“Nice property - poorly managed.”

Our stay at Mulino Cintoia was one of mixed emotions. The location was excellent and the useable space both outside and in was perfect for our group of 8. However, there were a number of issues encountered that meant we were left far from happy on a departure. On the day of our arrival at the property we were asked by Emma's Villas to send a message to the owner, informing her about what time we expected to get to the house on Saturday night. This message was sent prior to the flight taking off from the UK. When we arrived at the house at around 2000 no one was there to greet us and, since it was getting late, we called the owner to confirm whether she was close by. After we received no answer, multiple texts were sent to try and ascertain what time she would be arriving. None of these messages were replied to so we decided to contact Emma's Villas to see if we could rectify the situation. Eventually, after we were given the security code for the front door by the agents, we got into the property at 2130 – though there was still no sign of the owner. After entering the property we received a text from her stating she would see us the next day to go over a few things concerning the property itself but with no explanation as to why she couldn’t come over at this time. Wanting to get sorted as soon as possible, we began unpacking our bags and prepared to get some rest. However, we were then faced with the first major problem experienced during our stay when we attempted to use the water. There was absolutely no pressure in any room meaning water was unable to flow – toilets, sinks, showers and baths were unusable. We tried to contact the owner once more by message and she told us that she might have forgotten to turn the water on. She was not forthcoming in anyway to fix this and she ended the message stating that she would be over in the morning to sort out the problem. This left eight people with no means to wash, no way to use the bathroom and no water to drink from 2130 on Saturday to 0900 on Sunday. This problem alone is completely unacceptable and the owner should have come over that night to rectify the issue, or at the very least informed us how to sort the water pressure ourselves. As we continued to unpack we were made aware of two more issues with the property. The villa had obviously not been cleaned for a number of weeks as there were cobwebs everywhere. These were not just behind hard to reach areas like furniture but also along stairways, meaning we had to remove them prior to proceeding upstairs. Furthermore, when entering the bedrooms it was noticeably warmer than downstairs. This was to be expected due to the nature of the house and we were initially not too concerned given we were expecting fans in each room as stated on the website. On closer inspection however only two rooms had fans and only one of these worked. I again messaged the owner and her direction was to open the doors as it would let air flow through. Once more, this response was unacceptable given we were now effectively left without water and without a proper means to keep cool. We spent our first night in the property in a less than ideal way. The owner arrived the next morning at around 0840 to sort out the water issue. To say she was eager to get out of the property was an understatement and she left at 0850 after flicking on a switch in the pool area to turn on the water – something we could have easily done ourselves if told about it the night before. She also quickly went over where the fuses were, where the hot water was and how to turn on the coffee machine. We handed over the security deposit of six hundred Euros and she told us she would be back to following day. I again asked about the fans for the bedrooms and she said they were not needed due to the cool weather – it was thirty four degrees Celsius that day. After she left, and hoping that the issues experienced would end there, we began the day relaxing by the pool area. Unfortunately, two more issues were soon noticed that should have been sorted prior to our arrival. Firstly, the table-tennis table which, again, was stated on the website as an amenity, had been broken and there had been no attempt to fix it. Secondly, the colour and cleanliness of the swimming pool was rather questionable, given that it was bright green. It had clearly not been cleaned thoroughly in weeks and was a stark contrast to the clear blue shown on the Emma's Villas website. The remainder of the holiday stayed event free until the day prior to check out on the 9th September. At mid day I messaged the owner asking what time she would be over on Saturday to check over the property and to return the security deposit. She asked what time we would like to leave and I replied with 1100. I did not receive anything in return at this point but knew she had seen the message. I presumed she was content with this arrangement and that she would be over in the morning. The next day we cleaned the villa and waited for the owner to arrive. At 1050 I received a message from her saying that she would be unable to come over to Mulino Cintoia to hand over the money, and that we could stay till the late afternoon before leaving the property as she had no other guests planned. At this point I knew something wrong – she knew exactly when to send the message after finding out that our group wanted to leave at 1100, believing we would not have any time to sort out the situation before vacating the house. I messaged her back stating we required her to come over before we left as we needed the cash from the deposit to pay for the rental car fuel and for lunch. We received no reply so I attempted to call her. She rejected our call twice before we decided to call Emma's Villas to help solve the situation. I explained our position, and that we were expecting her to come to the villa to give our security deposit back. The agent confirmed that this should be the case and that we could remain at the property for the time being until they have spoken to the owner. After around one hour we were told by the advisor at Emma's Villas that the owner would not be able to come over and that we had two options – either to collect the cash from the nearest branch or to receive a BACS transfer. Given the fact that the office was over one hour thirty mins away, BACS transfer was the only viable option. We agreed that, so long as Emma's Villas sorted out the transfer fees, this would be acceptable. We left the property around 1230. The fact that we spent the last day of our holiday sorting out this complicated issue meant we effectively lost the majority of Saturday – something that we cannot get back. All in all, the manner in which the owner handled our stay was totally deplorable. To say that the service she provided was below average would be an understatement. She not only managed to avoid paying back our deposit in cash but failed to provide basic needs at the start of our stay. The agents at Emmas Villas were very helpful throughout however, and I would stress that the problems lay solely with the owner.
