Sawmill Cottage is a lovely, detached Self Catering Cottage that offers a great base for couples, families or groups of friends.

You enter the property straight into the sunny conservatory which is on the front of cottage with space to store/dry walking boots cycles etc.. There is a spacious family farmhouse style kitchen/diner. This has everything you need for a home-from-home holiday including cooker, fridge freezer, dishwasher, washer/dryer and microwave. Plenty of utensils, pots and pans and crockery are available. Also downstairs there are two bedrooms:

• Bedroom 1 . Double bedroom with views over the rear garden.

• Bedroom 2 . Double bedroom wih views over the rear garden .

• Shower room with shower cubicle wash hand basin and w.c.

On the first floor there is a spacious sunny lounge with open fire and feature fireplace. Additional sleeping for 2 on sofa bed in lounge. Patio doors leading to a balcony with fantastic views over the Simonside Hills. furniture available to enjoy breakfast and a coffee!

• Comfortable Master bedroom with super- king size bed, fitted wardrobes, portable TV and clock radio.

• Family Bathroom with shower over bath wash hand basin and w.c

• Well kept private mature garden with lawn and seating

Linen and Towels

Pillows and duvets are included in the rent. Sheets pillowcases and towels can be supplied for an extra charge of £20 payable in cash to caretaker on arrival when picking up keys to property or customers can bring own if they prefer *

The property has oil fired central heating with an electric heater and portable gas heater in the conservatory. The Living Room has an open fire with feature fireplace and an additional electric fire is available if required.


We are happy to accept one well behaved dog at this property and there is a pet fee payable. Please enquire if you have more than one dog and let us know the breed and we still may accept your booking. Well-behaved pet(s) are welcome subject to an additional cleaning fee of £20.00 per stay.


Private parking for 2 cars . Plenty of additional free of charge on street parking nearby if required.

About The Area

On the edge of the Northumberland National Park and only a short scenic drive away from the medieval market town of Alnwick with its famous Castle and Gardens, Coquetdale is a great base from which to visit the unspoilt countryside and coast of Northumberland.

Nearby the popular village of Rothbury has a challenging 18 hole Golf Course, Leisure Centre with swimming pool and gym, tennis courts, fishing, bike hire and guided walks are available locally. Enjoy visiting the selection of friendly cafes, pubs and restaurants. Visit National Trusts Cragside House on the outskirts of Rothbury with its fascinating history, beautiful lakes and acres of ornamental grounds.

The Northumberland Heritage Coast is within a short drive with its castles, quaint working fishing villages and long stretches of sandy beach. Take a boat trip to Holy Island and or to the Farne Islands to visit the bird and seal colonies from Seahouses.

Holy Island, only reached at low tide, is a very special place with its fascinating history, beautiful village, castle and priory.

Hadrians Wall, a World Heritage site, is within an hours drive and is free to visit.

Beamish Museum, one of the North East's top tourist attractions and a fascinating day out for all the family is within a 2 hour drive. Visit Kielder Water with its boat trips and bike trail. You can even enjoy star gazing at the small observatory in some of the clearest skies in the country.

Northumberland covers over 400 square miles, with the Northumberland National Park being the least populated of England's National Parks, much to the benefit of those visitors seeking peace and solitude.

It's an ideal haven for walkers too, with thousands of paths and tracks weaving their way through beautiful countryside, providing exhilarating fresh air and wide-open spaces for walkers and cyclists alike.

The Heritage Coastline has mile upon mile of sparkling award-winning beaches, rocky coves and picturesque fishing villages. From Berwick-upon-Tweed in the north, to Druridge Bay in the south, there are a huge number of beaches and coastal towns to explore. Popular destinations along the coastline include the horseshoe-shaped sandy beach and dunes at Beadnell Bay, the bustling village of Seahouses, with boat trips from the picturesque harbour, the kipper smokery and coastal path at Craster and the picture postcard village of Alnmouth.

Adding to the area's splendour is the multitude of magnificent castles, the most famous being Alnwick, home to the powerful Percy family and the setting for some of the Harry Potter films. There is also the spectacular, medieval Bamburgh Castle, standing high on its rocky outcrop; the brooding ruins of Dunstanburgh and pretty Warkworth.



Known locally as the Capital of Coquetdale, the traditional Northumbrian village of Rothbury is built on a sandstone hillside. It offers an excellent range of shops, with many art galleries, tea rooms, cafes and pubs. It makes a very convenient base for fishing and for walking into the Northumberland National Park and Simonside, as well as offering less strenuous riverside walks.

Rothbury lies near the centre of rural Northumberland, 12 miles from Alnwick, 15 miles from Morpeth and 29 miles from Newcastle upon Tyne. As such it has been a local centre since the 13th century and at various times had a castle, a market and magistrate's court. Nearby Cragside House and Gardens, home to Lord Armstrong is perhaps the most famous attraction in the area.

Attractions and Things To Do in Rothbury

Exploring the beautiful outdoors is definitely a theme in what there is to do in and around Rothbury. It's perfectly set up for the serious walker with the Northumberland National Park and Simonside on your doorstep. There's also plenty circular walks that have Rothbury as a starting and finishing point. The area is also excellent for the keen sports person with fishing on the River Coquet and also at nearby Fontburn Reservoir. Cragside House and Gardens, the home of Lord Armstrong is just a couple of miles away and makes a fascinating day out for all the family. Other recommended places of interest include Brinkburn Priory and Goats on the Roof.

Restaurants, Pubs and Cafes in Rothbury

Rothbury serves as a hub for the outlying Villages and as such has a good choice of places to eat and drink. You might be surprised to hear that in such a small place not only are there a number of pubs and cafes, but there is also an Italian restaurant and an Indian restaurant! The numerous cafes are extremely popular with the walkers and there is a good choice on offer here as well. There are also a number of country pubs in the Rothbury area that are worth visiting.

Rothbury has an award-winning selection of local, independent shops in which you can buy practically anything from meat to shoes and wine. We have highlighted the best in independent retailers including crafts and gifts, food shops, supermarkets and clothing. There are also a number of art and crafts galleries that celebrate and sell original and local crafts.

Events in Rothbury

Rothbury Music Festival celebrates the popularity of Folk and Traditional music in the area. The Festival takes place in July each year, has been running for over thirty years and now draws musicians from around the country. Rothbury has it's own Highland Pipe Band who always open the proceedings and display their marching and plating skills. The event consumes the whole Village with many performances and ceilidh's across the weekend. Another popular event is the Rothbury and Coquetdale Walking Festival that takes place in June annually. With many walks of differing lengths and difficulty in a period of just over a week there really is something for everybody. Visit their website for more information.


Rothbury Tourist Information Centre (one of the main centre's for the Northumberland National Park) is located in the Coquetdale Centre in the middle of the Village by the Church. Rothbury Community Cinema was set up with the aim to bring interesting and entertaining films to the area on a regular basis without local people having to make a 60 mile round trip to the cinema. There are usually two films shown every month on a Friday evening and entrance is free (however, a small donation is requested for the use of the Jubilee Hall to pay for the heating etc). Check their website for film times. Other amenities include Rothbury Bowling Club, Coquetdale Swimming and Fitness Centre, Rothbury Lawn Tennis Club, Rothbury Football Club and Rothbury Cricket Club.
