Villa Kamelia is situated on the Kotor Bay fiord and is a front line property with its own swimming jetty into the fiord and a tiny beach/cove for those who prefer to swim from a beach & for younger ones. With incredible views from all bedrooms of the mountains reflecting in the water and evening sunsets, air con, wifi and beautiful terraces.

A perfect holiday Villa for 2 or 3 families - and for extended family parties. With something for everyone, sun, shade, swimming or a stroll along the waterfront for a coffee, drink or local fish lunch on one of the small the water's edge pop up restaurants 5 minutes away.

Villa Kamelia is a 'Listed 18th C Ancient Monument' and part of the unique UNESCO World Heritage Site of the Kotor Bay and Fiord. In a short drive or walk you can reach local waterside restaurants and get into Kotor old Town very easily an important part of your trip to Montenegro.

The Villa has been lovingly restored over the last 2 years and offers visitors an exclusive opportunity for an individual and very special holiday with family or friends. It is situated in a very quiet area with front line views to the water and has 3 raised terraces for breakfast/dining and sunbathing with shade from a fig tree and two grape vines. Sun loungers provided for guests, BBQ and a very well equipped kitchen.

Montenegro is fast becoming one of the top new discoveries and is featured often in the press. With walled cities, stunning mountain and water views all around the Kotor Bay there is something for everyone. There are now chic beach clubs and international boutiques within a short drive at Porto Montenegro in Tivat and several great beaches to visit if you tire of swimming outside the house in the beautiful fiord.

The Villa is located just a few miles from the medieval walled city of Kotor (it's rather like a mini Dubrovnik) and offers a wonderful array of restaurants, coffee bars, shops, boutiques, nightclubs and ancient monuments and churches within its walled environs. There are mountain walks, white water rafting, diving trips, lake trips, National Parks, canoeing, waterskiing, museums, beaches galore, enough for you to go somewhere different every day of your stay...or stay put and read a book and swim from the doorstep of our Villa!!

Villa Kamelia has a little jetty opposite where you can moor a boat, set up chairs and sunbathe and just swim and cool off after a busy day. A few yards further along there is a tiny little beach which is ideal for smaller children wanting to play in the shallower waters.

Ideally located in quiet and unspoilt area your views are of the mountains reflected in the water and yet you can walk less than 50 yards to a tiny local shop that is often open for 12 hours a day and can supply most of your daily needs. A vital asset for last minute extras and for topping up supplies!

Montenegro is the most wonderful secret - an unspoilt and beautiful destination that is perfect for all ages and interests. A wide variety of restaurants abound along the fiord and within the walls of the old city there is a myriad of cobbled narrow streets and bars an cafes galore...always a view of the stunning black mountains and sparkling waters of the fiord. At night the lights reflected in the water around the old town are a photographers dream. Come and visit us soon!!

Villa Kamelia can sleep up to 14 but is priced for 8 + persons. Any guests over 8 will incur an additional charge of £/€50 per person to cover bed linen, towels and cleaning etc. Please contact us for rates and special offers outside of main season of July and August.

Plenty of parking is available immediately opposite the Villa beside the swimming punto. The Villa is raised up with front line terracing that is totally secure with attractive railings and gates. There is a small road that runs along the fiord from which you access the Villa. The Villa can sleep from 8-14 persons and full details of the bedrooms can be found on the next page. There are 5 double rooms (1 king double and 4 twins) 4 bath/shower rooms and one very large open plan floor with flexible accommodation for 2-4.There are 3 separate terrace areas for outside dining and entertaining... Immediately outside the front door is a lovely shaded area, to the right of the front door is the 'dining terrace' and then further to the right is the upper fig tree terrace all as seen in the photos above. The Villa is exceptional with the large amount of terracing directly alongside the fiord offering not only wonderful views but also a great variety of dining and sunbathing areas with a lovely shady spot under the fig tree for a quiet afternoon nap!! Vines grow across two terraces starting to provide greater shade around the house.

