It is a new stone built villa, using the Istrian building materials typical of old Istrian farmhouses and located in a small hamlet a few kilometres out of Visnjan and around and around 15 kilometres from the coastal town of Porec. A well stocked wine cellar is open to the guests (wine charged extra), and a gym and sauna are not just good to use, but fabulously designed. The villa is surrounded by vineyards, olive groves and oak woods. It is 15 minutes drive from the sea and lively coastal towns, but provides tranquillity and relaxation for the guests. It is a wonderful place all year round, as it has under floor heating. You will be in heaven if you visit in October and November for truffle festivals, wild mushroom dishes, wine making and olive picking. Or in the spring for wild asparagus picking. You are in the heart of the gourmet region of Croatia!

Ground floor

The wow factor of this villa is its double height sitting room tiled with top quality terracotta floor tiles. The walls are made of beautifully shaped stones or rendered and painted in subtle wash of Mediterranean colours. The sitting room is furnished with tasteful sofas. An open fireplace of large stone slabs and thick oak wood is the best example of what was usually found in Istrian old homes. This room provides the satellite TV/DVD player and a Bose sound system. The kitchen continues the terracotta and white scheme, with a charming herring bone pattern of terracotta bricks on the floor. It is fully equipped with Miele electrical goods, a fridge, several freezers, double oven, dishwasher, coffee maker, kettle and toaster. Numerous kitchen units, dressers and kitchen cupboards in white classic style provide masses of storage. A large French door opens out onto a covered outdoor dining terrace. On the ground floor there is also a double bedroom with en-suite bath with rain shower and a television.

A ground floor utility room contains a sink, a washing machine, tumble drier, ironing board and a steam iron.

First floor

On the first floor are two large en-suite bedrooms Each bedroom is accessed by its own staircase from the ground floor and is completely private. The master bedroom has a king size bed, an en-suite bathroom with a Jacuzzi bath, a satellite TV and an exit to a terrace with great views of the vineyards. The second bedroom has a double bed, TV, and its own balcony with lovely sea views.

Basement

This villa has more than one wow factor, and the basement with its fabulous rain shower, a sauna and a Turkish bath with its own rest room, plus an elegant wine cellar which can serve as an additional reception room, is a stunning space.

Visnjan is a quiet town about 13km inland from the coastal town of Porec but boing on higher ground has panoramic views to the sea. The community has a history extending to ancient times and the local churches have some interesting 16th century frescoes. Local restaurants make the most of the excellent local wines and the produce from the region.

Visnjan is well placed to explore both the interior of Istria and the coastal towns.
