What a view! The Clealings is quite literally in the middle of a field! Located off a country lane, the property enjoys open views from all rooms across huge gardens and fields beyond which wrap around this predominantly single storey holiday cottage. Inside the owners (who also own the very popular and successful Home Farm down the road/across the fields!) have created a contemporary and sleek home with large rooms throughout making it perfect for families and groups alike who fancy kicking back and having a good break.

For the competitive there is a pool table in the annex plus an extra huge TV if you find the competition too hot to handle. Either way, it gives the parents a break! As you'd expect you'll be inundated with wildlife - owls, pheasants, deer, muntjak plus a host of rare birds. A great choice.

Living Room, wonderfully spacious and with ample seating plus warming wood burning stove, large flatscreen TV with Freeview and DVD player. There is an additional, separate seating area also. Doors to gardens

Kitchen, very well equipped and presented to a high standard leading to the dining area. The kitchen includes an induction hob with Bosch double oven and grill, dishwasher, washing machine and tumble dryer plus large fridge freezer. The dining table comfortable seats up to 10 people.

The bedrooms are located at the other end of the long hallway, with two bedrooms upstairs.

Annex / Playroom

The Annex is located about 10 yards from the main house and includes multiple sofas, a pool table plus wall mounted TV with Freeview and DVD player.

Gardens

The property is surrounded by huge open gardens with flank the lane and surrounding fields. The area is mainly laid to lawn and ideal for ball games etc, plus there are many trees.There are multiple seating areas, as well as climbing frame. The gardens are not overlooked at all.

*Extra Beds available at £50 extra each, per week or per weekend.

Ducklington, which is the nearest village to The Clealings and roughly 1 mile away, is large working village situated on the edge of the large and bustling market town of Witney. There are two local pubs in the village, The Bell and The Strickland Arms. The village of Aston is approx 2 miles away and also has a pub, plus the excellent Aston Pottery which is a great place for a coffee, taking the kids to for some pottery painting or buying some good quality local produce.

There are many other villages nearby which have some good options (The Black Horse in Standlake dates back to 1672) and the famous Trout at Tadpole Bridge are both worth a visit. Witney has a very large range of shops and supermarkets and some great pubs to both drink and eat in.

Burford, which is approximately 6 miles away, offers a classic Cotswold experience and as it is described as the Gateway to the Cotswolds, thereafter there are many Cotswolds villages to enjoy beyond. Oxford is approx 20 mins drive away and certainly worth a visit.

The Market town of Witney in the Oxfordshire Cotswold is on the River Windrush. The Oxfordshire Cotswolds town of Witney found fame and fortune during the medieval wool trade years and right up to 2002 there was one mill in Witney still producing the famous "Witney blankets". The West Oxfordshire town was first recorded in AD969 and may have got its name from the Saxon King's Council known as the Witan, which met here.
