About the home

Villa Olivia provides 5-star accommodation with private pool. All the fixtures and fittings have been upgraded, so it not only provides you with a luxurious holiday home - it's the perfect home-from-home.
Privately owned, it is equipped and furnished to a very high standard. 37" satellite t.v, Wii console for you to bring your games and enjoy! There is also a selection of DVDs and board games available, if want a night at home enjoying your villa. I-pod docking station available, so you can enjoy your music.
Two bikes are also available at the villa, for the more energetic! A great way to view the coastline.

Situated at the end of a cul-de-sac, this fully detached villa provides a quiet location for your holiday. Firemans Beach and the local shops, restaurants and bars of Kapparis Village, are just 5 minutes away. The stunning master bedroom, has a king-size leather bed, large balcony, bath and shower. The 2nd bedroom provides two single beds and en-suite shower room. A king size areobed is also available, providing additional sleeping for 2 people. Easily inflated when you plug it in!
The open-plan lounge/diner boats 37" t.v, dvd player, and Wii console. Top quality
leather suite for your comfort, and dining for 6 people. Fully integrated luxury Italian kitchen with marble worktops and splash-back. There is also a downstairs toilet. Large patio doors open up leading to an outside seating area, with good quality lounge furniture. This has a covered pergola and makes a great place to relax in.
Enjoy your morning tea on the upper balcony - complete with bistro table - and then take a dip in your private pool!
A Welcome Pack awaits you, providing local information on shops, bars and restaurants, to help familiarise yourself with the area, making your stay run smoothly.
2 x adult bike are also available.

Villa Olivia has a fence all around the perimeter, and thus provides all the privacy and security you could want. The unique corner pool has steps and handrail, for easy access. The landscaped garden has built-in up-lights, and the covered pergola offers a great place to have a pre-dinner drink. There is a tiled bar-b-que, which is located near the kitchen for convenience, if you want to spend the evening at home, or have a lunch by the pool. The right side of the house (as you look at it) has the sun all day long, and there is a small umbrella to give some shade while sun-bathing. The left side of the house provides shade for dining, and the pergola area is a great place to relax and read a book or enjoy a pre-dinner drink. This area extends out from the lounge of the house, and creates a perfect space. The outside has many different aspects, and you will find the perfect place you like to relax in. The locking gates provide all the security you want. Great if you have small children.

Further details

A 25% non-refundable deposit is payable at the time of booking (full payment if booking within 6 weeks of the holiday start date) with the balance payable not less than 6 weeks before the start of the holiday.

In addition, a refundable breakages/damages deposit of £300 is required with all bookings, payable before arrival and refunded within 7 days of departures, less any deductions for losses, damage or breakages.

Only guests specified on the booking form are permitted to stay i the villa during your holiday. Any changes must be notified before the commencement of the holiday.

The Famagusta region

The Famagusta District encompasses Kapparis, Paralimni, Protaras, Cape Greco (nature conservation area) and Ayia Napa, offering a good choice for days out to the holiday maker. Within these areas is something to suit every taste. Old churches, sandy beaches, coastal walks, restaurants and more!!

The town of Paralimni is a short drive away, where old and new sit comfortably together. Enjoy a cappuccino at a contemporary bar, whilst looking at the old church on the main square. There is even an M & S (very small) for the shopper in you!

Just a short drive along the coast is the resort of Pernara. Just further down the road is the lively resort of Protaras where you will find mini-golf, dancing waters, bars, shops and plenty of restaurants.


Take family and friends for a game of mini golf or visit the sea aquarium. Stroll along the beautiful white sandy beaches at twillight and enjoy the sunset at Fig Tree Bay. There are many beachfront restaurants, offering an idyllic location for your evening meal.

The fascinating sea caves at Cape Greko National Park have to be seen! If you want adventure, then go to the Water Park in Ayia Napa where you can spend the day having fun! Or spend the day on the lovely Nissi Beach. There are many beaches tucked away along the coastline, just waiting to be discovered.

The Protaras / Kapparis area

Kapparis offers the holiday maker a quieter alternative to the livelier resort of Protaras. It is a growing area which has a good selection of restaurants, bars and shops. It is an area favoured by the Cypriots, who come from Nicosa for their holidays. You could spend your whole holiday exploring this area. Take a boat cruise and view the scenic coastline at your leisure. Try your hand at jet-skiing, or just have a laugh on a banana ride! There are many water-sports available at nearby Malama Beach, which is within walking distance. There is also scuba-diving, with many dive shops nearby. There is also fishing trips available. Everything, infact, you could want from your holiday

There is also a golf course at Dhekelia Sovereign Base, but this is only open to the public after clearance, as it is on a military base. This is a 20 minute drive away.

The local mini zoo is worth a visit and is a 5 minute stroll from Villa Olivia. Here you can see the ghost town of Famagusta from the roof-top vantage point, and also enjoy the stunning views of the coastline. A short walk in the other direction, you will find an Aquarium.

Villa Olivia is only 40 minutes drive from Larnaca Airport (65K) Clear instruction given by the owner make the villa very easy to find. Paphos airport is a 2 hour drive away.

Direct flights to Cyprus from a number of UK airports are available. British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com), Monarch Airways (www.flymonarch.com) Easyjet have just started to fly into Larnaca www.easyjet.com

Hiring a car is not essential as there are all the amenities within easy walking distance of the villa. There are local buses to Protaras and Paralimni and a regular bus from Larnaca airport to Paralimni.

We would, however, recommend hiring a car, then you can explore all the delights the area has to offer. You may even want to venture out further afield, and explore the other side of the island. Driving is very easy in Cyprus as you drive on the left, and will enjoy driving on the hassle and traffic free roads. Car hire is available at the airport and can be booked before you travel.

The decor is beautiful, and is more than comfortable - a little bit of luxury!!
