We're tucked away in the Quaint Lakeside Hamlet of Wolfeboro Falls, the oldest summer resort in America! Your screen door is unlocked and your Cottage keys will be on the counter waiting for you… so put your car keys away and wander out for a stroll along the lakes, trails, museums, dining, & shopping. If you prefer, borrow one of our free Bikes or Kayaks and explore the ancient canals, old mill waterfalls, or the misty shoreline at your pace… it’s all just a short walk, pedal, or paddle distance to Wolfeboro Harbor from here with its ice cream parlors, small boutique stores, waterfront, playgrounds, fishing, park activities, free basketball & tennis courts, pubs and mild nightlife. Wolfeboro has a great schedule of free events, (craft shows, carnivals, movies and concerts in the park, sidewalk days, boat building, fishing derbies, fairs, book signings, antique boat shows and races, canoeing, kayaking and sailing races, etc.). Indulge in a simple fireside chat with a glass of wine or a good book on your porch or explore additional Power Boats, Water toys or Lake & Mountain Excursions just a few minutes’ walk away. Our guests often say the most relaxing part of their trip has been that they never had to turn the ignition key until the end of their stay. Each Cottage has Heat/AC and Ceiling Fans, as well as new appliances and very well stocked kitchens to dramatically reduce food costs. They also each have their own private picnic table, charcoal grill, Adirondack chairs, and courtyard. There is also a brand new hospital, grocery stores, Laundromat, drug stores and many other conveniences to service your needs nearly next door. In addition to this, all the mountain and seaport activities and attractions of New England are within an hour’s drive, Boston 2 hours.

WATER ACCESS: We are roughly 1000 feet from Back Bay of Wolfeboro Harbor and surrounded by lakes, but we are not directly on the water. Fishermen and our boaters love the fact that there are 3 free boat launches and boat rentals to get onto these lakes just a short distance (5 minutes) from this spot and space for you to keep your boat here or down by the water or even at the town docks for free. There are also 3 free broad sand public beaches within 5 minutes of this location. People who visit our area consistently comment on the cleanliness of these beaches, clarity of the water and family friendly environment of Lake Wentworth and Lake Winnipesaukee.

Group gatherings are some of our MOST satisfied customers because of the fact that people can be together but not on top of one another. They create an intimate "neighborhood" visiting each other’s "homes" and taking walks to various activities around town, to the waterfalls, the lakes, beaches or fall events around town. Sitting in one of our bench swings, lounging in hammocks or gathering in the Adirondacks by an evening fire are great community and relationship builders. We can host up to 40 people at a time…

Our Story

Wendy and I became the proud owners of The Cottages in the fall of 2008. Longtime residents in the area, we knew that under the worn exterior was the jewel we remembered. The Berry Cottages were opened around 1946 to welcome returning GIs and their families for inexpensive and active vacations. The individual cottages offered privacy, space for socializing and active children, and kitchen facilities to control dining expenses. Their location encouraged guests to explore and enjoy outdoor and downtown activities.

As chain motels became the norm in the late 1970’s, many similar communities died out, but luckily, the Cottages survived. Wendy and I discovered sound foundations and good construction. The original cottages’ assets remain - privacy, space, and kitchen facilities. Quite honestly, the location has only gotten better. We had a ton of fun updating, painting and redecorating.
