Home description
The house is built in stone with hand-made terracotta tiling throughout. The ceilings are also made of terracotta with large chestnut beams. All the rooms have separate exits onto the terraces and the garden surrounding the house and the use of glass is maximised to take full advantage of the truly superb views.
The property is on a 1.5 hectare plot, planted with vines, olives and fruit trees. The lawn area in front of the house is fully fenced in, making it ideal for children and is built on a single story so there are no stairs to worry about.
The house is also perfect for the winter months as we have installed under-floor heating and thermostats throughout (an extra cost for heating is levied when the system is in operation) and the lake views can be even more impressive in winter.

The Umbria region
Lake Bolsena is surrounded by good swimming beaches. The closest of these are 5 mins by car. There are both wild areas and swimming beaches equipped with deckchairs, restaurants, bars, etc. Should you prefer the sea-side, you are only an hour from the Tuscan coast, close to such places as Porto Santo Stefano, Orbetello and Capalbio. There are countless site of cultural interest from Etruscan to Roman to medieval periods. Some of the most beautiful hilltop towns in Italy are to be found around the area. One hour drive takes you to The Golf Club Le Querce, one of the top Italian golf courses, a few miles from Sutri, a fascinating and ancient country town.
Orvieto Bolsena area
Points of archaeological and cultural interest are all around, starting with Bolsena town itself at 3km. Bolsena Lake: 4km. Civita di Bagnoreggio: 15 mins by car. Orvieto: 30 mins by car. Tuscan coastal towns (Capalbio, Porto S. Stefano, Orbetello) 1 - 1 hour 30 mins. Perugia: 1 hour 20 mins by car. Central Rome: 2 hours by car or 30 mins to Orvieto and 1 hour by train. Central Florence: 2 hours 15 mins by car or 30 mins to Orvieto and 1 hour 30 mins by train. Siena: 2 hours by car.

There are regular Ryan Air flights to Perugia (approx. 95 km) or flights by various carriers to Rome Ciampino or Rome Fiumicino airports. approx 140km.

Further details indoors: The spacious live-in kitchen/dining room is fully equipped, with quality cooking utensils, a 5-ring gas stove, electric fan oven, electric kettle, food processor, toaster and a large walk-in pantry for food storage. The dining area is open to the kitchen and has an antique pine dining table and a sofa.
The main terrace off the kitchen is the centre of the house in the summer and enjoys a cooling breeze off the lake for much of the day. It is an alternative outdoor dining and cooking area with the built-in stone grill forming the central feature.
The living room is a comfortable glassed area with a large fireplace, . This room contains a sofa bed, chairs and a wide-screen TV with Satellite programmes in English. The living room also gives on to an out door patio area covered by a pergola. Separate couches and armchairs furnish this outside area
Bedroom 1 with double bed is comfortably furnished and has a walk-in wardrobe and en-suite bathroom. A door gives onto a small covered terrace at the side of the house. Bedroom 2 has 2 single beds and is across the hall from the main bathroom.

Prices are for the property per week and include linen final cleaning services (weekly cleaning for longer lets).
Changeover is on Saturday. For longer bookings, this can be negotiated. Departure by 10:30, arrival not before 16:00.
A non-refundable 25% advance payment is required on booking, the balance must be paid no later than 6 weeks in advance of the rental date. In the case of cancellation within 6 weeks of the rental date, a 20% refund will be transferred back to you. Upon arrival a cash or cheque damages deposit of €250 must be handed to the property manager. This sum will be returned on departure should there be no damage. The value of any damage will be assessed by us and the remainder returned by bank transfer.

Mike and Sue Scott: We had the most wonderful vacation at Casa Poiana. It's historic location with such stunning panoramic views is truly beautiful and we felt totally at home in your home. A very good base for sightseeing; we particularly enjoyed Orvieto and Lake Bolsena. We feasted from the grill most evenings whilst watching the sun go down over the Lake. Our hearts are still at Casa Poiana.' Sue and Jon Scaldwell: We have many happy memories of "Casa Poiana", and will treasure them for years to come. It was lovely to hear so few English voices during our holiday we really felt that we saw a true Italian village, and experienced the Italian way of life. Gerdie and Leendert Klaasen: It has a unique location and a terrific view over Lake Bolsena. We have been to Bolsena several times but never did we have such a wonderful view over the lake.
