The property is located in a picturesque and peaceful setting, with fabulous views over rolling hills and the snow-peaked Sibillini Mountains. Set in the centre of 28 acres, with a private road which leads to the large Farmhouse (sleeps 19). The enitre complex has been fully and lovingly restored, keeping it's original charm and character, with a four kitchens, double lounge area and 3-4 large patios area all around the property. The adjacent cottage is a fully equipped independent apartment (sleeps 5) and the converted barn (sleeps 5) all together offers excellent facilities for large groups. There is also a big tent for catering events and parties.

Three bedrooms on the ground floor, two bedrooms, one with 2 single wrought iron beds & the other can be either a twin or double room. The large master double bedroom has an en suite bath & shower room.
Bedrooms on the 1st floor
3 rustic double bedrooms with wrought irons beds, 1 double bedroom with four poster bed. 1 small double bedroom.
Each bedroom has an en suite bathroom, which includes, shower, toilet, bidet and sink as standard.
All bedrooms have a bedside table and lamp, light switches and ceiling fan switches next to the bed, chair and wardrobe as standard. 3 Hairdryers are supplied.
The ground floor has 1 fully fitted kitchen, 1 large dining table which seating 16, two living rooms with TV + Sat. TV, Stereo/hi-fi, two large coner large sofas with seating for up 14 people.
Complimentary Wi-fi internet access.
1st floor, there is an additional kitchen, with a fridge, dishwasher, washing machine, hob and TV with DVD. There is also a large panoramic terrace with many chairs, benches and tables.

The entire grounds are at the guests disposal , there are over 100 sq.m of patio areas surrounding the farmhouse with two verandas and large eating area with a double barbecue seating 28 guests.
There is also a large gazebo - big top tent - where we offer catering services or can arrange parties or events for guests.
Private use of the panoramic swimming pool, which is fenced for kids safety, where there are 20 quality sun loungers, 8 steamer chairs, 2 benches and a table under a large covered patio to escape the heat.
The complex is set in 28 acres, can be explored by the guests and is surrounded by a forestation project start in 2001 where over 4000 trees have been planted to date. We have also planted over 2 ha of olives trees, we offer guests to opportunity to taste our organic extra virgin olive oil and sell this along with other farm produce.
The property, grounds and pool area have automatic outside lighting that can be adjusted to the time of year, with all eating areas being amply illuminated.
The pool area is maintained and cleaned on a daily basis or as required, such as after a thunder storm. There is an outdoor solar shower next to the pool and a thermal cover to maintain the temperature during the cooler periods from early May and late September. Summer pool temperature is between 28-30c.
Automated gates to ensure guests privacy throughout their stay, the property is accessed via a private road fitted with electronic automated gates. Guests will be supplied access keys on arrival.
Tennis table, a trampoline and swing set for kids to play with many areas for them to run around.
