5 Star Gold Award River Cottage/Villa is on a peaceful meander of the River Tees. Private access to the river, allows undisturbed fishing & spectacular views of open fields and local wildlife i.e herons, otters and kingfishers.

This riverside bungalow contains four bedrooms, a wet room, en suite bathroom with additional toilet, utility room and an open-plan living area, and conservatory. All staged on one level, accessibility is perfect for wheelchairs. Bedrooms are uniquely decorated.

Visitors can make use of the alfresco barbecue area or the pubs and restaurants in Gainford. The open-plan lounge contains a wide-screen LED television and smart TV network also allows users to browse thousands of films, and documentaries. Free WiFi with network sockets is also available in all rooms. Both bathrooms are fitted with hydrotherapy baths, showers and chromotherapy lighting, to create a more relaxing ambience. The village of Gainford offers two pubs, a post office, a hairdressers, coffee shop, corner chop and butchers. There is also a direct bus service to Barnard Castle and Darlington which connects to the East Coast mainline.

River Cottage is ideally situated for walking or cycling in Teesdale and the Yorkshire Dales – and no further than an hour away from the coast, the Lake District and the historic city of Durham. In addition, the town of Barnard Castle, home to the Bowes Museum, is just up the road and the Shildon Railway Museum is about 20 minutes away.

Booking Conditions for River Cottage

In these Booking Conditions “we”, “us”, “our” and “the Owner” means The Owners of River Cottage. References to “you” and “your” mean the person making the booking (the “party leader”) and all members of the holiday rental party who have been accepted by the Owner (including anyone who is added or substituted at a later date). These Booking Conditions set out the basis of your contract with the Owner. Nothing in these Booking Conditions affects your normal statutory rights.

1. Your booking

All offers and bookings are subject to availability. The party leader must be at least 25 years of age at the time of booking. The party leader must be authorised to make the booking on the basis of these Booking Conditions by all other members of the holiday party. By making the booking, the party leader confirms that he/she is so authorised and that all other party members agree that the booking is subject to these Booking Conditions. The party leader is responsible for making all payments due to the Company. Your booking is made as a consumer and you agree that no liability can be accepted by the Owner for any expenses, costs, losses, claims or other sums of any description which relate to any business, howsoever suffered or incurred by you. When the Owner issues a written confirmation (see below) to you, this signifies that the Owner has entered into a contract with you, which is subject to these Conditions. The Owner has the right to refuse any booking prior to the issue of your written confirmation, and if the Owner does this, the Owner will tell you in writing and promptly refund any money you have paid. When you receive your confirmation, the details must be checked carefully. If anything is not correct, you should tell the Owner immediately.

Please note: We will provide you with your written confirmation either by post or by email. If you book by post or telephone we will send your confirmation to you by post unless you advise us at the time of booking you would prefer it to be provided by email. All references to “your written confirmation” therefore means confirmations provided by post or by email as applicable. It is your responsibility to check your emails regularly and to advise of any change to your email address.

2. Paying for River Cottage

When you book River Cottage you should pay the deposit due by sending a cheque or payment to the Owner. Providing the booking can be confirmed, the Owner will then send your written confirmation to you as soon as reasonably possible showing your booking details and the balance of your total holiday cost which must be received by the Owner no less than 8 weeks before your arrival date at the property. If you book less than 8 weeks before your arrival date, payment of your total holiday cost is due immediately. If any payment due in relation to your booking is not paid by the appropriate date, the Owner is entitled to assume that you wish to cancel your booking. In this case, the Owner will be entitled to keep all deposits paid or due at that date. The Owner normally sends out a reminder to you before your booking is cancelled. If the Owner does not cancel straight away because you have promised to make payment, you must pay the cancellation charges shown in Section 6 depending on the date the Owner reasonably treats your booking as cancelled.

3. Cancellations or changes to your booking by the Owner

The Owner does not expect to have to make any changes to your booking, but occasionally problems occur and bookings have to be changed or cancelled. If this does happen, the Owner will contact the party leader (by telephone where reasonably possible in the case of a significant change or cancellation, minor changes will be notified by post or by email) as soon as is reasonably practical, explaining what has happened, and inform you of the cancellation or change.

If a significant change has to be made (and the change is not acceptable to you) or your booking has to be cancelled, the Owner will, if possible and as soon as reasonably practical, offer the party leader an alternative date for the similar time of year. If you do not wish to accept a significant change, you will be entitled to cancel your booking and receive a full refund of all monies paid to the Owner. So as to keep any period of uncertainty to a minimum, the Owner will, whenever reasonably possible, communicate with you by telephone in the case of a significant change or cancellation and you are required to do the same. The party leader should tell the Owner as soon as reasonably possible whether you wish to accept any change or alternatively whether you want a refund. In the unlikely event that the party leader fails to tell the Owner that you wish to accept any change the Owner is entitled to assume you wish to cancel your booking and receive a full refund of all monies paid to the Owner.

Please note the above options are not available where any change made is a minor change.

