Description

950 square feet double wide manufactured home w/ 2 bedrooms and a den that can also be used as a bedroom. Very comfortable! Flat Screen TV. Proximal to Colorado River. So quiet! Water view from front porch and Master Bedroom(only). Desert eternity!

Disclaimer-A photo of the front and back of all of the IDs of all occupants at the time of booking is required. No 3rd party bookings. If anyone who shows up does not match up with their ID, the entire party will be turned away without a refund.

Currently, we have two furnished rooms with beds that each accommodate 2 people. However, we have a 3rd room that is empty or has some recliners in it. You can move the futon couch/bed in it there and use it as a bedroom, but please put the futon back in the living room when you leave. We have space in the living room, so if you can bring your own cot, air mattress or a camping mattress the space can accommodate up to 8 people. Just know that the space currently accommodates 6 unless you bring your own "bed" and bedding.

Very inexpensive, but fairly large sunny space. The property is located on Kayenta Drive, Topock Arizona. It is on the West end of the town about 1/4 mile from the Topock marsh. It is a 2 bedroom 2 bath home with an office area that can be used as a bedroom. The master bedroom has a walk in closet and bath in the room. The other bedroom has a closet that is 2 feet deep and about 6 feet long. The furniture is old, but new carpeting was recently installed, and the beds are comfortable. The kitchen floor is a linoleum tile and is a bit curled up in the washer- dryer area. It also has a dishwasher in the kitchen.

Right now there is a double bed that sleeps 2 in the master bedroom, and a futon that sleeps 2 in the den. The other bedroom is not furnished. However, if you want to bring more people you are welcome to bring a blow up bed and more cots if you need them.

If you look on goggle(spelled intentionally wrong) earth you can see the property from the birds eye view, it is the property on the Northwest corner of Kayenta and Alturas. Goggle(spelled intentionally wrong) earth shows it across the street from the house. There is a patio that runs along the west side of the house and you can see it in the picture. It runs along the full length of the front of the house. Temperatures are very hot in the summer but quite comfortable in the winter in the seventies and higher.

The space has central air/heat and ceiling fans in both bedrooms. There is also an extra window a/c. Hopefully, you will be on the river or lake and will not have to worry about that, but it is very hot on there feet on the really hot day. We will consider pets, but there is a pet fee. Pls let us know how many pets you want to bring, and the breed. We would also like to see a photo of your animal companion(s).

*I no longer require a security deposit. I now require my guests to purchase a low cost(less that $100) property damage protection plan. You pay the insurance company directly and if you want to book, I will give you the information you need. There is no deductible with this insurance and if something gets damaged you do not have to be afraid to tell me. :) We will just make a claim. :)

Disclaimer I require a copy or photo of your ID at the time of booking. You can email it to me. I delete it when you leave, but I delete the email immediately after downloading the ID. You must be the person in the ID when you arrive. if you are not the person on the ID, you will be turned away without refund. Please do not send me an ID that has been altered in anyway or has any part covered.

*I also require all guests to sign a rental contract directly with me. Please ask me about this and I will provide you with a copy of it and the terms we need to agree to before booking. I think you will agree that the contract is fair and reasonable.

Free Parking.

The nearest launch ramp is about 5 miles from the house but it is only a launch ramp, marina, and restaurant. The closest beach is Park Moabi, Pirates Cove in California about 8 miles from the house; it could be a little further. There is also a launch ramp there that one guest told us was better than the Route 66 Marina which is 5 miles away. Park Moabi has some sandy beaches that you can walk to but they are on an inlet off the Colorado River. The nearest shopping is in town, a small store where you can get essentials; they just built a family dollar store in Topock. There are 2 restaurants in Topock plus the marina. There are 2 service stations where you can get fuel and one of them sells liquor. Super markets and retail chains are further away in Mohave valley, Bullhead city or Lake Havasu City.

It is about 36 miles to Laughlin but there are Indian casinos closer. I think it is about 222 miles to the Grand Canyon and about 129 to Hoover Dam and Lake Meade, there natural wonders everywhere in AZ.

Clean and comfortable space near all that the Colorado River and Lake Havasu has to offer. Super quiet, and safe. Owner is really nice and friendly. We will be back. Pet friendly.
