The accommodation is ideal for one couple or a single, and adaptable for a family group. The maximum occupancy is three adults, or two adults with children. Sleeping accommodation comprises one kingsize double bedroom, with two small double sofa beds (recommended one adult per sofa bed for comfort) within the upper floor living area. A travel cot is provided for a baby, however the house is not furnished to be completely toddler-proof.

Back Brae Lodge is an open-plan residence furnished to a high standard. The spacious L-shaped upper floor combines the living area, dining area, kitchen and extra sleeping space. The upper floor space can be blacked out with the curtains and Velux blinds. There is a sliding wooden door partition which can be pulled across to split the room if necessary. This is not a soundproof barrier but does provide some privacy.

The lower floor of Back Brae Lodge is accessible through both the internal staircase and a separate lower entrance from outdoors. It comprises a lobby and drying room, bathroom and double (kingsize) bedroom.

The property is completely non-smoking, however there is an outside decked porch area with table and chairs. There is one short flight of steps up to the lower entrance, another flight to the upper entrance, and an internal staircase between the floors.

The property is heated by electric storage heaters, with additional convector heaters in the lower bedroom and upstairs. There is an under-counter fridge in the kitchen, and a separate small freezer. Hot water is supplied by a timed electric immersion tank. There are fire alarms and extinguishers throughout the house. Downstairs, there is an iron & ironing board, electric tumble dryer, a drying pulley for clothes, towels and linen and a hair dryer. Toilet roll and bathroom & kitchen cleaning materials are provided. There is no additional charge for electricity.

In addition to the main bedroom with kingsize bed, there are two sofa beds (small doubles) on the upper floor. You may use any combination of these spare beds as you require, but please remember that the maximum occupancy of the house is three adults. For comfort, one adult per sofa bed is recommended. There is also a travel cot in the house for babies, with a mattress, though you will need to bring your own sheets for this. A hand towel, face towel and bath towel are provided - bring an extra large bath towel if you prefer to use these.

The kitchen features a breakfast bar and includes a dual oven and grill, ceramic hob, microwave, washing machine, dishwasher and fridge. There is a range of pans & utensils, and tea towels, laundry washing powder and dishwasher tablets are provided. The dining table seats up to six people. There is usually a small supply of tea, coffee and milk in the kitchen for your arrival.

There is a 32" LCD digital television and Roku On Demand TV with free use of Netflix, BBC iPlayer and many other streaming services. NOWTV, Sky Store channels, and Google Play Movies are also provided for an additional charge, or for you to sign in. Freesat satellite TV & digital radio provides live BBC, ITV and Channel 4 broadcast channels, as well as many others, and there is a DVD player with a library of movies to choose from.

There is free Wi-Fi wireless broadband Internet access for your laptop, tablet or mobile phone. Bring your own Ethernet cable to plug into the router port if you prefer. There is no limit on usage. The usual download speed is 6Mbps and upload 0.3Mbps.

All outgoing UK landline calls of up to one hour are FREE from the landline telephone supplied. There is a 1571 answering service on the phone where you can pick up messages. The mobile phone signal in the house is good.

There is a diverse collection of books and maps to borrow, including guides and histories of the local area and Scotland. Your bicycle, canoe, surfboard or similar item can be stored either in the lobby or outdoors, behind the house on the decking. The risk of theft is very low, but remember your own locks if you prefer to secure your belongings outside.

Playing cards & board games on hand include Trivial Pursuit and Scrabble. Artwork in the house is by Shelagh Boyle, Ronnie Leckie, Bryan Evans, Angus Stewart and Norman Wilkinson, with historical maps from the National Library of Scotland.

We regret that dogs or other pets are now strictly not allowed at Back Brae Lodge.

Back Brae Lodge sits by the rock face which surrounds the natural harbour of Tobermory on all sides. There is an outside decked area with table and chairs for your use. Nearest car parking is on Main Street, about 20 metres away.

The Scotland region

The Isle of Mull is the the fourth largest island off the West Coast of Scotland. It has an area of over 300 square miles, and a resident population of around 3,000. That means 10 "Muileachs" per square mile - you often see them roaming over their heathery territories. Ben More is the only Munro on the island (a Scottish mountain over 3,000 feet in height), though there are many other equally attractive but shorter hills.

Tobermory

Much of Mull's population lives in Tobermory, the home to a single malt Scotch whisky distillery, where you can smell the fumes wafting across the Bay. You probably won't bump into anyone from Balamory here, as it was a fictional place created for childrens' television. The coloured houses are real though.

“Absolutely fabulous!”

Had the most amazing few days in Tobermory and the back brae lodge just made it. The house is lovely, cosy, clean, located perfectly and it was a pleasure to stay in. I will definitely be returning in the near future. Kenny was a pleasure to book with and we met the house maid on arrival who was particularly informative and added to our experience and holiday. Tobermory itself is just the perfect shoe box village with plenty of shops, restaurants and bars. The mishnish was great and the food was good too! A visit to Calgary bay is a must regardless of the weather. it was raining, dull and dismal the day we went however the bay, white sand beach and crystal clear blue water did not disappoint - just beautiful! X

Had an absolutely brilliant time staying at Back Brae Lodge last weekend. Exceeded our expectations in every way. Highly recommend it and we will be back! Excellent value for money, spacious yet cosy! Loved the wee welcome pack...that was a nice touch! The Mishnish round the corner is not to be missed either...the food is divine as is the local Ale on tap!
