The villa sits on the side of the hill overlooking the town & the river valley. Higher up on the hill is the Castel San Niccolo which gives its name to the district. Casa Castello is constructed of local stone & the origins of the house date back to the 13th century when it was the servants quarters to the castle.
The Casentino district is famous historically as the home of painter Piero della Francesca, for the battle of Anghiari, as birthplace of Michelangelo and site of the Franciscan abbey at la Verna. Its local cuisine features wild game including wild boar, hare & rabbit as well as being a distinctive wine growing district where you can travel the "Strada da Vini".
The town boasts a local swimming hole & picnic spot on the river & swimming pool, and a 9 hole golf course in only 5K away in Poppi. The town is well serviced with shops, butchers, fruiterers, banks & a weekly market.

The villa offers complete privacy and is located in extensive grounds with gated entry. There are 2 double bedrooms upstairs and a downstairs bedroom with 3 single beds (as is usual in Italy all double beds will separate to become twins & 2 singles can be combined to become a double).
The lounge room overlooks the town & the river and each of the bedrooms have sweeping views of the valley.
The kitchen is fully equipped with oven & cooktop, pantry, cooking implements & crockery for everyday use & more formal dining. Kitchen has table & chairs for 4 & an open fireplace.
Bathroom has a bath with shower over the bath, toilet & bidet and a separate laundry has trough & washing machine. Dining room has table & chairs to seat 10.

The villa has a huge outdoor terrace area which overlooks the town & the river valley with sweeping panoramic views. The grounds are extensive and totally private with a lockable gated entry.
The block is on the side of the hill and has some steep sections & is heavily wooded. While it is an adventure playground for older children it is not recommended for small children as some sections of the pathways are unfenced with steep drop offs.

Access from the bottom of the hill is limited to pedestrian access or small 4 wheel drive or quad bike. You will need a reasonable level of physical fitness to walk the path into the property.
Conditions
Letting period is Saturday to Saturday except by special arrangement. Please enquire if you need to alter this. Cleaning cost payable at end of booking is 100 euro Security deposit payable on delivery of keys 200 euro refundable on final inspection.

Casentino is the forest district of Tuscany & boasts a national park and extensive networks of walking tracks. It is traditionally cooler in summer than other parts of Tuscany as it offers dramatic cool forests and river valleys.
Historically significant for being the site of the birthplace of Michelangelo at Caprese Michelangelo it is also home to the magnificent monastery of La Verna where St Francis spent his days in a cave & received the stigmata and local towns Monterchi, Sansepolcro & Arezzo house the masterpieces of Piero della Francesca of the Madonna del Parto, The Resurrection & the Legend of the True Cross.
Nearby Poppi is a jewel of medieval architecture and a registered "I Borghi Belli d'Italia" ie designated as one of the most beautiful villages in Italy.
The Castel San Niccolo area
Situated only 55 Ks from Florence and a half hour drive to Arezzo there are many possibilities for visiting sites of historical interest as well as enjoying local festivals.
Arezzo is famed for its monthly antiques fair which takes place in the streets & historical piazzas, also known for the sites where "Life is Beautiful" was filmed.
Local festivals in the region include potato festivals, mushroom sagras, an historical farm machinery & threshing festival. Known also as a stone carving & wood carving region there are biennial festivals for both in alternate years.

Closest airports are Florence or Pisa but Rome or Milan are also accessible. If you are trying to find Strada in Casentino on a map or with Google maps it is often listed as Castel San Niccolo.
DRIVING from FLORENCE... Drive east (upstream) along the banks of the Arno towards Pontassieve, continue through & follow signs to Consuma. After the Passo del Consuma follow signs for Poppi or Bibbiena until you find signs for Strada in Casentino.
From ROME... take the A1 autostrada for Florence (Firenze) and follow exit signs for Arezzo. Don't go into Arezzo but head north & follow signs for Bibbiena & Poppi continue through Poppi & you will pick up signs for Strada in Casentino.
BY BUS FROM FLORENCE... The Sita bus station is directly across the road from the main railway station (Santa Maria Novella or S.M.N.) The bus to Bibbiena leaves from bay 6 and stops in the main square of Strada in Casentino. Buses run approximately every hour & a half from 6am - 6.20pm.
GETTING TO THE HOUSE... I suggest you download a map from Google maps of the town centre. Look for Castel San Niccolo Arezzo
The River Solano runs parallel to the 3 squares in Strada. The bridge across is accessed on foot from steps beside the hardware store (Ferramenta "Tutto di Tito" ).
Driving you will arrive on either Via Potente or Viale Italia depending on which way you come into town. You access the road to cross the bridge from Piazza Vittorio Veneto. Drive through the gap between the houses on the far right hand corner which will take you to Via Solano which runs behind the houses & shops & parallel to the river. You can drive across the bridge and park your car here, as the rest of the journey is pedestrian access only. Turn immediately left through the group of houses (remembering to say "Buongiorno" to your new neighbours). There is a short rather steep climb to a grassed path, veer to the left & you are at the gates of the property.

I stayed in this property with some friends a few years ago and could have stayed forever. The house is in good condition with a lovely historic feel and big rooms that make it easy for friends to share. It's easy to walk around the town and we enjoyed heading down to the farmers market on the weekend to pick up produce for cooking in the evening. The hearth is a wonderful feature in the kitchen. I believe the house was originally the old slaves' quarters to the castle above but I felt like the princess of my little Tuscan village. Highly recommended! |

A month my partner and I stayed in this Villa. We had no idea that the photos had not done justice to this character filled Villa. We were confronted with the quaintest village "Cosentino" crossed the Bridge over the river and set off for a fairly steep access though a relatively narrow cobblestone path. The short climb was well worth it because the Villa is set high which provides breathtaking views of the valley. Accommodation and facilities were very good indeed. The Villa had a lovely feel to it. Amazing rustic kitchen. The open air decking at the front was fabulous for outside dining, stunning views and the odd Cocktail! We found this location perfect for our travels. We used this Villa as our base only one hour from Florence. We also travelled to Assisi, Orvieto, Arezzo, Bagnoregio etc from the our Villa stay. Poppy Castle is just 20 minutes away. The big plus was there was total privacy. We had a hire car but there was a bus service from the Village. We are saving up to go back. |
