We are spectacularly located in a prominent elevated position in a South facing valley which brings long hours of sunshine and a favourable micro climate. The house is approached by a lane which winds its way from the main road, crossing over a river by an ancient bridge and then winding upwards through olive groves to reach the property. There are extensive private wooded grounds which drop away from the house giving a real sense of privacy and peace. The whole atmosphere is one of utter tranquillity – we are far from any major road and the only sounds are the splash of the water as it tumbles from rock to rock, the birds and the summer calling of the crickets. At night, we are far away from any light pollution and guests always enjoy the brilliance of the stars and the closeness of the moon. There is nothing to spoil the view and to witness a ‘La Massa’ morning is truly magnificent – the light has a wonderful brilliance and luminescent quality which never fails to enthral.
The Guest Accommodation is situated in a wing of the house and has a private entrance and furnished sun terraces. The whole has been completely refurbished, decorated and furnished to a high standard. The living area is comfortable with sofas and individual armchairs, a hardwood dining table and chairs and occasional furniture. The kitchen area is finished and equipped to a high standard by an exclusive Italian designer and manufacturer. There is a wood-burning stove for the cooler evenings and the whole suite is centrally heated for winter use. The bathrooms(s) feature large high quality shower cubicles with ‘power shower heads’, wash hand basins and WCs with bidet showers. The bedroom(s) have new beds, quality linen and plenty of storage space. We have a 12 metre ‘L’ shaped and landscaped solar heated pool which has a good length for lap swimmers. We have an outdoor spa pool with wonderful views. We have a very well equipped gym and sauna.

A particular feature of the property is that we can provide either one or two bedroom and one or two bathrooms. There is a small surcharge for the second bedroom and bathroom. Thus we can accommodate two or four people with the possibility of a 5th (or even 6th) by using the comfortable sofa bed in the sitting room.
The kitchen is highly admired in that the furniture is of high quality and extensive. It is fully equipped for 'proper' cooking and is particularly useful for the cooking classes which we are able to organise with a local lady.
The sitting room area is comfortably furnished with arm chairs, sofas and occasional furniture grouped around the fireplace with its wood burning stove. There is of course a large 'flat panel' Sony LCD Hight definition TV and DVD player. In the sitting room is an information centre with plenty of guide books, maps and general fiction.
Comfortable meals may be enjoyed on the solid elmwood table and chairs. The sitting room area has easy access to the sun-terraces and pool area.
The bedrooms are both large and are flexible in they can be organised as queen or twin beds. there is ample wardrobe and drawer space and they both have their private shower rooms which have power shower heads, shower cubicles, WC and bidet shower heads.
The walls never fail to fascinate as they are covered in crushed marble. and the floors are coordinating Tuscan tiles.

The grounds are very extensive and consist of very large terrace areas paved in natural stone and Tuscan 'cotto'.
Beyond the terraces the grounds slope down and away into trees and our olive groves, with so many places to sit and relax.
The terrace areas are funished with sunbeds, chairs, tables, occasional tables and umbrellas.
The whole site is completely secluded and private and there is loads of parking space with sufficient for two cars with sun protection.
There is an outside hot tub and the pool is solar heated so you can have a more comfortable swim earlier and later in the season.
The pool is for your use although we of course might just go in for a quick cooling dip.
The usual change over day is Saturday and the usual rental period is in units of one week. In low season we may be willing to deviate from this.
One of our particular strengths is that we offer quality accommodation for between two and four people (occasionally we can accommodate a fifth, please ask us) and this is not on a complex which leads to high levels of personal privacy.
The basic rates are for two people in one bedroom and bathroom. There is a very reasonable surcharge for the provision of a beautiful extra bedroom and bathroom. This is in fact a 'mini- suite' with another small kitchen area.
The property is thoroughly cleaned prior to arrival and then on a weekly basis. If more regular maid service is required, we can provide this at an extra cost.
We are sometimes able to accept small well behaved dogs.
All interior space is strictly non-smoking although smoking is ppermitted outside so long as ashtrays are used.
The Tuscany region
Tuscany is one of the most visited regions of Italy and we are so well situated to enjoy what it has to offer being about 45 minutes from Arezzo and just about an hour from Florence. We are well able to give help with visiting both as they are easily assessable as a day visit.
Castel San Niccolo
There are many activities available in the immediate area and these include the following: Hill walking and rambling. Horse riding. Cycling along the peaceful roads and tracks. Bird Watching. Golf at a local course with daily membership available at reasonable rates. Guests report that the course is excellent and that the views are magnificent. Clubs are available for hire and there is also a golf driving range. Places to visit are many and varied and include: The local Tuscan Hill Towns and Villages – one of the most beautiful being Poppi about 10 Minutes drive away. Arezzo, the provincial capital with its elegant squares, winding streets and wide range of shops. Siena can be reached as a day visit. Cortona, the beautiful town made famous by the book and film ‘Under the Tuscan Sun’ – about an hour by car. The Sanctuary of St. Francis at La Verna – a fascinating place to visit with the site being spectacularly located.

"Lovely accommodation, setting and hosts, would go back"
I stayed here with my husband and our son and his girlfriend, both in their 20's. The accommodation was absolutely lovely, and our son and his girlfriend had a room which was just next to our accommodation, and had an ensuite bedroom, and facilities for cooking and making drinks, which gave us all a degree of privacy.
The pool was gorgeous, the sun terrace was very relaxing. The setting is so peaceful, it made the week we stayed here seem much longer.
Danny, one of the owners was very friendly, helpful and informative but never too intrusive.
The local people in the village close by were also so friendly and helpful.
You definitely need a car to get to and from the accommodation.
The accommodation did not have air conditioning, but we went in August and it wasn't a problem, there was always a nice breeze, and inside the house always felt nice and cool.
The views from the property are outstanding, and there are plenty of short walks which also offer stunning views of the countryside. I normally only stay in hotels, but this accommodation has really changed my view on self catering, villa holidays. We fell in love with this accommodation, and I'm sure anyone else who stays here would feel the same.
The kitchen is really well equipped, there was a great espresso machine which we made loads of use of, and there are lots of helpful guide books and games, dvd's and books. We all loved our week here, and would not hesitate to return again in the future.