4. Circumstances beyond the control of the Owner (Force Majeure)

Except where otherwise expressly stated in these Booking Conditions, the Owner shall not be liable, for any changes, cancellations, effect on your holiday, loss or damage suffered by you or for any failure by the Owner to perform or properly or promptly perform any of their respective obligations to you which is due to any event(s) or circumstance(s) beyond the reasonable control of either the Owner (referred to as “force majeure” in these Conditions). By way of example, force majeure includes fire, flood, exceptional weather conditions, epidemics, destruction or damage of the property by any cause (other than negligence of the Owner) and all similar situations. In appropriate cases (for example where your booking has to be cancelled before departure due to force majeure) the Owner will, however, refund to you all monies paid to them by you for your booking. No compensation, expenses, costs or other sums of any description (including without limitation the cost of securing an alternative property/accommodation) will be payable in such circumstances by either the Owner to you.

Sweeping from the historic town of Berwick upon Tweed in the north, to the village of Tynemouth with its golden sands and rolling surf, in the south.

Northumberland's Heritage Coast is a popular holiday area, both for day visits and as a main holiday, being easily reached by both private and public transport.


There are plenty of things to do in this area.

Go exploring in the local woodland area, where you can discover lots of wildlife and stunning scenery.

There are plenty of local restaurants, pubs and cafes to relax in and experience some of the friendly Northern Cul;ture.

Hire a bike and cycle around the beautiful area or just relax in your peaceful surroundings and breathe in teh fresh countryside air.

"Stunningly luxurious accomodation with fabulous river view supported by attentive owners"

Luxuriously equipped and spacious property, very well presented and clean. Ideal for families and friends with helpful and attentive owners in easy reach. River views and the dinning area are truly breathtaking. while the layout and accommodation enables flexible entertaining and use if desired. Everything you could wish for is provided so that it realy feels like a home from home. We have already stayed here three times and expect to come again.

My wife and I arrived at River Cottage and were greeted by the owners Sarah and Paul, terrific hosts who were easily contactable for anything we needed for our stay. It’s hard to know where to start on a review as there are so many positives to this wonderful place. The quality of fittings, the technology on hand and the attention to detail throughout the cottage are all outstanding. The conservatory area is amazing, perched over a view of the River Tees that was like an ever changing canvas. A walk outside, or just open the side doors to take in the relaxing sound of the river and watch the diversity of wildlife (including an otter during our stay) We loved the cottage and cannot recommend a visit here highly enough. In addition, it is an excellent base to explore the surrounding attractions – Durham, Upper Teesdale to name a couple. This wasn’t an area we had previously considered for a holiday but we plan a return to the cottage next year.

"Great house in a quiet relaxing location, fantastic river location"

We had a great stay, very relaxing, amazing views of the river. Locals very friendly. Lots of great walks on the door step, for those less able plenty of places to visit. We would love to stay again in the summer to make use of the outside space.

"Peace, tranquility and comfort"

When we arrived at River Cottage we were greeted by Sarah who was very welcoming and friendly. As we entered the property we were amazed at how spacious it was inside, much bigger than it looked from outside. The cottage was very warm and comfortable with everything we required for our weeks stay. We travelled with our two elderly moms who have limited mobility, but they had no problem at all getting around the property. They found the wet room very good. Our daughter and her boyfriend joined us either end of the stay, they are both early twenties and they found the accommodation and the surrounding area really nice, so the property is ideal for a wide age range. The location of the cottage on the river side was beautiful, the scenery changing each day, watching the rabbits across the river and the ducks going backwards and forwards it was hard to drag yourself away from the view! We were quite lucky with the weather but had it have been warmer it would have been lovely to have sat out on the patio area. When we did manage to get ourselves away from the view we found plenty of interest in the surrounding area and found the people to be very friendly. All in all it was a great holiday in a lovely cottage with outstanding views.

"Fantastic Property/Location"

We, 4 friends of 70 years of age stayed in this property during May 2012.. It is very well equipped, modern, light and has beautiful views of the river. We had a fantastic time. We forgot some birthday presents for our grandchildren and Sarah's son kindly sent these to us with delivery the next morning. Thanks. Can highly recommend.

"fantastic house"

The house was absolutley beautiful and had everything we could have wished for. All the finishing touches make such a difference. It was extra,extra clean and the owners were lovely. Have recommended it to family and friends already.

Excellent accommodation. Our family ranged from 9-65 years and we were all catered for. We loved the location with the River Tees at the back of the bungalow. There were games for the children, separate areas for quiet visitors to use, all bedrooms had quality bedding, curtains, wardrobes etc. we felt the accommodation had been finished to a very high quality standard. We have already been asked for the details for River Cottage by friends and family. Excellent holiday, we will be back!!

We felt welcome as soon as we arrived in the village .. everyone is so friendly. The owners are really nice and we were made to feel that nothing would be too much trouble. The bungalow is exactly as was described and pictured..with everything you could need. Open the door or look out from the conservatory and what a delightful scene...a river with ducks and other wildlife. There are plenty of places to visit but we would have been happy just to stay at River Cottage for the whole week!! Molly our Westie loved the riverside walks..she took us everyday!!
