About the home
Luxury 3 bedroom villa set in a peacefull relaxed complex - Ayia Triada Beach Gardens. Villa is fully air conditioned with own private swimming, patio area, outside shower and brick built BBQ. Back patio area has table and 6 chairs, sunloungers are also provided. Inside the villa ~The ground floor is very modern and has all the creature comforts of home. It consists of an open plan lounge with leather sofas, plasma T.V and satalite, DVD player, Xbox, Nintendo (selection of games available). Dining area with table and 6 chairs, full kitchen, with microwave and dishwasher. There is also a double bedroom and toilet / shower room.
Upstairs comprises of the main bathroom and 2 twin rooms leading to a small balcony with table and chairs. All bedrooms have floor to ceiling wardrobes with plenty of storage space. There is a 4th bedroom upstairs, however, this is locked for our own private use.
We adopt a non smoking policy in our villa and ask you respect this request for the benefit of our other guests.

All bed linen & towels are provided (excluding beach towels). All bedrooms have fitted wardrobes, with draw space. We do ask guests to wash the linen & towels after use as we do not provide a laundry service during your stay at the villa. THERE WILL BE AN EXTRA CHARGE TO GUESTS THAT LEAVE ALL THE BEDDING & TOWELS UNWASHED..THIS WILL BE TAKEN FROM THE BREAKAGES DEPOSIT.
Please note: this is a large 4 bedroom villa. However, one bedroon is kept looked for our own personal use.

The outside of the villa has a driveway for 1 car. The swimming pool is maintained and kept clean by our poolman.

Our villa is cleaned on arrival and departure, all towels and linens are changed. There are extra towels and linen supplied for your convenience. However, we do ask that you bring your own beach towels for around the pool and beach.
We can make arrangments for the villa to be cleaned during you stay - we can give you a price for this when booking the villa.
Ayia Triada Beach Gardens is a peacefull relaxed complex and we do ask that you respect the neighbours.
Conditions
We regret that we will not accept bookings for large young groups or all male or all female groups. Our villa caters for families and couples only. Ayia Triada Beach Gardens is a peaceful complex and therefore may not be suitable for some young groups.
We require a deposit of 25% (non refundable) with the balance to be paid 6 weeks prior to departure and a £200 breakages deposit (refundable within 2 weeks prior to your departure). Once the balance has been paid I regret this is not refundable.
Change over days are flexible. But we do ask you to vacate the villa by 12.00 midday to allow us to get the villa ready for the next guests and arrive after 3.00pm. However, upon request we may be able to arrange for you to vacate later/arrive earlier.
We adopt a non smoking policy in our villa and ask you respect this request.
ENERGY CONSERVATION - During the hottest times of the year electricity usage may be monitored to ensure that air-conditioning is not left on whilst the villa is unoccupied,or whilst external doors and/or windows are open. Excessive use may result in an additional charge at the owners discretion.
The Famagusta region
The region of Protaras is well known for its sunshine, relaxed atmosphere beautiful beaches and pleasant surroundings. Famous for the stunning sands of Fig Tree Bay and crystal blue waters. The coastline and surrounding countryside are all equally beautifull, and there is a relaxed atmosphere wherever you go.
The Protaras area
The villa is situated on a quiet complex on the beach of Ayia Triada approx 3 miles (8 minutes by car) from the busy centre of Protatas with its many bars, restaurants and shops. Here you will also find the famous and beautiful beaches of Fig Tree Bay.
Within 1 mile of the villa you will find the small town of Penera, a lovley small town with a cypriot feel offering a wide slection of restaurants, bars , souvenier shops & supermarkets.
If you want to visit the livley resort of Ayia Napa this is approx 8 miles (20 mins by car) away and here you will find bars, restaurants and night clubs where you can party the night away!. Ayia Napa also has one of the biggest and best water parks on the island and is great fun for the children and the adults!.
If you dont want to go very far you have the small town of Kapparis which you can walk to in 10 minutes where you will find a good selection of trendy bars and restaurants to suit all tastes .
You will also find a local bus stop taking you around the island.
For the children there is the Ocean Aquarium Park located 5 mins from the villa where you will find crocodiles basking in the outdoor swamps, penguins and go on a journey that will encounter 400 differnet species of sea life.
Horse riding is available at nearby Moonshine Ranch and there is also tuition and hacking out at Dhekelia Saddle Club 30 kms away on the road to Larnaca.
The Camel Park at Mazotos on the other side of Larnaca is a very popular day out for the kids.
Larnaca is a tradtional Cypriot town about 45 minutes drive, it has a picturesque marina and is good for strolling along the seafront, which has lots of restaurants where you can get great seafood.
The capitol Nicosia is about 70 minute drive away, it has many historic sites of interest, yet the atmosphere is very cosmopolitan it offers stylish cafes and chic boutiques.
The Troodous Mountains are 90 minutes away on the western side of the island, here you will find traditional villages where time stands still, breathtaking scenery, great walking trails, wineries and skiing in winter.

British Airways, Cyprus Airways, Thomson Fly, First Choice, Monarch, Excel Airlines all fly to Larnaca airport. The journey from the airport to the villa is approx 45min - 60min. You can hire a vehicle from the airport, get a taxi or we can arrange for you to be picked up.
Car hire is not essential but if you would like to explore more of the Island, all of the well known hire companies are easily found at the airports. If you prefer to hire a car for part of your holiday hire companies are based in Kapparis, Pernea, Protaras and Paralimni. If you wish to book in advance try www.economycarrentals.com or www.travelsupermarket.co.uk.
Clear directions are provided prior to your holiday so finding the villa is very easy.

Just a quick email to let you know how the holiday went. We arrived on the evening of Monday 20th of October. The villa was beautiful. It had plenty of room and lots of cooking utensils in the kitchen. After flicking through some of the TV channels we found an Arabic TV channel (MBC Max) that shows recent films and old British TV programs from the Hotbird satellite.
The bus service is quite good with buses running every 20-30 minutes at most times and the flat fare is €1.50 for the Paralimni-Protaras-Agia Napa route. The return fare for a day trip to Nicosia was €15.

We had a fabulous holiday, didn't want it to end. Your Villa is stunning, we felt very spoilt, couldn't have asked for anymore.The peace and quiet was just what the doctor ordered but without being too far away when we did want a night out. Your neighbours where so welcoming and friendly, even took us to the supermarket on our first day.
Loved the area, especially the beach, the food, the wine etc etc!!!

we had a wonderful holiday, and we thought the villa was really lovely,close to the beach which suited me down to the ground. Lovely neighbours, went to some really nice restuarants,and had a lovely pool to sit around during the day.
I just wanted to let you know how much we enjoyed our stay in your villa. We had a great time and all agreed that the area in which we stayed is lovely and in an ideal location for taking the buses into Protaras and Ayia Napa.
The villa was plenty big enough for us all and we found it very hard to drag ourselves away from the pool to explore the area!

A welcome pack can be arranged for guests at a starting cost of 15 euros, this pack would include basic essentials you would need when arrivng for example - water, milk, bread, tea, coffe, juice etc. Any special requirements can also be arranged.
We regret once a booking has been confirmed the deposit/balance is non returnable. We do also request a £200.00 refundable breakages deposit (to be payed with the balance).
Payments can be made by cheque.
