Home description

The Farm is surrounded by woods and farmland, located on a spur the farm has panoramic views over the National Park of Mount Subasio. The hills and forest hide martens, porcupine and wild boar, all of which have been seen on the farm. The wealth of bird life includes buzzards, goldfinches and hoopoes.

In spring the meadows, fields and verges abound in wild flowers, among them poppies, cyclamen, wild gladioli, and many types of orchid. From May to July fireflies dance in the night, and through the summer the Farm is home to thirty varieties of butterfly. Along the river are waterfalls and natural pools where one can bathe in the summer. The hills, woods and valleys offer many possible routes for walking.

The Umbria region

UMBRIA, known as the "Green Heart of Italy", lies between Tuscany, Le Marche and Lazio. The region's forests and farms are famous for their truffles, olive oil and pork, the town of Deruta for its painted earthenware; Orvieto and Torgiano for their wine.

Within a 60 km (40 mile) radius of Casa Rosa are the ancient hill towns of Gubbio, Spello, Cortona, Spoleto, Orvieto and Todi, each with its medieval centre. Perugia, the region's capital, is 25 km. (15 miles) away, a stylish university city with striking medieval architecture, important Etruscan remains and major works of art.

To the West, Lake Trasimeno offers swimming and water sports for most of the year. To the South and East lies Umbria's wildest scenery - the forests and gorges of the Valnerina, the mountain peaks and remote alpine pastures of the Monti Sibillini.

Umbria holds many of the great artistic treasures of Medieval and Renaissance Italy - the most celebrated art and architecture are at Assisi, Perugia, Orvieto, Spoleto and Todi, but churches across the region contain stunning frescoes, and even a very small town can boast a masterpiece.

Almost every town in Umbria has its own 'festa' - from colourful traditions rooted in the Middle Ages to modern celebrations of music and the arts.


Assisi area

ASSISI, the nearest town, is the home of St. Francis and his female counterpart, St. Clare. For seven centuries Assisi has been a focus for pilgrimage, and the area is rich in traditions associated with the saints. The town itself has been carefully preserved, its steep medieval streets winding between churches and houses of rose-coloured stone.

The town's calendar revolves around traditional festivals - the commemoration and celebration of Holy Week in Easter, the Calendimaggio (a three-day recreation of the medieval celebration of Spring when much of Assisi dons medieval dress for street theatre, music, dance, and a series of contests between the upper and the lower parts of the town), and the Feast of St. Francis in early October.


How to get there

FLYING

Perugia airport, just 10 minutes drive from Assisi, is now connected to London Stansted by Ryanair.

Alitalia also offers a more expensive but more frequesnt London - Perugia service with a stopover in Milan or Rome.

As an alternative, one can also take a Ryanair flight to Ancona (1 hr 30 mins by car). Depending on season and day of the week, flights can cost as little as £20 return to this small, bustle-free airport.

Like Ancona, Pescara is well connected to the motorway towards Assisi - on the whole preferable to the large airports in Rome or Florence.

Easyjet offers affordable flights to Bologna (north of Florence, 2 - 2.5 hrs drive from Assisi) and Rome (also 2 - 2.5 hrs drive from Assisi).

Rome is served by most major airlines, including British Airways and Virgin, and most car hire companies have offices in the airports. Rome is approximately 2 hrs from Assisi by car.

Florence has an airport, but is not much closer than Rome and flights tend to be more expensive and less frequent. However, if you are flying from the U.K., Meridiana does offer an excellent Gatwick-Florence service, and you might want to combine your departure or arrival with a visit to the city.

DRIVING

One pays a toll for driving on Italy's 'autostrade' (motorways). Rome is connected with the North by the A1, which one follows south until the Perugia exit, which is not far after the one for Arezzo. From there one follows the E75 past Lake Trasimeno to Perugia, then the signs to Assisi. Weekends are a good time to travel on the "autostrada" as lorries cannot circulate on Saturday and Sunday. Bear in mind that roads tend to be especially busy around large cities on Saturdays.

REACHING CASA ROSA FROM ASSISI

At ASSISI take the road around the edge of the old town and follow signs for GUALDO TADINO. This will take you through Piazza Matteotti, and you should leave Assisi by an arched stone gateway, Porta Perlici. From Assisi continue on the road for Gualdo Tadino (SS 444). 4.3 km (2.7 miles) after leaving Assisi you should come to PONTE GRANDE, where there are two bars, Giovannino's on the left and Moro de Ronca on the right. Continue for another 1.5 km (0.9 miles) until you come to a small turning on the right signposted 'Santuario Madonna dei Tre Fossi'. Here you turn off and follow the small country road. Follow this road for another 2.1 km (1.3 miles) until you come to a fork. Here you turn left up a steep hill. Follow the road around three tight bends until you see on the right a turning marked Casa Rosa. Turn right into this track, and it will take you directly to Casa Rosa.

Further details outdoors:
Casa Rosa's position, over 450 m. (1500 ft) in the hills, means that in summer it is generally cooler than most of the rest of Italy.

There is a shared pool, gazebo, BBQ, formal garden. This is an ideal location for walks within the National Park of Mount Subasio.

1. Booking will be confirmed by J.G. Holmes on receipt of the deposit and full details of the booking. The full rental price of each apartment, less the deposit paid, must be paid not later than the day before departure from Casa Rosa.

2. If the booking is cancelled the following amounts will be charged:
cancellation received 6 weeks or more before arrival date: deposit only forfeited.
cancellation received less than 6 weeks before arrival date: 50% of total booking cost.
cancellation received less than 4 weeks before arrival date: 75% of total booking cost.
cancellation received less than 2 weeks before arrival date: total booking cost.

3. All gas and electricity used for general domestic consumption are included in the rental price.

4. The use of accommodation and any amenities at Casa Rosa is entirely at the user's risk and no responsibility can be accepted for injury, loss or damage of user's or visitor's belongings.

5. Whilst every effort has been made to ensure that the information and representations contained in the brochure and in all advertising matter are made in good faith, neither they nor any oral representations made by J.G.Holmes or her representatives will create liability on the part of J.G.Holmes or her representatives.

You are advised to book as early as possible.
