Description

Luxury one double bed, self-catering cottage ideal for two. A romantic rural retreat only one mile from Lyme Regis town and the Jurassic coast. Walk to local pub 10 mins, 5 min drive to Lyme Regis town or leave the car behind and follow lovely riverside walk to the town and beach (20 minutes).

A refurbished stable block over two floors: original stone walls with oak beams and contemporary interior. Downstairs: kitchen / living room - fully equipped modern kitchen & dishwasher etc, table, large sofa, chairs, TV with DVDs and iPhone charger/radio. Gas CH.

Upstairs: double bedroom with luxury cotton sheets and towels (please bring your own beach towels). En suite bathroom with walk in waterfall shower.

If you're visiting River Cottage HQ at Musbury we are 10 mins drive away and 12 mins to River Cottage Canteen in Axminster town.

Short breaks autumn/winter/spring: high summer weekly stays SAT to SAT. - unless last minute availability.

Little Roost lies at one end of historic, former coaching house, The Roost, situated on an idyllic country road near the River Lim. Private parking and roof terrace garden. Great any time of year for a relaxing break or cosy, autumn/winter escape offering best of both country and coastal walks with stunning local scenery.

Set in an Area of Outstanding Natural Beauty, Little Roost is on the East Devon / Dorset border. Ten minute walk to the village shop and Talbot Arms pub via ancient woodland footpath full of bluebells and wild garlic in spring. From just outside The Roost you can take the East Devon Way footpath following the river right down to the beach with numerous friendly cafes, gourmet restaurants and the famous Cobb. A paradise for walkers, country and nature lovers: easy access to local country trails and coastal walks.

Welcome starter provisions: Six fresh farm eggs, bread, tea, coffee, milk, Dorset biscuits, local apple juice and fresh flowers. Full WIFI available

Private parking in car port adjoining cottage. Leave the car behind and relax.

Nearest train station Axminster (Exeter - London Waterloo SW trains). Taxi (12 mins) or bus from Axminster station.

Ideal spot for touring East Devon , Dorset and Somerset. Exeter is 45 mins away, Honiton 30 mins, Bridport 20 mins Trains from Axminster station (12 mins drive). Exeter - London SW Trains Local buses in peak times to Weymouth, Dorchester, Bridport, West Bay Or just take a relaxing walk into Lyme to enjoy all the lovely, local delights

Arrival time from 3pm onwards and check out by 11am day of departure. Collect your key from owner, Rose, next door at The Roost (far end of building). If owner is not able to be there she will arrange for you to collect key from safe place nearby. Please contact Rose to let her know your approx arrival time. Local information file can be found inside Little Roost along with lots of tourist leaflets. Rose knows the area well so feel free to ask any questions.

We want you to enjoy your stay and have a great time. Please note that Little Roost is not suitable for house parties. There's one double bed so ideally suited for two or one person. Additional cost £10 per night for extra mattress e.g. older child, by prior arrangement only (please email to check). Babes in arms welcome - bring your own travel cot & bedding.
Sorry, NO DOGS we have cat and chickens roaming next door.

“Beautiful cottage”

We had great relaxing week in this beautiful cottage set in a lovely area,there is a great riverside walk down to Lyme Regis,rosemary is a lovely friendly host and would love to stay there again sometime.

“Perfect stay”

Had an amazing stay. The cottage is immaculate, very cosy and had everything you would need. Love the spiral staircase. Rosemary was a fabulous owner and has lots of useful information about the local area. Looking forward to returning.

“River cottage wedding”

Little Roost is ideal if you are visiting River cottage HQ as we did Nice and cosy and quiet but for the hooting of an owl by night What sets it apart though is the welcome you get from Rosemary who clearly cares about her guests with thoughtful touches like provisions and wine Would we go again? For sure!!

“Romantic and beautiful!”

Lovely, characterful cottage for two, with thoughtful touches by owner - fresh flowers, welcome food and wine, and a candle and matches which made dinner very romantic. Short, walk through woods to local pub (great carvery), or another walk by river to Lyme. We thought the location was excellent. Lyme is just charming, coffee at the Town Mill or sitting along the seafront, or walking round the fascinating museum. We will definitely return, a truly special holiday!

“Magical”

Little Roost is in a perfect location - very rural with a half hour river walk, beginning right next to the cottage, through beautiful countryside to reach Lyme Regis. The cottage is cosy, a mixture of rustic and modern, very tastefully furnished and decorated with everything you would need for a holiday stay. We very much appreciated the 'welcome pack' - tea, coffee, milk, wine, biscuits, freshly baked bread and freshly laid eggs and a beautiful vase full of freshly picked wild flowers (much nicer than bought ones). We loved our stay and hopefully will be back. Thank you ❤️

How do damage deposits work?

If Rosemary (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
