The Roundhouse is part of the converted farm building at Lower Hearson Farm which is a small family run farm set in fifteen acres of gardens, field and woodland. Whether you want to relax with a book in the gardens surrounding the cottages, watch a DVD, help us feed the animals or just unwind in our rural haven here in North Devon there is something for you at Lower Hearson Farm. Tucked away in the heart of the North Devon countryside in a secluded valley full of wildlife, Lower Hearson Farm is perfect for a relaxing holiday. Our six self catering holiday cottages are surrounded by two acres of gardens making this a safe place for children and a peaceful haven for adults.Guests are very welcome to help us at feeding times for the animals, help to collect the eggs and round up the chickens when it is their bedtime.This cottage is called the Roundhouse because it used to house the turntable that the horses powered to drive the machinery in the adjacent barns. It is perfect for couples, couples with a young child in a cot or can be used as an annexe to The Threshing Barn or other cottages for extended families on holiday. All the self catering accommodation is on the ground floor. You enter the cottage into the comfortable sitting room which has a wood burning stove, 32? Flatscreen digital LCD TV with Freeview, video, DVD player & mini Hi-Fi and free Wi-Fi access.The fully fitted kitchen is to the right of the entrance door with an electric cooker, microwave, fridge freezer and a beautiful solid beech breakfast bar for dining in the kitchen or chatting with the cook over a glass of wine or nibbles. It has one good sized double bedroom with ample room for a cot if needed. A hair dryer is available for use during your holiday. The shower room comprises a wash basin, wc, spa shower, heated towel rail and an electric fan heater. The cottage also has its own washer drying machine to keep up with your laundry while you are on holiday. There is a folder in the cottage full of leaflets giving details of the vast number of sights, attractions and places to visit during your holiday here in North Devon. The cottage also has walking books containing various routes so that you can really explore and enjoy North Devon during your holiday. The cottage is fully centrally heated with the cost of central heating included within the cottage rental. Between the months of September and May central heating is available in the cottage (for heating times see terms and conditions page). Central heating is switched off from the beginning of June to the end of August. The woodburner is always there to provide a warm cosy glow if you need it along with two electric convector heaters which you can place where you want. Electricity is included in the cottage rental.Within the grounds we have an outdoor covered, heated swimming pool (open Easter to end September), a children's play area, sandpit, trampoline badminton net and a games room. Well behaved dogs are also welcome. There is a £15 charge per dog which is payable on arrival. The fabulous golden coasts of Croyde, Putsborough, Woolacombe, Westward Ho! and the well known surfing beach Saunton Sands with its golden dunes are an easy drive from Lower Hearson Farm. There are a number of beaches that have dog friendly areas so that your dog does not have to miss out either. We are also an easy drive from Exmoor.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Graeme (the owner) a message.

If Graeme (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
