt just like home for a week.
Would recommend the trip up to Weiss Zee and also the Grossglockner glacier road, we drove it twice! So much to do in the summer, we left some for our return visit. All the cable cars were open so there was excellent walking in the mountains.
