Our spacious three bedroom cottage has a large garden opposite a national nature reserve on the borders of Cambridgeshire, Northants and Lincolnshire. It offers a relaxing countryside experience.

The property offers versatile holiday accommodation for a couple looking to get away from it all or large family group seeking to be together all under one roof. We only accept six guests maximum sleeping in beds and one baby in a travel cot.

There is plenty of off road parking for several cars and the cottage is all on one level so perfect for guests with mobility problems.

The cottage is dog friendly with lots of hard floors inside including original parquet floors and huge amounts of enclosed space outside as well as the many woodlands walks on the doorstep. Our dog policy asks you not to leave your pet alone in the property and we make a charge of £25 to bring your pet.

There is plenty of space to roam around inside and out to find a quiet spot to relax, read a book from our small library, play a game or two from our selection or watch the wildlife in the garden or fields next door offering fascinating free entertainment.

Fields and woodlands surround the property and the area provides a haven for nature lovers. You will regularly see the large local herd of wild deer wandering around, rabbits, hares, foxes, bats, red kites and butterflies. In season there are owls and cuckoos to be heard. Several local nature reserves are nearby.

The property has a spacious lounge with plenty of comfortable seating and a 50" flat screen Smart TV. The lounge leads into the large south facing conservatory which overlooks the fields and woodland beyond providing spectacular views. There are three good sized bedrooms with plenty of storage and white linen included together with extra bedding for the cooler nights. Central heating and a newly installed log burner ensure you are warm and cosy whatever the weather.

The large kitchen/diner is fully equipped with electric hob and oven, fridge, small freezer and microwave along with essential cooking utensils and crockery. Please note, however, there is no dishwasher. There is a table for informal dining whilst the separate additional dining room offers formal dining with all the trimmings provided.

The spacious bathroom benefits from a walk in power shower with towels available on request for a small charge.

The large private garden offers several south facing sun terraces equipped with garden furniture and BBQ for al fresco dining when the weather is warm. The garden is well tended with flower borders, mature trees and tubs set within the extensive lawn.

Free wifi is available throughout the property.

Whilst you may be in a get away location you will not go hungry. The village of Kings Cliffe, which is two miles away, offers a well stocked convenience store, fresh fruit and veg shop, a fast food take away selling pizza, chips, kebabs and Indian curries, weekly mobile fish and chip van and bakery offering artizan bread all ideal if you wish to eat in. At the brewery you can purchase the beer and there is the village pub serving drinks and hot meals.

There is a pizza delivery/collection outlet only 300m from the cottage and all the big supermarkets will deliver.

There are also lots of other villages within easy driving distance all with pubs and restaurants serving delicious meals and drinks.

The property offers an ideal base to explore the local area - historic Stamford with its boutique shops, City of Peterborough for some retail therapy, Rutland Water with lots of watersports, the small market towns of Oakham, Uppingham and Oundle, Ferry Meadows Country Park, Tissington Lakes and Cambridge.

The location is ideal for the outdoor life and sport enthusiasts with walking and cycling on the doorstep - these days the country lanes are filled with lots of cyclists. Cycle hire is available in Kings Cliffe. Nearby sporting facilities include golf, horse riding, fishing, water sports and sailing. In summer Rutland Water offers an aquapark and beach. Peterborough Lido offers outdoor swimming May to September and is one of the best examples of these open air pools built in the 1930s. If offer three open air pools catering for very young children to adults surrounded by grassland with play and food facilities on site.

We know the area very well and can offer suggestions of things to do and see locally. There are also leaflets in the property.

Getting around

As the property is in the heart of the countryside to travel around the area you will probably need a car. However, if you bring your bikes you can cycle along the many country lanes and nearby bridleway or simply go walking in the nearby woods. A Call Connect bus can be ordered to come and pick you up and take you to the nearby towns if needed. Local buses run several times a day from Wansford to Stamford and Peterborough. There is a local bus to Oundle once a week from Kings Cliffe.
