Villa Rosamund is located on the rural West Bank of Luxor. Ideally situated just minutes from the Nile, you will be perfectly placed to visit the antiquities of Luxor and ancient Thebes, including the Valley of the Kings and nearby temples. Situated on the edge of a traditional Egyptian village, the real charm of Villa Rosamund is that it offers a fascinating glimpse into local Egyptian life. A far cry from the hustle of the touristy East Bank with the cruise boats, huge hotels and package tours, we provide a personal service that is unique, allowing you to tailor your holiday to ensure that you get the most out of your time in Luxor. This stunning five bedroom domed villa is privately owned by an English/Egyptian partnership, bringing together the best of both worlds. Khyry, our local manager, can help ensure this is the holiday of your dreams, whether you want to see and do as much as possible, be left to organise your own time or just relax and enjoy the villa.

This spacious, self-contained house with its domes, arches and tiled floors has Arabian and Islamic features throughout. On three levels, it has five well-appointed bedrooms, each air-conditioned with its own bath/shower room. In addition, some rooms have their own private balconies overlooking the green plantations, lovely for relaxing in during the heat of the day. The ground floor features a beautiful sitting room and kitchen and dining area, leading to a walled garden. The spacious middle floor has its own kitchen facilities and a domed sitting room, as well as a large dinning table. There is a further double bedroom with bathroom on the top floor.

The piece de resistance is the roof terrace, perfect for a refreshing sun-downer after a day of sightseeing. Or enjoy a shisha pipe of apple tobacco like the locals while you stargaze. From the roof terrace, you will look out over banana, date and sugar cane plantations across the Nile to Luxor Temple and The Winter Palace on the East Bank. There are comfortable sun-loungers if you are feeling lazy, plus an outdoor dining table and comfortable bamboo chairs. The roof terrace is an ideal place to enjoy a traditional Egyptian breakfast of fresh falafel, feta, tomatoes, cucumber, bread, yoghurt, honey, pancakes, omelettes, freshly-squeezed juice and coffee. This can be provided daily for a very reasonable charge. If desired, a cook an also be provided for other meals, although there are some excellent restaurants on the West Bank, as well as a mini-supermarket and some small shops.

Villa Rosamund is beautifully furnished. All rooms have air-conditioning, ceiling fans and insect screens on the windows. The villa has satellite TV and free Wi-Fi internet access. Our guests can use swimming pools at nearby hotels by arrangement for a small charge.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send James (the owner) a message.

If James (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
