A superb property as Set in a rural hamlet offering a peaceful location for getting away from the stress and strains of everyday life yet offering all the necessary facilities to make a holiday enjoyable for all age groups. Nicotiana is a superb renovation of a 19th century barn building, which has been converted to create two luxurious self contained four bedroom gîtes. Set in countryside in the golden triangle between the 'Cité Médiévale' of Gourdon, Sarlat and Rocamadour & 3.5km from the Dordogne border, with the Dordogne River being just 5.5km away. The barns are well situated for all the sites and attractions the area offers.

Nicotiana has the advantage of the early morning sun at the front of the property until the afternoon and the afternoon and evening sun at the rear, making the patio decking ideal for evening dining. A table and chairs is provided at the front of the house as well as the rear for full use of the sunshine.

Nicotiana which sleeps 8 + Cot, is one of 2 gîtes created from an old stone barn, providing spacious, comfortable, self contained accommodation, whilst retaining many beams and original features. This property can be rented together with its sister property Tuksumduin next door to enable large groups of friends or families to enjoy a stay together. The two combined properties will sleep 16 + cots.

Nicotiana has a fully fitted kitchen diner complete with full cooker, microwave, coffee maker, fridge/freezer, iron and ironing board. Plenty of crockery and glasses are provided, and the cupboards well stocked with cooking aids, should you decide to dine in.

The utility room contains a shower and wc and washing machine.

The lounge area is spacious and comfortably furnished with three 3 seater sofas, a midi hi-fi system, sideboard, TV / DVD coffee table and a small selection of books.

Open tread stairs from the kitchen diner lead up to a 4 spacious bedrooms and furnished with comfortable beds and ample wardrobe and drawer space, there is also room for a cot in the bedrooms .There is a family bathroom with shower.

Doors at the rear of the kitchen/diner lead out to the patio decking complete with bbq & table & chairs for those warm summer evenings, when you prefer to eat outside or just watch the sun go down whilst sampling the local wines. The patio looks out onto a garden area with flowers, whilst the front of the property overlooks farmland.

The Midi-Pyrénées region

There are lots of things to do in this beautiful region of France to suit all tastes. The ancient countryside, steeped in history is superb for walking, cycling, fishing, canoeing, or exploring the numerous medieval villages, castles and monasteries in the area particularly from the time of The Hundred Years War (1336-1431), including the famous monastic village of Rocamadour where you will also find monkey, butterfly and eagle parks. Visit the local markets, enjoy the fabulous local cuisine in the nearby restaurants and cafes or hire a canoe for the day and drift effortlessly downstream, maybe stopping for a B.B.Q. on the way.

Cars, taxis, bicyles, canoes, horses are available for hire and there is a 18 hole golf course at Souillac which also has a waterpark. There are various music festivals throughout the year to suit all tastes. Jazz, rock, classical and blues are all represented whilst local village fetes happen throughout summer.

Sarlat la Caneda - magnificent medieval city, renowned Saturday market, cathedral, churches, ramparts.

There is a cinema in Gourdon, swimming pool, and tennis courts. There is an Aqua parc in Souillac and numerous fishing lakes. Fishing permits can be purchased at the supermaket in Le Vigan.

"Fantastic Accommodation and area"

We stayed here for 2 weeks and had a fantastic holiday. The barn was huge and very clean! We were all very impressed with the decor and the standard of the furniture. We would definitely recommend this property.

"Out in the country, not far to travel to idyllic and picturesque places."

Visit local markets and places such as Gourdon, Masclat, Domme, Souillac in this beautiful region of France. Taste the fabulous local cuisine in local restaurants and cafes. Enjoy the countryside and parks by walking, fishing or water-sport activities. Peaceful location for getting away from it all providing an enjoyable stay.
