Spacious cottage on one level with 2 bedrooms - one double and one bedroom with bunk beds. The shower room is fitted to a very high standard. The living/dining room has comfortable sofa and chairs as well as a dining area and there is a modern well equipped kitchen with washing machine, microwave etc.

The cottage is situated by the village green. The local shop is 100 yards away as is the popular hotel restaurant.
Semi - detached - the neighbours are the owners! All on one level once up the front steps but accessible without steps by coming in through the garden. There is a garden shed which is useful for storing your bikes. The garden is colourful and landscaped - a haven for birds. There is a patio with garden furniture - ideal for al fresco meals.
The Fife region
Fife - formerly a Kingdom - has many historic attractions. St Andrews with its cathedral, castle and university buildings, Dunfermline Abbey, Culross and several National Trust Properties- Falkland Palace, Kellie Castle and more.
Famous for its golf courses - St Andrews is the Home of Golf - there are about 40 golf courses to play.
The quaint fishing villages of Fife each have their own character. Anstruther has Britain's best fish and chip restaurant and the boat for the bird reserve , May Island, leaves from here.
Walkers will love the Fife Coastal Path - the entire length of the coast of Fife.
Upper Largo is a convenient base for sightseeing. St Andrews is 10 miles away and has a huge number of attractions. Edinburgh, Perth, Stirling and Dundee are all within an hours drive. The fishing villages of the Fife coast are nearby (max 30 minutes).
Paradise for golfers, there are lovely beaches, walks, water sports, tennis courts and fun places to visit for all the family. Or just relax in the secluded, sheltered garden at the cottage!
There are several National Trust and Woodland Trust properties and RSPB's Loch Leven reserve . Lots of good walks and a good climb up Largo Law (950 feet).

"Lovely cottage, great location - thoroughly recommended"
We had a fantastic week staying at Holly Tree Cottage with our two daughters aged 7 and 9. The cottage is just lovely as are the owners. We made our booking on the strength of other reviews as we knew nothing about the area and we were not disappointed. The weather was fairly good so we had lots of trips to the beach, but we also visited St Andrews and several of the pretty fishing villages in the area. Muddy Boots play centre was a huge hit with the girls - especially the giant bouncy pillow and grass sledging which we all tried. Do I have any reservations in thoroughly recommending a holiday at Holly Tree Cottage? Only that the next time I try to book it you may have already booked the week I want!

"Oooh how loverly!"
What a lovely little place. And not so little at that. We really enjoyed our week in this cottage over New Years Eve - Hogmonay and would certainly recommend it to anyone wanting a relaxing, clean, delightful stay in a quaint little village in Scotland. We were looking for a quiet way to spend a week before a large tour around Europe and hit on lucky when we found Holly Tree Cottage. We spent a lot of our time travelling to St Andrews, Edinburgh and Loch Lomond and thoroughly appreciated the journey to and from in every direction. The hosts are fabulously warm and inviting and although they are next door, you are left to enjoy this comfortable home and sweet little garden just like it was your own. In fact, that was one of the things we liked best. Whilst it is a holiday cottage, this space is full of all the little things you may need, and not stripped bare from one guest to the next. There was kitchen foil, salt and pepper, cooking oil - even sticky tape which we randomly needed to use and found.

"An Absolute Gem"
Would I recommend this holiday home to anyone? Yes, I would. Would I book this house again? Yes, I would. What can I say? Well, actually a lot. It was located in Upper Largo on the east coast of Scotland, not an area we were familiar with at all. My husband was doing a cycle race at end of our stay, so we booked this house as it looked lovely and wasn't too far from places we wanted to see. The location is so quiet and peaceful (nice when you're from an area with a lot of houses and kids), so felt really rested when leaving. I thought our kids, aged 8 and 12, might be bored - far from it. It was so easy to get to places like St. Andrews (ice cream to die for and lovely sights/walk around town), Loch Leven, Edinburgh, Cupar (where we went to the Scottish Deer Centre and Fife Animal Park). Well worth a visit, even in the rain, is Cairn Fruit Farm. The kids adored it and we had a lovely time in the cafe watching the rain pour down. The owners of the house were so friendly and easy to get in touch with in the lead up to the holiday, that it was a breeze compared to some places we've visited in the past. Well worth bearing in mind if you're looking for a location that suits all ages.

"Delightful, modern and well equipped cottage with lovely owners"
Aug 2011 was our 4th visit to Holly Tree Cottage. It is a lovely peaceful location conveniently located to visit St Andrews, Cupar and the rest of Fife plus only about 40 minutes away from Edinburgh. The cottage, having only been fully refurbished a few years ago, is very well equipped and comfortable, has a modern kitchen with every utensil you could wish for. It also has a lovely private garden to the rear which our 3 children have enjoyed, their ages having ranged from 1 year to 7 years, during the years that we have stayed there. The garden gets plenty of sunshine too. Anne and Eldon who own the cottage live just next door and they provide an excellent welcome, so are on hand should there ever be any problems (we never had a single one). Upper Largo has a few shops such a newsagent, but Sainsburys can be found at nearby Leven, and Morrisons on the outskirts of St Andrews. There is a extensive information at the cottage relating to nearby attractions and restaurant/eating places, etc. We look forward to staying at Holly Tree Cottage on our next visit to Scotland.