Further details outdoors

All terraces and the entrances are fully gated and secure. The terraces are raised and provide great views and easy access to the water but can be locked and kept safe if there are young children in your party. Boats are available to hire with or without skippers depending upon your certificates and can be moored on our mooring right outside the Villa.

You can also book paddle boards, canoes and bicycles to be brought to the Villa - please ask for details.

On the water, first line near Prcanj and just a few kilometres away from Kotor the wonderful walled medieval city with all the bars, boutiques, cafes and nightclubs you could want and peppered with ancient monuments and churches etc. Masses to do or not do!! Huge amounts of history and heritage, wonderful relaxing beaches, drive to ancient sites, to white water rafting and other excursions or stay at the Villa and read a book in the shade of our fig tree.

There are so many wonderful sights and ancient monuments and we suggest you Google Kotor and find out for yourself what suits your holiday requirements. There are ancient buildings, national parks, white water rafting and just beaches too!

“A fabulous introduction to MonteNegro and its beautiful countryside.”

Car hire and instructions to locate the property worked beautifully. The location is exquisite with views out onto the fjord and the weather was warm enough to swim. Sun tan lotion was needed. There were charming local eateries nearby overlooking the mountains and water. The local wine was excellent and good value. The house itself is period and was well kitted out with everything needed including plentiful picnic gear. Beds were comfortable, there was good heating for the cooler evenings and the hot water supply was constant. Having the choice of two lovely terraces with to die for views allowed us to eat al fresco either in the sun or shade. Kotor, a walled medieval town, was delightful. The local markets sold good fresh produce and the shops and boutiques had some bargains. It is a jewel of a house and location and I would love to revisit.

“Excellent stay on gorgeous Kotor "fjord"”

Wonderful location right on the edge of Kotor Bay with absolutely beautiful views and the best swimming of our lives, morning to night (but must cross busy road). Loved breakfast on shaded stone patio under enormous fig tree, from which we picked fruit daily. Short stroll to a little provisions store or local bakery and in the evenings to really good waterside restaurants. House itself is comfortable if somewhat basic, but the distribution of bathrooms on the three floors worked for our family of two couples and two singles. Just enough things to see in and around Kotor to keep us going for a week; enjoyed circling the bay both by car and boat. Much of coast is overdeveloped, but the bay remains a great destination.

“Spacious and nice house, but location not as good as pictures indicate”

We were 8 people staying in the house, and the bedrooms and bathrooms could easily accomodate more people. The kitchen and living room area however is a bit small for a group of more than 8 people. The road runs just in front of the house and you must cross the road to reach the waterfront (not so easy to see that from the pictures). All in all a nice place, and the area is lovely.

Yes the sitting room is fairly small but as the Villa is only occupied in the Summer it is extremely rare that it is used as there is so much seating outside! The little road is not heavily used I will just mention here for other travellers and the Villa is set up high, away from the road and is fully gated so is always safe for little ones who love the small little beach a few yards away! We just returned from a wonderful week at Villa Kamelia. We were 10 people in our group, aged from three months to 60+ years. The villa is very well located for those renting a car, which we did. The villa is accurately advertised and we had absolutely no surprises. The kitchen is well equipped and, we were easily capable of preparing the entire group meals. The terrace and garden are perfect for early-morning coffee and late evening beer. Having three very young kids around, we found that the house and surrounding is so large that they always found something interesting to do. The closest beach is across the road, though it is not a sandy one, as we are used to in our part of the world... Don't miss Kotor and Perast, the latter is really a must. We will be back!

“Magical place”

This is a lovely place - overlooking the fjord, surrounded by hills, and with all the facilities for a family holiday. The villa is well equipped, with amazing views across the fjord - a particularly magical site in the evenings as you sit on the veranda enjoying the surroundings. It is also lovely to take a walk along the fjordside road where you will find several excellent resaurants set on jetties overlooking the water. The villa is perfect for all ages - boating, swimming, or just sitting under the shade of the fig tree. Also soe fascinating historical sites not far away. An immensely enjoyable holiday - would love to return soon.
