Kitz 6 is a modern, spacious, exclusive apartment that sleeps up to 10 guests. The 3 bedroom apartment is 100m2 and located in the picturesque village of Kaprun. In the summer you can choose from 40+ activities in the area of the Europa Sports Region which is inside the beautiful Hohe Tauern National Park, Austria. Kitz Residenz 6 is an exclusive all year round apartment on a 1st floor, with 3 large bedrooms. It has a fully fitted kitchen, large lounge, dining area, sunny south facing balcony, 1 bathroom, 1 shower room, 2 WCs, washing machine/drier, separate ski & boot basement.

Kitz 6 is only 70m from a free ski bus stop to the 3 local World Class Skiing & Snow Boarding mountains of: Kitzsteinhorn Glacier 3200m (5 mins away), Maiskogel 1675m (2 mins away), Schmittenhohe 2000m Zell am See (10 mins away). A total of 130km of pistes and 53 lifts in an accessible area for all abilities. Within 1 hour drive time you can access more World Class Ski resorts of Pissendorf (5km), Kitzbuhel (50km), Lofer (40km), Hollerbach (25km), St Johann and Kirchberg (55km), Saalbach (25km), Leogang (35km) and Hinterglemm (28km). Up to 1 hour's drive to Saltzburg, Krimmml Waterfalls, Grossglochner Pass (3200m) and Eagles Nest, Berchtesgaden.

Ski equipment basement via the main front doors to the complex access you to store all skis, ski / snow boots(including a boot heater) snowboards, golf clubs, bikes and hiking equipment.

Kitz 6 boasts breathtaking views from the balcony of the Alps and the Kitzsteinhorn Glacier.

Kitz 6 is a light, spacious, exclusive apartment with stunning panoramic views all round and is private. It is perfect and spacious to accommodate large families/2 families or small groups of friends for a perfect ski, snowboard or summer activity holiday. It has full central heating radiators in all rooms. The balcony has 8 chairs and table outside to relax on, enjoy the panoramic views of the mountains and take in the soothing clean air. It is a strictly no smoking apartment.

Within 100m is the Gasthof Hotel Open Air Swimming Pool & Indoor Sauna and Steam facilitieswhich are available for use for a small fee. It also serves breakfast, lunch & dinner. Local bakery 10 min walk away also delivers. Other very good restaurants are within easy walking distance including the Dorf Krug & Dorf Stadl for Austrian & Fondue dishes & Bella Casa for Pasta's & Pizzas, all at good value. Kaprun has all the amenities for a comfortable stay within 800m.

Conditions

Deposit of 25% is required at the time of booking. (non refundable). Recommend you take out appropriate travel insurance to cover cancellations and ski insurance. Full balance will be required 2 months prior to departure. Minimum surety deposit of €300 or £300 will be required at the time of balance. The surety deposit is refunded upon a satisfactory inventory check, completed on departure. Any damage, breakages or excess cleaning will be deducted from the deposit and the balance returned.
Saturday's prefered during the peak ski season, but days can be flexible providing it does not effect bookings. Departure by 10am on day of departure.
A reasonable clean, tidy and rubbish removal is expected by guests before departure. Access from 4pm on date of arrival.

Zell am See centre is 6km to this Austrian medieval royal town, exclusive shops, ice rink and the beautiful Lake Zell are only 10 minutes away. The new Tauern Spa Kaprun has the state of the art spa, sauna and swimming facilities only 5 minutes drive away from Kitz Residenz for your post ski relaxation, swim, spa or treatments.

Salzburg 90km 75 minutes away. Birthplace of Mozart, a perfect day trip for shopping and sightseeing.

Kitzbuhel 45km, Mittersill 25km, Eagles Nest (Spring to Autumn Only) 60km, Grossglockner, Austria's highest mountain, a spectacular 3,798m, Krimml waterfalls the largest waterfall in the Alps are only 35km away.

Climate goes from a sunny 35c in the summer to good snow conditions in the winter and -15c.

The Kaprun area

Kaprun is in the heart of some of the best skiing in the world, guaranteed skiing all year round on the Kitzsteinhorn glacier 5 km away and located in the beautiful Hohe Tauern National Park.

There are plenty of cafes, restaurants, shops and facilities within 100- 800m of the Kitz Residenz apartment in Kaprun Village Centre, including a new Spa Centre with saunas, steam rooms, solariums and good indoor and outdoor swimming pools.

Kaprun is a pretty Village with good facilities and reasonable night life, but not noisy! There is more night life in Zell am See, which has plenty of bars, cafes and restaurants if you are looking for more variety and only 10 minutes drive away.

There are 2 supermarkets are within walking distance of 1000m. Choice of shops, banks, post office, tourist information, night clubs, ski and sports hire shops are all close by in the village centre (all 500-1000m away).

The Krimml Waterfalls are the largest in the Alps and the Grossglochner 3798m is the largest mountain, both are close by! In the summer there is over 400km of hiking routes and 720km of mountain biking routes for all abilities plus is was home to the Mountain Biking World Cup Finals! Lake Zell is only 10 minutes away and has a couple of small grass area for swimming from during the summer only! You can skate on it in the winter! There are several glacial lakes close by where you can relax in the summer in the fresh mountain air. Temperatures in the summer are 20-30 c, but it never gets humid or sticky as the village lies at 800m above sea level.

Three hour drive time over the Grossglockner Mountain Pass takes you into Italy and down to the Mediterranean and Venice is 4 hours drive.

“Great place to stay with every home comfort” Just having a weeks per Christmas skiing and this is a fantastic place with plenty of room for 6 adults. Lovely apartment, comfy beds and great view of the Kitzsteinhorn mountain. We were given loads of information prior to our holiday bt the owners which really helped. We have already skied a different area every day with plenty more to choose from for the rest of the week. Would definitely recommend it and willing be booking again.

“Fabulous apartment, service and location.” What a fantastic break we had the apartment is incredible, well appointed, clean, and with views to die for. Easy to get to in a lovely village, well situated with very close access to the ski slopes and uplifts. The apartment is spotless and has everything one needs. Don't eat in all the time though as there are some fantastic restaurants in the area, some within walking distance. This apartment is for the descerning, people who expect good service, clean and serviceable rooming with quality at a very reasonable price. The location is incredible as are the views from the lounge windows or in less snowy weather the private balcony. Lots of private parking and all the trimmings such as boot driers and ski racks in a secure cellar area. Book here and you will not be disappointed.
