A charming extended two bedroom Victorian Boutique Cottage situated in the heart of the conservation area in the historic town of Eye. The size and feel of a village, Eye in North Suffolk, has a rich history that is reflected in the diverse architecture and other features in this quiet and pleasant little market town. Ideally situated in the heart of East Anglia, it is an ideal base for exploring the region's attractive villages, countryside, beaches, amenities and attractions.

The cottage blends both period charm with modern day living and features (mostly) recently installed double glazed timber windows and full gas central heating. The deceptively spacious accommodation comprises a comfortable dual aspect sitting room with feature stove and original Victorian pine dresser, large dining room with large round dining table with six chairs and pretty windows overlooking the adjoining gardens (the neighbouring property's communal gardens), excellent size kitchen with feature brick floor and range of 'Habitat' units with solid wood work tops, splendid full-size Rangemaster cooker and large fridge/freezer, washer/dryer, microwave also ), first floor landing with skylight window leads to: Main Bedroom with distressed rustic style waxed bedroom furniture including kingsize bed, tallboy chest of drawers, double wardrobe, mirrors and bedside cabinets, Bedroom Two features chic white decor with matching bedroom furniture including double bed and built in double wardrobe and the bathroom features a contemporary white suite with wenge effect porcelain tiles and contrasting duck-egg blue painted walls. The bathroom benefits from underfloor heating and a power shower over the extra wide bath. Flat screen TVs in the sitting room, dining room and main bedroom. Unlimited WIFI. A travel cot can be found neatly stored in the base of the wardrobe in the second bedroom and a high chair can be found in the lounge. The owners supply kitchen hand towels, tea towels, bathroom towels and bed linen with four pillows in each bedroom. Guests are kindly asked to take their own child's bed linen if they wish to use the travel cot.

The property was bought and refurbished as a second home by the current owners and, as such, is fitted to an excellent standard. The owners bought the cottage after being frequent visitors to Eye for many years and spent four nights a week there until they started a family five years ago and now sadly don't have the time to spend there. The charm and the feel of the town were important factors in deciding to buy a cottage in Eye, but so was its excellent central location, being almost equidistant to Norwich, the coast (Southwold and Aldeburgh), Bury St Edmunds, Ipswich and all of the beautiful villages and towns in between.

Eye has a great variety of shops including a bakers, TWO butchers, TWO Co Ops, a newsagents, a deli, a lovely village pub, a hardware store, various antique and gift shops, beauty salon, hairdressers, post office, two restaurants and a number of cafes/tea rooms.

The nearest 'big' town is Diss, just over the Suffolk/Norfolk border, around five miles away (5-10 minutes by car). Diss has a bustling pedestrianised quaint high street with shops such as Boots, Superdrug, Costa Coffee, Co Op supermarket, chocolaterie and a number of wonderful independent shops (Carnells the butchers is highly recommended!). Diss also has a Morrisons and a Tesco for the 'bigger shops' not to mention a choice of restaurants. You will also find a great park in Diss for the children with a large play area (which has had huge investment over recent years), a stunning Mere with lots of ducks and swans waiting to be fed, a large soft play centre (Monsters) and a swimming pool.

Thornham Country Park is just 5 minutes by car and has approximately 12 miles of marked footpaths on the Thornham Estate and offers some surfaced paths, suitable for push chairs and wheel chairs, which leads for half a mile to the Thornham Walled Garden and takes walkers past birds hides, a pets cemetery, along the Thornham Rock Trail to the Victorian Foll. There is a cosy tea room at one end together with a children's play and picnic area and a restaurant at the other end.

The Ruins of Eye Castle in Castle Street is less than 5 mins walk from the cottage (seasonal opening)

Eye has its own equestrian centre who are happy to arrange lessons for complete beginners right through to advanced riders.

Banham Zoo sits just outside Diss and also makes a great day out for the little ones.

The cottage is is also well positioned for access by car for Thetford Forest, Newmarket, The River Deben and The Norfolk Broads.

The Norfolk Broads makes a truly lovely day out and is recommended for all ages, lots of places to eat overlooking the water and boats for hire.

Thetford Forest is home to 'Go Ape' and is also a super place for walking, cycling (bike hire available), playing, picnic's and simply enjoying the natural beauty of the forest and all it has to offer

Gorleston – great for children with a lovely long golden sandy beech with children's paddling pool set on the beech itself
