Description

Baan Lotus stands in its own fully landscaped grounds and comprises the following accommodation:

Covered entrance porch with sanded marble steps and side plant display plinth. Double wooden doors lead through to the Entrance Hall with ceramic tiled floor and travertine border.

Guest entrance Washroom with wash hand basin and w.c. and mosaic style tiling to walls.

From the entrance hall an archway leads through to the substantial living room with ceramic tiled flooring with travertine marble skirting, two remote controlled ceiling fans, feature ceiling with recessed mood lighting, wall mounted flat screen LED 47" television with HDMI feature and True Move UBC sat. t.v channels and radio options. Integrated dvd/cd player with surround sound.

2 sliding patio doors lead through onto the wooden pool deck.

The outstanding fitted kitchen comprises a range of fitted units with Black African Granite work surfaces, 5-ring gas hob with extractor fan, Siemens oven and microwave, Siemens dishwasher, black double bowl sink unit with waste disposal, ceiling fan and fitted Siemens fridge/freezer.

The Dining Area has a dining table that seats up to 8 persons, ceiling fan and double sets of sliding doors leading through to the wooden pool deck.

Laundry room with plumbed in automatic front loading LG washing machine. A door leads out onto the rear steps and the graveled pathway to the back of the property providing ample space for the drying of personal laundry.

The Master bedroom is accessed from the Entrance Hall and boasts an incredible walk in in Dressing Room with fitted wardrobes and drawers and a separate security safe. The Bedroom has a ceiling fan and air conditioning and sliding doors to the Pool Deck. It has an en-suite Bathroom with corner bath, two wash hand basins, a shower cubicle and external Balinese shower.

Bedroom 2 is directly opposite and accessed from the Dining Area, with air-conditioning and ceiling fan, large wardrobe and en-suite bathroom with marble paneled bath, two wash hand basins, shower cubicle, and w.c.

The 3 rd and 4 th bedrooms are situated off the Living Room with air-conditioning and ceiling fans. A private bathroom is situated adjacent to both bedrooms off the inner hallway, making it personal and exclusive to the guests of these rooms.

Externally there is a fully landscaped garden, substantial block paved driveway leading into the covered car port providing parking for 2 cars with additional parking in the drive for many more.

The substantial wooden pool deck is shaded on all sides and cooled in each area by ceiling fans, operated via dimmer speed switches. The 10 m x 7 m infinity has a wide tiled entrance stairway leading into the shallow area with the pool sloping away to a maximum depth of 2.2 meters.

A particular feature of the outdoor area is the Swedish Sauna, with a capacity for up to 6 persons.

Wooden stairs on both sides of the pool deck lead down into the large lawned gardens.

The Holiday Rates are subject to an additional 10 % Service & cleaning charge, this will be clearly shown in the official quote for you, along with the costs for the airport transfer service if required.

The Holiday Rates include the following:

* Villa cleaning service & bed linen changes every 4/5 th day. (with the exception of Sundays).
* Guest towels are provided at the start of the holiday and changed as above.
* Wireless Internet (Laptop required)
* True Visions T.V satellite service.
* All electric and water costs. (unless stated otherwise).
* 1 x Baby Cot and 1 x High chair.
* The villas pool and gardens are serviced by the on site management team.

A Complimentary welcome pack is provided on arrival comprising of:

* Coffee sachets, tea bags, sugar and creamer sachets.
* A chilled bottle of drinking water for each guest.
* Tea towels are provided at the start of the booking. (please launder as required in the villas washing machine, during your stay).

A detailed guests information folder is provided with a range of local info and suggestions, as well as a through orientation to the villa itself and site services.

The villa is available on a self catering basis only, so it is important to consider this prior to reservation:

Please note we do not provide the following services:

* Pre ordered Groceries, food and beverage supplies (with the exception of the welcome pack) There are 2 large supermarkets within 20 minutes drive of the villa which stock a wide range of items as well as a local 7 – 11 (open 24 hrs).
* Cooks/chefs, daily maids, nannies, chauffeurs, babysitters. (Please note - these services cannot be provided)
* Hair driers and international adapter plugs. (Please bring with you - Voltage is 240 V)

Please note there is no barbecue at the villa.

Hire Car Service

A hire car will be needed as the villa is not located on a main taxi route. (It is advised to reserve your car at the time of the villa booking - no funds are deducted until the car is delivered).

Full arrangements can be made through us to have your car delivered to your villa upon arrival. (full insurance included).

A wide range of fully insured vehicles are available with baby seats, automatic transmission is standard.

Booking Criteria

Please note, that due to the peaceful atmosphere and tranquil setting of the development that this villa is situated within, bookings are only accepted from families and couples looking for a relaxing and quiet holiday within their own villa. The privacy of all neighbors is asked to be respected.

The management make every effort to ensure that all guest's and home owners privacy is not invaded or disrupted.

Payment Terms

The terms of payment are as follows:

Upon confirming the reservation a deposit of 30 % of the total figure incl. the service charge is required to secure the booking.

The balance of the booking is required 8 weeks prior to arrival.

The Villa Payment Options are as follows:

1. Paypal - (subject to applied Paypal fees) An invoice will be manually sent upon confirmation of the reservation.

2. Transfer to our U.K account - Lloyds TSB

2. Bank transfer to our Siam Commercial Thai bank account in Koh Samui.

“Great place to stay”

From the very first contact with Stuart we knew we had made a right choice - he was very helpful with all our requests. The same continued throughout our stay in Baan Lotus - his office is very conveniently located and we sure made use of that! The property itself is very spacious and just perfect for two families. Whilst the kids could be close to each other, the adults we placed far enough from each other and kids (not that far that you would forget about them though). We did not spend much time indoors, but it had everything you need and more - well equipped kitchen made us want to cook a few meals at home, but mostly we ate out. The decking and the pool were where we spent most of our time when we were in. Its well designed and keeps you cool when it gets very hot. Coming from Estonia - the sauna was a great bonus, i bet nobody has ever used it as much as we did - it was great! The development is a bit far from the beaches to walk to any of them but still just a very short drive away. Our favourite one was Buddha Beach and that is just 10min drive. As a tip we would recommend to ask about everything from Stuart before you go out to wonder yourself - saves a lot of time! The only negative was that there was no bbq, however we totally understood why (maybe a built in one would sort the problem?!). Overall we had great time and would definitely come back.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.
