About the home

Set beside its magnificent pool (13.5m x 5.5m with Roman steps) this property gives you the chance to luxuriate in that essential ambience of the South of France.

There's an extensive covered 'abri' which is ideal for hot days and sultry evenings. You'll find here everything for outdoor living - a barbecue, chairs, loungers, a table for dining, refrigerator and a day bed as well.

You can leisurely enjoy the panoramic views of the Aude valley from the terraces, and test your sporting skills on the petanque court.

The villa is set in a large garden which is visited by numerous birds along with rabbits and squirrels, and the sound of cicadas will all help you relax from your normal busy life.

Furnished to a high standard, La Colline aux Pins has a double bedroom with luxurious en suite (shower, whb, bidet, WC and bath), and a spacious living room with a large convertible settee providing a second double bed.
The inclusive kitchen is well appointed and supplied with all basic needs, and there's dining space for up to 6. There is also a separate shower and WC.

There is parking for 2 cars and a Welcome Pack is provided free to help you settle into your holiday villa,
And you'll get a special welcome from the owner - English/French speaker - who lives next door, on the other side of the shady 0.6 hectare garden with its mature pines, oaks and Cyprus trees.

Conditions

* Rental includes all towels, linens/bedding and cot if required.
* Payment of 25 per cent of rental is required on booking, with remainder paid 6 weeks before arrival.
* Deposit of £180/E200 to cover any possible damages (refunded no more than 2 weeks after departure) and
Cleaning Charge of £50/E60 per stay - both payable on arrival.

The Languedoc-Roussillon / Herault region

La Liviniere is situated on the southern lower slopes of the Montagne Noire with panoramic views right across the Aude valley to the Pyrenees, often snowcapped even in summer, beyond - about 40 miles as the crow flies!

The Mediterranean with its wide sandy beaches and etangs where oysters and mussels are grown are less than an hour's drive away. It's an open countryside of vineyards with lots of small villages, and behind are the mountains with their garrigue scrub and dramatic limestone cliffs and outcrops, much of it part of the National Park of Languedoc.

This is historic Cathar country, the landscape dotted with castles and their ruins, with Carcassonne a stupendous medieval city to explore. There are also signs of Roman times with straight roads, villas and settlements to visit. And each village often built as a fortress, bears the marks of times past with tiny streets, old houses and churches, ideal for a quiet wander.

The proximity of Spain means the locals often speak Occitane, and there is a proud history to this region.
The landscape alters dramatically as the seasons pass - from spring when the first bright green shoots appear in the vineyards, to the thick canopy of leaves and grapes which by autumn are harvested - that's when the roads are busy with tractors and harvesters as the vendage progresses. The vine leaves turn yellow, orange and red, then comes the pruning and preparing for winter.

They say there are 17 different winds in this area. Which means although it 's mostly hot and sunny, there can also be, sometimes, a little breeze to cool you - off the Mediterranean, the mountains or inland from Toulouse.

The La Liviniere area

From the stupendous Gouffre de Cabrespine, a cavern big enough to hold the Eiffel Tower, to the Canal du Midi which winds its cool green glades along the Aude valley, there is a fantastic selection of things to do and visit in this area.

Those who love exploring towns will enjoy the ancient Roman city of Narbonne famed for its shops and daily market. You could luxuriate in the scented gardens of Roquebrun or simply enjoy the peaceful countryside which attracts walkers and cyclists.

Since this is a major wine-growing region, there are endless vineyards to visit and savour - La Liviniere takes its name from 'la cella vinaria' - they have been growing grapes here since Roman times. And of course a great selection of restaurants too.

Down the road is Olonzac famed for its weekly market, one of the largest in the area, and every village has its programme of special events whether it's a celebration of cherries, apples, pork, mimosa and of course wines. Fetes and festivals are an integral part of the year's calendar with lots of eating, dancing and music which the French do so well.

And while this is a very rural area, towns with supermarkets and a wide range of shops, are all within a short drive away.

Situated halfway between Carcassonne and Beziers, La Liviniere is only 40 minutes' drive from Carcassonne airport where Ryanair flights come in from a number of UK destinations.

Other major carriers - Easyjet, BA and BMI Baby use other handy airports at Perpignan and Beziers (60 mins), Toulouse and Montpellier (90 mins) and Girona (Barcelona: 2 hours).

“A warm and very welcoming host. Memorable holiday!” We visited La Colline aux Pins during September 2010. Niki is a very warm and friendly host who really goes the extra mile to ensure you will have a great holiday. The villa is well located in a quiet and peaceful part of the village and offers exceptional views from an elevated position over the local area. The pool area with outside eating facilities was the highlight of the holiday. It was lovely to sit outside at night having a BBQ whilst dipping your feet in the pool. We are already planning to return next year. La liviniere is a beautiful village in a stunning part of France and is well recommended!
