Baan Leelawadee is a delightful luxury villa with fabulous private pool and jacuzzi in a sought after breezy location on the prestigious Pattaya Hill Village 2 development, an area popular with the local Thais as less busy and less traffic than downtown Pattaya. It is large 560 m2 area in total with 220 m2 inside on a corner position. Only 10 minutes away from central Pattaya with its great shopping malls, famous nightlife, street markets, golf courses and beautiful beaches. It can comfortably take 8 guests with one king and 3 queen sized luxury pocket-spring beds and duck/down feather pillows.

The villa has been completely refurbished and renovated throughout. The spacious 9m x 9m living room has high vaulted ceilings which creates an open and airy feel. The huge European style 8m kitchen is fully equipped with plenty of utensils, a large fridge/freezer, gas hob cooker, oven, rice cooker, toaster, cappuccino coffee machine, microwave, washing machine, waste disposal unit and a built-in safe.

The villa has 4 large double bedrooms each with a luxurious pocket-sprung mattress, feather pillows, wardrobe, bedside tables with light and mirror. There are 2 internal bathrooms each with a toilet, shower and new black granite tops. The master bedroom has a 55" Samsung 4k QLED Smart TV with Netflix and an en-suite walk-in shower and a large bath. All rooms are equipped with very quiet air conditioning units and silent low-energy ceiling fans to ensure a good night’s sleep. The living room has a 65” Samsung 4K Smart TV with cable TV, Netflix and 250 meg fibre internet WiFi. The lounge has a large 3-seater couch with 2 single matching armchairs and a marble coffee table. The dining room has a large dining table and 6 chairs.

For your protection all windows have sliding mosquito nets and there are CCTV security cameras on the outside only.

Outside is the fabulous private pool and Jacuzzi (size 13m x 8m) with a toilet and shower. Around the pool is a tropical garden that has a mixture of mature plants, palms, flowers and trees. The outside dining area has 8 chairs and table with relaxing loungers by the pool. It offers plenty of shaded seating with a wall-fan and outside spot lights, perfect for a relaxing evening BBQ. There is lovely tasteful lighting both in and around the pool and gardens. There is a carport for off-road parking and plenty of space on the private road outside the gate.

On the compound there is also a larger 20m swimming pool with 24×7 gated security and night patrols. The estate is located just off a main road which has plenty of good restaurants and fine bars including a fine Irish Pub, mini markets, fresh food markets, a German bakery, ATMs, shops, hairdresser and massage spas all just a few minutes walk from the villa.

A new indoor shopping mall has opened in 2017 just a 5 minutes walk that has a quality Topps supermarket with a European bakery, fresh fish, hot food takeaway and home delivery. Walking Street, Jomtien beach and all the main tourist attractions are just 10-15 mins away.

I have been renting Villa Baan Leelawadee out since a major refurbishment in 2017 and addition of the lovely new salt-water pool and jacuzzi. The vast majority of our guests love the villa and we have many repeat guests and great reviews.

How do damage deposits work?

If Peter (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
