The owner who lives here half the year, welcomes you to his home in the heart of Eixample. The Apartment and the whole building have been refurbished reciently (end of 2015) .

This is a beautiful quiet and modern apartment in a historic modernist building located minutes away, walking distance, from Rambla Cataluna, Passieg de Gracia and Plaza Cataluna where you can find the main touritic spots in Barcelona, casa Battlo and La Pedrera along with the best shops, boutiques, restaurants, bars and all the entertainment you can expect from Barcelona.

From the main entrance lobby there are 14 steps up to the lift, which is key-operated and opens directly into the apartment. The hall area is the top of the main staircase and leads to a secondary door entrance below flooded with light from the skylight.

The main living space has a sitting area with comfortable corner sofa, a dining table for up to 6, and a single large island kitchen unit with integrated fridge, oven and dishwasher, leading onto the dining terrace at the back where you can enjoy a peaceful meal or breakfast in the sun.

This luxury apartment is furnished to a high standard with several iconic pieces of furniture and offers all the modern facilities you would expect: free Wi-Fi, high quality bluetooth speakers to play your own music from your mobile or tablet, washing machine with roof top drying lines, a fully equipped kitchen, TV with local digital terrestrial r,

Warm air Heating and Air conditioning.

Both rooms are separate to keep your level of intimacy. The main bedroom is set with a King size double bed with front terrace view and shower room ensuite. The second bedroom facing the rear terrace is set as a double king seize bed that can be converted into 2 single beds if you request it, also with shower room ensuite.

Linen, towels, soap, and toilet paper are prepared before your arrival.

Upon arrival we provide with all the information you need to know about the flat and the area around.

There is Wifi all throughout the apartment.

For your convenience, a telephone is available to make free local calls and/or to receive international calls from home.

There is a 24/7 emergency number to help you if you need assistance any hour of the day or the night.

As a Roof top, penthouse security is important and provided by steel sliding screens, operated by bolt internally. The double glazing is security glass, and sound proofed.

This flat is officially registered with the Ajuntament de Barcelona for tourist accommodations. .

Access: Lift direct into the Apartment, access from the Entrance Lobby is 14 steps, 2 people with luggage or 200kg MAX

If you require a cot, please let us know in advance. It would also help us a lot if you tell us which configuration you want for the second bedroom: 2 twin beds or a double bed.

The closest metro stop is the major interchange at Passeig de Gracia, 3 lines (L1, L3 and L4),.also Universitat with 2 metro lines (L1 and L2) for easy access to all parts of the city

ADDITIONAL CHARGE:

On arrival we request a security deposit of 300 euros refundable after checkout. It can be done in cash or by credit card (on a credit card the money will be blocked for 7 days). Sorry, we do not accept checks.

Also on arrival a cleaning fee of 80 EUR will be requested.

Tourist taxes: 2.25 euro per adult per night (max of 7 nights)

Please be advised that normal check-in is from 3 p.m. to 8 p.m. and is included in the price, but a surcharge is requested for:

•Check-in before 3 p.m.: 20 euro (depending on availability)

•Check-in after 8 p.m.: 20 euro

•Check-in after midnight: 30 euro

•Check-out before 8 a.m.: 20 euro

•Check-out before 6 a.m.: 30 euro

•Check-out after 11 a.m.: 20 euro (depending on availability)

•Holiday arrival/departure (Christmas Eve, Christmas Day, Boxing Day, New Year's Day, and Epiphany): 30 euro

If you need a baby cot and/or baby chair let us know in advance to have it ready on your arrival (linen included): 50 euros.

We ask that you call 30 minutes before you would expect to arrive at the apartment. Do not text us as sometime sms between countries do not work. Any delay over 45 minutes will be charged at 15 euro per half hour after the agreed upon time.

Parties are NOT allowed. No young groups (25 or older). We reserve the right to keep the deposit in case of complaints from the neighbors, smell of smoke, or damage.

The flat is located in a quiet, residential building. We will expect that you conduct yourself in an appropriate manner when it comes to making noise anywhere on the premises (especially late at night) and keeping the common areas clean.

Please clean any dirty dishes and dispose of all trash as you leave.

How do damage deposits work?

If Eduardo (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
