Coral Bay Villa Royale combines the superb design and grandiosity of a 5 star hotel with the privacy of a home-away-from-home.

A spectacular 7 bedroom villa complete with private pool, jacuzzi/Hot Tub, sun pavilion, private gardens, children playground and splash pool.

The space

Villa Frontage

A villa that presents an air of refined elegance fit for royalty, this palatial villa unfolds over 1,200 square meters of light-filled lustrous and textured spaces that frame startling, take-your-breath-away views. The villa is situated on an impressive private plot of impeccable landscaped gardens. The spectacular tree-lined driveway and regal, sweeping staircase of marble and bespoke balustrade set the tone for this breath-taking villa. Wrap around balconies to both the ground and upper floors complete the fairy-tale picture.

Privacy

Apart from a magnificent villa with a breath-taking view, Villa Royale is one of the most private places in the area. Peace and quiet are guaranteed offering you the perfect opportunity to celebrate your special occasion in private or just relax with your family. It is extremely difficult for anyone to access the villa from the outside due to the private gated entry at the front and rear of property.

CCTV and access to a safety deposit box are extra safety measures taken by the owner.

Parking

Up to 20 cars and even a bus can park safely at the rear of the villa.

Dream wedding venue

The gardens can be easily transformed into a magical wedding set-up. The beautifully landscaped 8000sqm garden can accommodate up to eighty wedding guests. Under the guidance of the couple or of a wedding planner tables can be set and the whole garden can be decorated, creating the atmosphere of an intimate celebration. Catering and decoration can also be included in our space. What better way to celebrate your special day than dancing under the garden lights surrounded by 100 palm trees? Our garden can be transformed into the perfect fairy-tale scenery!

Villa Management is able to assist you in planning your ultimate Dream Wedding as we work with some of the best suppliers on the island, please enquire for further information.

Events - Cost:

For weddings taking place at the villa (ceremony and / or reception) and for any other special occasions (parties etc.) the following special rates apply:

For up to 80 guests maximum: A surcharge of 800 euros is to be paid upon arrival directly to the owner. A clean is carried out the morning after the wedding by the villa's cleaning team and is included in the surcharge.

Notes:

Please note a refundable security deposit of 1,000 Euros is required to be paid locally upon arrival directly to the property manager by credit / debit card. The security deposit is refunded, subject to no breakages

Rates include:

Bed linen, bathroom towels, pool towels

FREE Mid stay clean including change of bed linen and towels (for stays exceeding 9 nights)

Rates do not include:

Heating of the swimming pool is charged at the rate of 83 GBP per night. Please note that the facility requires 24 hours to reach the appropriate temperature. A minimum of 7 nights use is required.

Events - Terms and Conditions

1. No additional guests are allowed to attend the property for a function (ie. breakfast, dinner, party etc.) without the prior written consent from the owner. Please note that only the number of guests specified by the paying customer are allowed to stay at the villa.

2. Only approved wedding suppliers will be allowed to work in villa.

3. No live band music is permitted at the villa – SHOULD CUSTOMER WANT TO HIRE VILLA FOR AN EVENT/ WEDDING, THE VILLA OWNERS MUST BE NOTIFIED PRIOR TO BOOKING AND ONLY APPROVED PLANNERS AND SUPPLIERS WILL BE ALLOWED TO WORK IN VILLA.

4. Music only permitted up to 11:30pm

5. No pets allowed at this property.

6. No smoking inside the property.

7. The minimum duration of stay at this villa is 5 nights during low season, and 7 during peak season

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Kostas (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
