Newly built 5 bedroom, aircon villa, sleeps 10, with spectacular views over Unawatuna bay. 50ft infinity pool. 4 staff. All meals at cost. 10 minutes walk to beach or free daily tuk tuk. 4G wifi with up to 5Gbs/day usage included, Satellite TV, books and games.

Situated just 10 minutes walk from the beach, down a path and steps past a temple (or about 15 minutes walk by the road), the villa is located at the edge of a small village community at the top of a steep and bumpy hill. You can dip in and out of the shops, restaurants and nightlife of Unawatuna as you wish, while enjoying a quieter and more authentic experience of Sri Lanka than in resort accommodation. We also offer a free daily tuk tuk down to Unawatuna or to the beach at Mihiripenna.

Our villa manager, Upul, speaks excellent English. He will arrange everything for you and will prepare all your meals and shop for you as required. All dietary requirements and preferences can be catered for. Meals are not included in the rental price, but the only additional cost is for the ingredients and transport, so you can eat what you like. The kitchen is modern and well equipped, but please note that the villa is not configured for self catering. Guests are, however, welcome to bring their own alcohol and drinks.

Enter the front porch, kick off your flipflops and enjoy the feel of the cool polished cement floors underfoot. Through the central living room, you emerge onto a large wooden railed veranda and outdoor dining area, with plenty of seating for 10 people to dine, relax and enjoy the view.

Down the granite steps you reach the grassy terrace, where the water sparkles invitingly on the pale green slates lining the 50ft infinity pool. The entrance to the pool has wide, shallow steps, perfect for parents to play with toddlers, or to sit and enjoy a drink. The infinity end reaches 6ft deep, but is furnished with narrow steps where you can stand to gaze at the scene below. Eagles can sometimes be seen both overhead and swooping down below the pool. There are both sunny and shady areas and plenty of comfortable sunbeds and a hammock around the pool.

Furnished with an eclectic mix of antique and modern furniture and artefacts the villa highlights natural finish teak woodwork, custom made teak, jakwood and painted furniture, handloom fabrics from Vyanni of Unawatuna and original artwork by artists from all over Sri Lanka.

The villa has 5 bedrooms, all with aircon, ceiling fans, four poster beds, mosquito nets, lockable wardrobes with plenty of hanging space, small fridge, safe, tea and coffee making facilities and ensuites with walk-in rainshowers and toiletries. All ensuites have non-slip slate floors. Apart from the Cinnamon room, which is located on the ground floor at the front of the house, all rooms enjoy a large balcony or veranda with ocean and pool view.

Wheelchair access is possible to the ground floor. The cardamom and cinnamon rooms, lounge, kitchen, dining and veranda area are on a single level and the pool area is linked to the main house by a grassed, sloping path as well as steps. Further details are available on enquiry.

A maximum of 2 children using cot beds or sharing a bed with parents may stay free of charge. A child using a separate bed is classed as a guest. We have 2 cot beds, 2 baby feeding chairs and a playpen.

Smokers are welcome, but outdoors only, please.

Airport transfers, local transport and all sightseeing requirements can be arranged on request.

The lounge has a 47inch HD TV, with a 120 channel satellite package. There is 4G wifi with up to 5Gbs/day of usage included. All guests will receive a fact sheet of information about the area, with sightseeing and activity suggestions, prior to their visit.

For the rest of the time you will be in the capable hands of Upul & Piumi, who can arrange anything and everything to make your stay enjoyable. How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You’ll need to contact Ken (the owner) to do this. Send them a message in Manage your holiday booking or through the contact form on this page.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Ken (the owner) a message.

If Ken (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
