Villa Caçador is located in close proximity to the world famous marina and championship golf courses of Vilamoura offering you the ultimate in exclusive retreats on the sun drenched Algarve. The Villa itself overlooks one of the Algarve's finest golf courses, The Pinhal Golf Course. Providing a total of 8 double bedrooms, all of which are en-suite, split over 2 levels (plus basement level) allowing 16 people to be accommodated comfortably.

“Great pool but needs major improvements”
We were met by Alan at the villa. My immediate thought was that the drive way was a mess. Large parts of the drive had been completely uplifted by the roots of the trees around the property. I complained immediately to Alan about the condition of the drive but he said that most people tend to park on the road in front of the property. Unfortunately the roads were undergoing improvement which made it difficult to park both hire cars. Upon entering the villa, again my immediate thought was very dark and it smelt very musty. Alan then spent about 10-15 minutes explaining to my husband and I how the alarm system worked. He could not express enough the need to use the alarm not only when we leave the property but also when we went to bed due to the high levels of burglaries. He said that they had had a massive issue the summer before with what he called opportunists. He explained that all the windows had been dead bolted because of the problem. I had had a look round the property before Alan left and informed him that the hand rail leading up the roof top terrace was coming completely off the wall and was extremely dangerous as we had a lot of young children with us. He said he wasn’t aware of this. The property used to be 2 separate villas which has been made into one. Hence the reason for it having 2 very small kitchens one was the main kitchen and the other just had 2 fridges in for drinks. The kitchen was usable but in the need of an update. As for the rest of the property we opened the 3 kitchen doors which had bars on the outstide and the big patio doors to get a draft through and freshen up the property but didn’t feel safe opening any of the other down stairs windows. One of the downstairs windows was cracked and taped up with cellar tape, another bedroom had no curtains up and another had no wardrobes just a metal hanging tail. Their was mold in the bathrooms and showers, we had a shower downstairs that didn’t work, shower heads that wouldn’t stay up shower doors that were broken and wouldn’t close. All the way through the villa was broken, cracked and loose tiles which concerned us with having small children walking on them bare foot and an 11 month old crawling on them. A lot of lights were either broken or didn’t have any light bulbs in. Only 2 out of the 6 light bulbs in the main sitting area worked, given the villa is so dark the lights were needed. All the furniture was shabby and in a bad state of repair. The walls leading up to my bedroom had lots of holes in which had been filled with white filler and just left, it looked an absolute mess. The tiles outside around the ping pong table were badly broken and sticking up and again were very dangerous. The children were making a den one morning with their teddies under a high shelf next to the telly some wires were hanging loose and my son got an electric shock. We found a debit card from a previous guest under one for the beds which made us look under all the beds only to find dust and in one bedroom a whole row of tiles missing. The best part of the whole villa is the size and layout which does work and the pool area is the star of the whole place. Unfortunately the villa itself needs major major improvements. I have posted some pictures unfortunately it would only allow me to post 10.
Owner's reply: Dear guest, thank you for your comments, I would like to take this opportunity to respond now that I have received feedback from our management company. Driveway – works are planned to improve the driveway Security – I am pleased that Alan took the time to fully explain the available security measures that we have in place for guests. This included showing the safe, how the window & door locks work and explaining the protocols in the event of the alarm going off. Alan always points out that the alarm can be used in certain areas even when the villa is occupied and that it makes sense to use the system, it is there to be used. Alan did not state that there had been a high level of burglaries, because there haven’t been. He mentioned that opportunists had been known to operate in the area and that a neighbouring villa had several security breaches the previous Summer, which is why he explained the need to use the deadbolts we’ve had fitted. The security measures in place are working well because they act as a deterrent and I’m unsure how this could be a negative. Hand rail – this has now been resolved. At the time you stated that the children would not be going onto the roof terrace so to leave the handrail as it was. Kitchens – there are plans of the villa within the advertised photos which highlight the two kitchens and actually states on the photo that one kitchen is only suitable for storage, therefore, this is as advertised. The bars on the doors are again an appropriate security measure and there is no reason why anyone should not feel safe opening the windows. Cracked window – this is planned to be replaced. Bedroom with no curtains - one of the blinds in this bedroom is not working and a replacement cord is to be fitted which is why it has been removed for the meantime. The shutters give adequate shading for night time and keeping the light out until this is repaired. Bedroom with no wardrobe – yes one of the 8 bedrooms is too small for wardrobes so a hanging rail is provided for guest convenience. Bathrooms – our management team was unaware of the issues you have mentioned as all bathrooms undergo an arrival pre-check, however, they are looking into these now. Tiles - we do have a problem with lifting tiles in certain areas of the villa, as is the case with most properties due to the humidity. The tiles are check regularly for any areas that may be unsafe and replaced immediately. Lights – all bulbs are checked and replaced periodically. Furniture – you have stated that "all the furniture was shabby and in a bad state of repair." This is simply not the case. Wall damage - this damage is as a result of some repair work carried our recently, we are allowing the repair work to settle to ensure it is fully resolved and we will then carry out the final finishes. Loose cables – unfortunately a previous guest must have untied these as they were tied up with cable ties, this has now been re-tied and will be checked regularly. Cleaning – check-in is usually 4pm as per our terms & conditions, however, you arrived late morning and the previous guests departed at 10am on your arrival date so it was all a bit of a rush getting prepared for you. We like to give guests as much flexibility as possible so we are happy for guests to arrive early if it suits them, however this may mean that on these occasions the cleaning would not be perfect. Road works – I am advised that you were particularly aggressive towards Alan about not being informed about the Council works in the road, unfortunately we were not given prior warning by the Council therefore this situation was out of our control. The villa does not need “major major improvements” as you have stated, it is maintained to a good standard and a lot of the issues you mention were very minor and could have been dealt with immediately had you brought them to Alan’s attention. Alan makes himself very available to guests and is extremely helpful. I’m sorry that the quality of the property did not meet your expectations, and that you were not willing to mention your issues during your stay, however, the price you paid for the villa equates to £28 per person / per night and this is very good value for the standard of the property.
