Campolungo is the perfect home from home in a traditional Tuscan hilltop farmhouse. A perfect property for a family gathering or a group of friends looking to spend quality time together in a hilltop retreat.

The property offers the perfect opportunity to come together as a group but also offers its guests a unique opportunity for private space as the villa has been divided into three separate apartments each with its own entrance, bathroom and kitchen space. During our high season the whole villa must be booked as one property however in out middle to low seasons it is possible to book a smaller portion of the villa.

Campolungo has been sympathetically restored and offers peace and tranquility within a beautiful landscape of olive groves and pine covered hills.

The villa is situated in the hills above the pretty Medieval village of Vicopisano close to Pisa, Lucca and Florence and offers the perfect base for exploring Tuscany.

Campolungo is full of character and is typical of a countryside Tuscan property and retains original features such as beamed ceilings, an open fireplace and terracotta tiled pavements.

This is the ideal place to escape from the stresses of modern life and in addition it is the perfect sanctuary for nature lovers. Here you will hear nothing more than the sound of the birds and for those who enjoy the countryside you will discover many hidden lanes and trails which wind down to a Medieval village.

For those who just want to just relax and do nothing but maybe read a book the private pool with terrace is the ideal location

This is the largest apartment and sleeps 5 – 7 guests. The apartment is situated on the upper ground floor level. This apartment is the hub of the home where the whole party can come together for social gatherings.

Part of the same space as the kitchen/dining area. There is an open fireplace, and bench style seating and a small wicker table with chairs ideal as a games table or children’s dining space


Access to the apartment is via a ramped pavement plus 2 low steps to enter the door

APPARTAMENTO GELSOMINO is situated on the first floor and sleeps 4 - 5. The apartment has great views over the Medieval village of Vicopisano and over the pool

The open plan area has an equipped kitchen – Gas hob 4 rings, oven and fridge.

Dining table and 4 chairs. There is a small lounge area with sofa bed, coffee table and TV.

The farmhouse is surrounded by olives trees, terraced gardens and pine forest hills. There is a large outdoor terrace with table and seating immediately in front of Appartamento le Rose and an area for the BBQ. In addition there is a small hideaway terrace on the first floor overlooking the pool and a large pool terrace with a shaded area for refreshments or dining al fresco.

Access is via a 2 kilometer non surfaced road which winds up to the farmhouse; ideally a four wheel drive vehicle should be chosen especially if visiting during the winter months however a regular vehicle is able to navigate the track.

There is enough parking for 3 – 4 vehicles


All of the apartments have mosquito screens on every window.

A bread making machine is provided - so as guests may have fresh bread every morning.

The villa is surrounded by olive trees which produce a quality extra virgin olive oil - which you can taste & buy

Tuscany is the perfect destination for food and wine lovers. The small villages offer authentic Tuscan cuisine where you can dine al fresco in a typically local trattoria or osteria.

Tuscany is also a region of artisans and it is possible to visit small workshops and and buy local products such as ceramics, olive oil, cheese, truffles and indulge in a morning or afternoon of wine tasting.

Tuscany can be visited at any time of year and has a typical Mediterranean climate with warm summers and mild winters.

Autumn and Spring are ideal for those wishing to see the sights and explore the history and culture of the region.

Summer visitors will witness the sunflower fields and have the chance to eat al- fresco and dance under the stars at one of the many summer festivals.

Tuscany can also be a wonderful region to visit in the winter especially around Christmas time. The Christmas markets line the streets of the local villages and towns. In addition there are no queues to visit the monuments and galleries.


Pisa is just a 30 minute drive from your villa. Famous for it's Leaning Tower and close to the sea. Pisa is a must see city to include in your tour of Tuscany.

The city has a rich culture which is evident from its monuments, museums and galleries.

Apart from history art and architecture Pisa offers the visitor a lively shopping district situated within the cobbled lanes of the Medieval centre.

The city can be explored easily by foot and all of our guests will receive a self guided walking tour to discover this lovely city beyond the leaning tower!

Many of our guests are surprised to here that we are not to far from the coast. Here you will discover both organized and free beaches, long sandy beaches and small pebbly bays. The area in summer has a vibrant nightlife with lots of seafood restaurants.

The newly opened Marina is the perfect place for an evening stroll and an aperitivo or two!


Vicopisano is just a 5- 10 minute drive away or discover the village by taking a a charming walk through the pine forests. Ancient tracks pass by your villa and wind their way down to the centre of the village.

To visit the historic centre of Vicopisano is like stepping back in time, with its Medieval Towers, cobbled pathways and hidden lanes.

Vicopisano is a place where you will witness a more authentic Tuscany. This is a place to sip a cappuccino with the locals and watch the world go by.

The village comes alive in the summer months with various festivals, usually themed around food and wine. Apart from the festivals there are 2 restaurants in the village, 2 traditional bars and a lively wine bar.

The village is dominated by a huge Medieval watch tower which is part of the fortress designed by the Renaissance engineer Fillipo Brunelleschi. The fortress is now open to the public and for a small fee you can have a private tour of this fascinating Medieval building.


Although your villa has its address in Vicopisano the nearest amenities such as food supplies, bar, and bank etc...Can all be found in the small village of San Giovanni Alla Vena which is just a 5 minute drive from your villa. There is one restaurant and a take- away pizzeria in the village.

LUCCA the Medieval walled city and Puccini's birthplace is just a 30 minute drive away.

FLORENCE with its famous monuments and museums can be reached in 45 minute train journey or by driving.


Many of our guests also visit Leonardo da Vinci's birthplace - Vinci, Volterra, San Gimignano and the famous Chianti region during their stay.
