Casa Poiana is set in just the perfect spot. It is in the countryside and totally private, with the most awesome view you can imagine: Oaks and olive groves interrupt rows of grape vines meandering down the hillside to the lake shore. The house is on a hillside above the medieval town of Bolsena, just where the regions of Tuscany, Umbria and Lazio meet. The area is known to locals as Tuscia, after the ancient Etruscans who populated the area before the Romans.
The house has a master bedroom with a dressing room and an en-suite bathroom, a large kitchen / living room, which opens out onto the terrace and garden, a bedroom with twin beds, a main bathroom with bathtub and a lounge with fireplace. The ceilings are made of terracotta with large chestnut beams. All the rooms have separate exits onto the terraces and the garden surrounding the house and the use of glass is maximised to take full advantage of the truly superb views.
The house is a 5 minute drive to Bolsena town, which is rich in history, pageantry and of course, food. There is pretty much everything you need in the town. The lake is also 5 minutes by car and you can windsurf, sail, waterski and swim. If you are more of a cultural bent, you can explore the literally hundreds of cultural sites, from Roman and Etruscan ruins to medieval hilltop towns and fortresses.
The house is also perfect for the winter months as we have installed under-floor heating and thermostats throughout (an extra cost for heating is levied when the system is in operation) and the lake views can be even more impressive in winter.

The spacious live-in kitchen/dining room is fully equipped, with quality cooking utensils, a 5-ring gas stove, electric fan oven, electric kettle, food processor, toaster and a large walk-in pantry for food storage.
The dining area is open to the kitchen and has an antique pine dining table and a sofa.
The main terrace off the kitchen is the centre of the house in the summer and enjoys a cooling breeze off the lake for much of the day. It is an alternative outdoor dining and cooking area with the built-in stone grill forming the central feature.
The living room is a comfortable glassed area with a large fireplace, . This room contains a sofa bed, chairs and a wide-screen TV with Satellite programmes in English. The living room also gives on to an out door patio area covered by a pergola. Separate couches and armchairs furnish this outside area
Bedroom 1 with double bed is comfortably furnished and has a walk-in wardrobe and en-suite bathroom. A door gives onto a small covered terrace at the side of the house.
Bedroom 2 has 2 single beds and is across the hall from the main bathroom.
Bathroom 1 en-suite bathroom to bedroom 1 with shower, wc, bidet and washbasin.
Bathroom 2 is the main bathroom with bath, shower head, wc, bidet and washbasin.

The house is surrounded by three patios, all of which are covered by roofing or pergolas. The gardens and grounds are ample and include open grass areas, tree-shaded areas, olive grove and the property gives out onto extensive open woodland.

The Umbria region
Lake Bolsena is surrounded by good swimming beaches. The closest of these are 5 mins by car. There are both wild areas and swimming beaches equipped with deckchairs, restaurants, bars, etc. Should you prefer the sea-side, you are only an hour from the Tuscan coast, close to such places as Porto Santo Stefano, Orbetello and Capalbio.
There are countless site of cultural interest from Etruscan to Roman to medieval periods. Some of the most beautiful hilltop towns in Italy are to be found around the area.
One hour drive takes you to The Golf Club Le Querce, one of the top Italian golf courses, a few miles from Sutri, a fascinating and ancient country town.
Points of archaeological and cultural interest are all around, starting with Bolsena town itself at 3km.

We are sorry that these guests had such a bad experience at Casa Poiana but we find the one star rating a little harsh to say the least. We can only hope that potential guests give more credence to the other ratings and comments on this page.
We would, however, like to address some of the points we consider to be unfair.
- We have never had any complaints about the mattresses, which are seven years old this year and can hardly be described as antiquated or belonging to another era .The guests announced they would be leaving within 2 days only 20 minutes after arriving in the house and complained about the hardness of the beds after sitting on the edge of one for a few seconds.
- One other person in 10 years has had a problem with the directions to the house so we still consider them adequate and easy to follow.
- We can assure the guest that no subterfuge was intended with the date of the directions email, which we sent 2 weeks before arrival (not a few days before as stated in the review). We consider the fact that the house is in a secluded spot, surrounded by nature, to be an advantage and not something which we would try to hide.
- Casa Poiana is a country property 5 km out of town, so If other potential guests are nervous to be in a secluded country house, we strongly suggest they do not book Casa Poiana. We have now updated the house description to make the secluded nature of the property more evident.
- If guests are uncomfortable with the existence of local wildlife, we suggest they do not come to rural Italy at all. The information in our booklet is meant only to ensure awareness of the existence of these creatures, which are present throughout Italy. Nobody has ever been stung, bitten or otherwise inconvenienced by animals, while staying at Casa Poiana.
- The final stretch of road to the house (500 mtrs) is sometimes bumpy, depending on recent weather and the local authority's maintenance schedule. We have a normal family sedan and have no problems arriving at the house with it. A low slung sports car could have some trouble but a high clearance vehicle is certainly not necessary if you possess average driving skills.
We are very disappointed with this review and do not believe that it gives an accurate representation of the house.
