36 High Street is a period property with three good sized bedrooms, a pretty enclosed courtyard garden and a bright modern kitchen with dining table. It is a charming property with lots of original features and a great layout stemming from its heritage of originally being two cottages. It is a fantastic family home with special touches designed to make younger guests feel welcome. It is situated in the heart of Wells on the old High Street and just five minutes walk from the Quay, the Buttlands with both The Crown Hotel & The Globe for delicious food and the convenience store for all your essential supplies.


Ground Floor

Enter through the back door from the Courtyard garden onto;

Sitting Room: A bright room with original beams in the ceiling and into the room, there are windows to the front and the rear of the property and the staircase winds up from the corner of the room. There are two comfortable sofas and two armchairs, a TV with Freeview, the woodburning stove to warm your toes on cooler evenings and dresser with lots of books and games to keep everyone occupied.

Kitchen Diner: Through a door from the sitting room and down a few steps is the kitchen. With windows to the front and side of the property it is a bright room with a lovely modern fitted kitchen and large pine dining table with chairs for six. The kitchen is very well equipped with an integral gas hob with oven and grill beneath, a dishwasher, microwave, kettle, toaster and under counter fridge with freezer compartment. There is everything you will need for a fantastic family holiday, including plastic cutlery for very little ones and in the outhouse is a tripp trapp high chair (great for toddlers).

First Floor

The stairs lead off from the sitting room and are a very wide spiral up to the first floor. Please note that the depth of the steps is uneven in both height and width, so care should be taken on them and they may not be suitable for the less able.

Master Bedroom: With windows to the front of the property, the room has a double bed, bedside tables with lamps, a large traditional wardrobe.

En-Suite Shower Room: Off the master bedroom, with an electric shower, WC and small wash hand basin.

Double or Twin Bedroom: Round the corner and down a couple of steps is the double bedroom with windows to the side and front of the property. A good sized room with two 2ft 6in single beds that can be made up as king size bed if required (as pictured), bedside table and lamp, chest of drawers with mirror over and chair.

Family Bathroom: Adjacent to the master bedroom is the family bathroom. With a window to the rear of the property there is a bath, WC and wash hand basin.

Children's Twin Bedroom: Up a couple of steps from the upstairs corridor is the twin bedroom. There are windows out to the side and rear of the property and a small children's chest of drawers. This room is equipped for children with black out curtains to ensure that younger guests have a sound nights sleep.

Outside: To the rear of the cottage is a pretty walled courtyard garden, with a table and two chairs and borders filled with shrubs and flowers. There is a small outhouse where you will find the washing machine, tripp trapp high chair, other chairs for the garden and buckets and spades for those important trips to the beach. There is a shared driveway to the side of the cottage which guests can use to load and unload. Free parking can be found on the Buttlands just a few minutes walk away or there is the main pay and display car park about 7 minutes walk away (you can purchase a weekly permit for this).

Wells-next-the-sea is a charming, traditional seaside town with sandy beaches protected by a pinewood forest. A visit to Wells wouldn't be complete without trying your luck at a spot of crabbing on the quayside, or simply relaxing and watching the world go by whilst sampling the best in local fish and chip cuisine. Bicycle hire is available on the quayside. Great local pubs include The Crown Inn, The Globe and The Victoria at Holkham.
