Description

A stunning and scenic six bedroom family home tucked away amidst picturesque countryside with an abundance of wildlife and land flanking the river Boyd. Set within five acres of private grounds, these two 16th century mill workers' cottages were united by the current owners to form a magnificent family house; there is also a substantial garden annexe, with bathroom, for a sixth bedroom.

The idyllic position overlooks a weir with the river flowing by and the rural countryside beyond.

The house was used for filming the TV series "Halcyon River Diaries" and "An otter in the family" - the otters and kingfishers are still in residence!

The accommodation, which is arranged over two floors, includes a spacious country kitchen and breakfast room with rows of tall windows overlooking the water. The bespoke Chalon fitted kitchen also boasts an Aga, stainless steel integral appliances and a central breakfast island. A large and handsome dining room with exposed beams is situated adjacent to the kitchen and has a contemporary stove and two sets of patio doors which open out into the garden. A sizeable living room also enjoys views over the garden and river, and benefits from a modern stove fitted into the house's original fireplace. There is a TV room, off from the lounge with a sofa bed and en-suite toilet & sink.

On the first floor is a breathtaking master bedroom suite with a dressing room, and a luxurious en-suite shower & bathroom. There is a double bedroom with en-site bathroom and a further two twin bedrooms, and a single room plus a separate family bathroom and a laundry room.

Surrounding the house are gardens and grounds totalling approximately 5 acres, with a 8 seater hot tub, tennis court & paddock. There is another annex here with table tennis inside and a deck to relax on.

The Falls is about three quarters of a mile outside Bitton, a village lying equidistant between Bath and Bristol. The property lies within the Green Belt, and on the edge of the Cotswold Area of Outstanding Natural Beauty. The village provides amenities including a selection of local shops, a post office and a charming pub. Junction 18 of the M4 Motorway at Tormarton is within 9 miles of the house. London is only 1 1/2 hours drive from here. The city of Bristol is 6 miles to the North West. Bath Spa railway station provides high speed links to London Paddington (90mins approx.), Bristol Temple Meads and the West Country rail network. Connections for these services can be found at nearby Keynsham railway station.

Children and dogs very welcome but as there is open access to the river they must be supervised at all times and we cannot take responsibility for their safety.

The hot tub if required is £75 to cover cleaning costs.
