Description

The arched barn is an attractive stone and brick building which formed part of the early 19th Century farm building complex on the site. This farm complex is important because it is a good example of a planned “model” farm, probably from the turn of the 19th Century. The Duke of Grafton was prominent in the agricultural improvement movement and examples of Grafton estate farmsteads may be of national importance. The form of the Arch Barn is of particular interest because it is a rare surviving example of an arcaded cart house with granary over. This form is specifically mentioned in the relevant literature as being an innovative building type associated with the Grafton Estate.

Rats Retreat has been sympathetically converted to retain many of its historic features, while at the same time giving downstairs a modern open plan living, dining and kitchen space, upstairs the hallway leads into a family bathroom with overhead shower, two twin bedrooms and a double room with

Outside there is a shared garden where you can enjoy the afternoon and evening sunshine looking over the pond and down into Tove Valley.

Tove Valley Cottages are a stunning selection of eleven self-catering holiday cottages, situated just outside Towcester at Heathencote in the beautiful South Northamptonshire countryside, this former Victorian model farm has been sympathetically converted into three 1 bedroom cottages, three 2 bedroom cottages, three 3 bedroom cottages and two 4 bedroom cottages capable of sleeping 8.If you would like to consider staying in this cottage for five nights or more, then we do have price reductions in place that we cannot implement on this website, please feel free to enquire.All the cottages are fitted with the latest low energy appliances to help keep our carbon footprint to a minimum. Where possible we have retained many original features and use reclaimed materials to provide an authentic feel, the limestone used has been quarried off the farm and each stone cut and shaped using hand tools and a small hydraulic stone chopper.With easy access to the A5, M1 and M40 this location is ideal for exploring the surrounding area. Milton Keynes and Northampton are only 20 minutes away, Banbury 30 minutes, Oxford, Stratford upon Avon and the Cotswolds all within an hour, you won't need to travel this far if you didn't want to though. There is literature provided with an abundance of things to do and see in the surrounding area. If you just wanted some time to enjoy this peaceful location then we offer free unlimited internet access, bluetooth media music system and a small welcome pack on your arrival. Bed linen and towels are provided, cots and high chairs available on request. We have permitted 3 of the properties to be pet friendly, for further information, please enquire and ask to view the conditions prior to booking.The cottages have courtyards available to them, which include seating areas and barbecue facilities, brick paved paths lead to the cottage doors, off white stone patio and lawn areas. To the front of the cottages is a large pond with a grass perimeter and a small paddock that houses an abundance of wildlife.At the farm house 2 miles away there's a tennis court which can be made available for hire, though prior arrangements will have to be made. The farm has a number of large pools and the River Tove meandering through it, fishing permits and starter fishing kits can be purchased if you would like to use this facility, rod licenses can be obtained online, we can help you with this if necessary. The farm has a network of public footpaths and the rural location offers some wonderfully scenic cycle routes.Towcester Racecourse is half a mile away, Whittlebury Park Golf and Country Club is just 4 miles away and Silverstone Race Circuit is 6 miles.

From discovering small animals at Rockery Farm in Stoke Bruene and visiting the canal museum to marvelling at the safari park at Woburn and Woburn Abbey, or the secrets of the Enigma machine at Bletchley park to the tales of old at Warwick Castle, from Sulgrave Manor, the ancestral home of George Washington, the beautiful gardens of Castle Ashby, Althorp House and Blenheim Palace, to tree top walks at Salcey Forest, theme park at Gulliver's Land, M.K Snowdome or tank driving at Tank-a-Lot, are just some of activities the area has on offer. Literature is provided of many more things available in the area.

“Outstanding cottage and development.”

Stayed three nights, 18th-21st November with our adult children and partner. Had a great time. The cottage, layout, quality of finish, equipment, location and comfort made our little break into a lovely occasion. We have already booked to return to Pheasants Roost for Christmas. Highly recommended.
