This beautifull modern 3 bedroom apartment is situated in a cypriot residential area in the heart of Larnaca Town. occupying a great position for exploring locally or as a base for travelling further afield.. The property is new and has been finished to an extremely high standard.. The wraparound balcony makes it a splendid entertaining area, outside dining and relaxation. The property has been tastefully furnished to a very high standard with a spacious fully fitted kitchen with all essential electrical appliances. The spacious comfortable living area is open plan with very large leather sofas and solid wood furnishings. There are three spacious bedrooms, fully airconditioned, of which the master bedroom has its own ensuite and balcony. The other two bedrooms are served with good size family bathroom and a wc/basin for guest.
Local amenities, supermarkets, branded shops, chemists, cafes, restaurants are within a few minute walking distance and for those that have children, the local Mcdonalds is just a walk away.
Within 5 minutes drive is the famous sandy beach called 'Phinikoudes', lined with palm trees on the famous promenade with its fancy cafes and restaurants.

A professional HAIRDRYER, TONGS, PLAYSTAION 2 with games, IPODPLAYER are supplied plus a personal MOBILE PHONE to use in the apartment. The tv has local CYPRIOT channels and NILE SAT which broadcast American/English movies and programs. The patio area is also equipped with table and chairs to facilitate meals or drinks on the balcony.
Please bring your own beach towels as these are not supplied.

Main shops are a few minutes walk away with local high street names such as Marks and Spencers, Mother Care and a large supermarket close by called Ophanides where the locals go to shop. A basic park for children to play is situated by the apartment.
1.The apartment is fully managed by a local property management company. Meet and greet service from the airport to the apartment, welcome packs are avalaible at no extra cost.. Midweek cleaning upon request.
2. Guests are required to vacate the property BY 10AM ON THE DEPARTURE DAY, if late departure is needed please ask but this is not always available . ARRIVAL TIME IS 4PM (.16.00)
BOOKING TERMS & CONDITIONS
1. Contract of hire. Bookings are accepted once payment is received.
2. The person who makes the booking must be 18 years of age or older at the time of the booking and accepts these Terms and Conditions on behalf of all members of the party and is also responsible for all payments due from the party.
3. The rental includes costs of electricity, water, and airconditioning.
4. The hirer is responsible for taking reasonable care of the property and its contents, any
damage will have to be paid for by the hirer.
5. Only the persons accompanying the named guest on the booking may occupy the
property ,all persons names and ages will need to be listed .
6. The apartment must be left as it was an arrival. ie cooker cleaned, cutlery etc all put
away and all rubbish removed to the outside main bins.
7. The hirer and the party should be fully insured to cover against personal accident, and

LARNACA CITY is known to be the oldest city in Cyprus, with evidence of habitation up to 6000 years ago. Modern Larnaca, like other Cypriot coastal towns, is divided into an older city center and a modern city centre surrounded by hotels and restaurants along the beaches.

In the winter there is a short period when snow falls in Troodos, enough for a winter ski! (approx 1 hrs drive)
LIMASSOL--- KOURION, a Greco-Roman AMPHITHEATRE, the most famous ancient attraction and KOLOSSI CASTLE
PAPHOS --- TOMBS OF THE KINGS, and THE BIRTHPLACE OF APHRODITE (1 1/2 hrs aprox drive)
The Larnaca Town / Larnaca Town Centre area
Larnaca has much to offer, both as a gateway to the rest of Cyprus and in itself. The city is full of historical buildings, churches, and several fascinating museums, one of which houses an impressive collection of finds covering 9000 years of the islands history. The archaeological sites and its six museums are in the center of the city within walking distance
The advantages of Larnaca as a tourist resort are numerous. The town is large enough to give everything one may need but still is not overcrowded especially at its beautiful beaches which extend for 25 kilometers, the most famous being PHINIKOUDES beach, known for its warm, clean sand and safe water, accredited with Blue Flag status, located along the palm-lined seafront promenade, makes it a short walk from facilities and the marina .The name 'Phinikoudes' comes from the Greek name for small palm trees, the palm trees were planted in1922 and have now become very large in contrast to its name . McKENZIE Beach is another popular choice for beach lovers. Its stunning clean, white sand and clear, warm water makes it popular all year round. McKenzie Beach is a little way along the coast from Larnaca town but is still close to facilities such as cafes, restaurants, hotels and shops. McKenzie Beach also has Blue Flag status and host plenty of fish taverns. The varied culture of Larnaca can be seen through the festivals and cultural events that take place throughout the year organized by the town's Municipality almost daily, these include:--
•Arts festivals, including summer music and performing arts that attract both national and international performers.
•Religious events, in particular events to celebrate the beginning and end of Lent.
•General festivals, including Europe Day in May.
The nearby marina is a favourite haunt for a friendly community of local yacht owners as well as yachtsmen from all over the world. Summer sports, sea activities and cruises are readily available.
The shops are well stocked, medical care is excellent, its cinemas are screening films simultaneously with the cinemas of Europe and the USA.
Restaurants, taverns, cafeterias and bars is of a great variety. The Cyprus "meze" is the food specialty of the town. While you are visiting Larnaca's bars and clubs, take the chance to sample traditional drinks such as Keo (beer), Commandaria (a local sweet wine) and Zivania, known as "the firewater of Cyprus
Night life is interesting and security in the streets unsurpassed.
PLACES OF INTEREST TO VISIT IN LARNACA TOWN;-
THE CHURCH of ST.. LAZAR;US (Ayios Lazaros Sq), an Orthodox church dating to the 9th century, is reputedly built around the tomb of the biblical Lazarus, brother of Mary.
THE LARNACA SALT LAKE is to the west of town near the airport. In winter (November to March), flocks of pink flamingos can be seen here.
THE HALA SULTAN TEKKE MOSQUE is perched by the side of the Salt Lake. The tomb of Umm Haram, the foster mother of Mohammed, is said to be here.
THE ZENOBIA WRECK is another main reason to come to Larnaca (watch video www.cydive.com), a ro-ro ferry that sunk in 1980 on her maiden voyage only a few hundred meters from the harbor due to a fault in the ballast computer. Fully laded with trucks and their cargo, the ship now lies on its side at a depth of 42 meters, with the top of the wreck at 18m and thus easily accessible even to PADI Advanced Open Water divers. If your flight comes in right, you can even see the shadow of the wreck as you land at Larnaca airport!

Larnaca's International Airport is the largest in Cyprus and is well served by carriers including charter and low-cost airlines. As such it is often possible to find cheap flights to Larnaca. I stayed at this apartment in Oct 2011, This is a very clean apartment and decorated to a high standard. The location is quite yet only a few minutes drive to the main town of larnarca. You have all the facilitys you require from a washing machine to a playstation.
The main bedroom has an ensuit and i must say the beds are suprisingly very comftable. The bathroom has a nice sized bath tub and good to relax after a long day at the beach.
With your own parking space I would recommend a car as you have lots to see and do. With the beach and all the restaurants and bars just a few minutes drive away .
I must say if you want a high class apartment without the high class price stay here you wont be dissapointed.
